I wanted to stay on the upper east side; however, there aren't very many hotels in that area. This is a quiet small hotel in an upscale neighborhood. This hotel is older and, therefore, does miss some of the facilities in a more modern hotel. However, the owners have done a good job of providing nice quality amenities. Stayed here out of convenience and price to be honest. I was in Manhattan attending a birthday celebration during the Fashion Week and 9/11 tenth anniversary weekend...so I wanted to steer clear of my normal hotels in Midtown. I first stayed at the Franklin in the 90s right before I moved to New York City and it glamored me with its charm. Spent a wonderful night in a Petite Queen Room-as other have states it is just that. The room is very small. Having said that.....the beds a absolutely comfortable, the bathroom complete with a tub/rain shower head is absolutely sparkling clean. The Franklin is a very small (50 rooms) European style hotel. It is located on the Upper East Side at 87th Street between Lexington and 3rd. The Franklin is an outstanding boutique hotel. Yes, the rooms are small but if you're in NYC for the rooms, you're not doing it right...I'm just saying. The rooms are very nicely decorated. They have large nice flatscreens, a small closet with full-length mirror, especially nice bedding with an angora throw. The bathroom is the cleanest I've ever seen...literally...ever. And... More

Petit Room size: 10x15 feet!!! No closets or chests to store your clothes...very old carpet that knew better days....sink is outside the tiny ancient bathroom...Very boring location with not great restaurants...the constant noise of the window A/C unit will drive you crazy...tiny dark lobby with 1 lift...my rating is 2 1/2 stars.
