• The heat in the room was insufficient, even when the thermostat was set to its maximum temperature: 86 degrees. • There was no heat at all in the bathroom. • The thermostat has no instructions, hard to understand and was defective. We had to get help at least three times from the receptionist to make it work. • The room was left unlocked by the maid with the door ajar one of the days we were there. • The room is incredibly small, especially for the price we paid. The bed took up almost all the floorspace in the room. • There is no bureau or any place else for clothes except to put them on the windowsill or on a small desk. • There is no closet. The space provided for hanging clothes is totally insufficient for two people. The height of the hanging space is too short for trousers or a sports jacket. • There was no chair in the room. • The safe had no instructions and some of the safe's numerical access pad numbers did not work. • A key to the safe is held by the receptionist at the front desk! This is unacceptable security procedure. • The hot water was dangerously hot and the cold water was not cold enough. • Hand towels were not provided one day. • On a positive note: the linens were nice. The response from the manger was not acceptable.

Hotel's Favorite
This is a fantastic hotel in a great location. Every front desk staff I interacted with were very friendly and helpful. The lobby and rooms are stylishly decorated and well-maintained. The bed was very comfortable, and bed and bath linens are quality. The rooms are small, but nobody should be complaining about it. This is typical for Manhattan hotels unless you are paying upwards of $600/night. I would definitely stay here again.

We were working on the upper East side, so looked for a hotel nearby that was reasonable (for NYC). The reviews were good enough to sway me here, and the raves about customer service are absolutely true. From the lovely person who makes you a cappuccino or latte in the morning to the front desk and cleaning service, everyone is delightful. On my way to dinner, I realized I didn't have my pocketbook. I thought I'd left it in the room, but I was so tired...did I set it down in the lobby? I called the front desk and the concierge offered to go up to the 4th floor and check to see if I left it in my room (I did). I never would've asked someone to do that and couldn't believe she volunteered. So kind & I enjoyed the rest of my evening because I didn't need my wallet. The rooms are clean, nicely decorated, and the beds are very comfortable. There's not much "wiggle room," especially in the bathroom, where the sink alcove is just slightly over shoulder-width. A true NYC experience! It's a very beautifully renovated place and they've used the space as efficiently as possible. It's the staff that really makes the difference though. Kudos to them for caring.

This was the second time we stayed at the Franklin and we will likely go back. We lived in NYC for a long time and the Upper East Side was our neighborhood; if feels like going back home. The rooms are very small, it is NYC after all. But they are comfortable with luxury linens and great shower. The cleaning service is very efficient and rooms are well maintained and very clean. Front desk staff is friendly and professional. They don't have breakfast but have a coffee bar where one can get coffee, latte and cappuccinos. The welcome cookie upon arrival is a nice touch!

This was our first time staying at The Franklin, and we LOVED it!!! The hotel itself is beautiful and just what you would expect from New York City! Quirky, some original details kept from the building (like the incredible 100 year old elevator!!), cozy, and the location is perfect!!! So many shops/ cafes/ restaurants/ museums, etc, all within walking distance! The staff were all very friendly and helpful; Jasmine and Xoshera were absolutely wonderful!!! They made us feel like family; so welcoming, fun, and provided a very high level of customer service! We will absolutely come back to this hotel!! Much love from the Bahamas!!

Had a wonderful stay at The Franklin! Would definitely recommend it for people wanting to visit the Upper East Side, the museums (especially The Met and The Guggenheim), Central Park, and who don’t mind some walking. We took the #6 subway from right around the corner (you can buy a $33 pass for unlimited travel on all of the routes for the entire week) and went everywhere in the city easily from there. Great room that was clean, quiet and modern (in a character building), friendly and helpful staff, and a fantastic breakfast place nearby (Le Pain Quotidien). Enjoyed some great restaurants (try the Pastrami Deli and AOC East) within walking distance. Glad we didn’t stay near Times Square. Would definitely recommend The Franklin for a great place to stay in NYC!

Location, location, location! This small hotel is located on 87th St just east of Lexington Ave. It’s a block from the 4,5,6 subway lines. Everything you need in terms of stores and restaurants is nearby. It’s walking distance to the Metropolitan Museum of Art. The staff is friendly and helpful. I had a “cozy queen” room— really small but fine for a solo traveler (and even two if you don’t mind being close). Nice toiletries, good quality sheets and towels. Housekeeping was great. Furniture was a little worn but certainly ok. Not luxury but a great place to stay if convenience is what you want.

We enjoyed our stay at Voco The Franklin on the Upper East Side and could easily stay there again PROS: Convenient location for visiting Central Park, the Met and the Guggenheim, all an easy walking distance. The staff were friendly and helpful. Cozy and quaint interior design and decor. Slept well in comfortable beds. Quiet location. Lots of dining options within easy walking distance. Free wifi. Good for a long weekend stay. CONS: Very European given the small rooms and toilets. Elevator likewise very small. Do not bring large luggage as you’ll struggle getting them up to the room and then have little room left in the room.

The Pros are the staff that was very nice, the location if you need to be in that neighborhood and the giant TV that has not a great choice of channels. The Cons are the room which for the price that we paid was a true rip off. It was small, nearly tiny with the sink in the room and nearly no room for two people to move around. So avoid this hotel if you are not really getting along. No real bedside table. No fridge. No bureau or any place to unpack your suitcase. Only one elevator so be patient. And when a guest at a floor above does not shut the door, you have to wait for 15 - 20' until the attendant at the front desk has the time to run upstairs to close it. They are plenty of hotels in NYC that offer a lot more for a much better price.

This is a quaint, cute hotel in an amazing location. It has small rooms with neat bathrooms, but it has everything you could need. Very comfortable beds and spotless rooms with copious amount of nice toiletries. Staff were efficient and say yes to the cookie on check in. They are delicious.
