Great location. Didn't know how our hotel stay would be during covid but wanted to visit my son who lives nearby. The checkin was handled swiftly and staff were very friendly. Hand sanitizers were everywhere you needed them-by the elevators, on your way in and out. Coffee machines could be utilized downstairs as well as complimentary grab and go breakfast snacks.You had a choice if you wwanted your room cleaned during your stay or not.I think they did everything to make guests feel safe and cared for.

Fun fun location! There is a parking garage literally attached under hotel you can park all day there for 20 bucks. The lobby is great , there is a bar , beware it says it’s open till 1:00 on a Friday night they close around 10. Drinks are on the pricey side but it’s a hotel. As you exit hotel, also attached is the Japantown mall. Quick walk to Fillmore street, and Lower pacific heights area. Beware of the balcony rooms, if you think you are getting a “balcony” These are literally cat walks. You will not find furniture on the balcony nor can you put any type of chair and sit on his balcony. However big doors open up so you get lots of fresh air and that city feel. Not a lot of hotels offer fresh air, so that s a real plus here.

The room is nice but the space to walk between the bed and desk chair is minuscule. There are only a few tiny drawers for clothes in the desk so you either hang everything (problematic for underwear) or put them on a high shelf or have them strewn about.
There is no door closure between the sink/bathroom area and the bedroom so if you get up at night the light will wake your partner. There’s a separate shower room with only a glass door enclosure so no privacy at all since there is no door for the bathroom.
The breakfast is only a buffet for $21.95 which is steep if all you want is a small continental snack. Coffee in the lobby is pretty expensive $4.50 for a cappuccino. I walked a few blocks and found a better alternative.

I’m on the end so it’s pretty quiet. And the views are great.

On the plus side it’s in a nice area for walking around. There’s a small Japanese food mall attached to the hotel just a few feet outside. The shower is hot and bed is comfortable.

Super cute decor inside, connected to the japantown mall with tons of great food and shops (passage currently closed due to covid but still like a 1 min walk), great restaurants around, felt very safe! Japantown is a great location to see something different and be closer to the Golden gate park, but it is pretty far from the rest of San Francisco with limited public transportation here. We switched to the Kabuki mid trip and thought that was great to see a different side of town. They had individually prepared breakfast baggies available at the front desk, which was awesome for our very early flight. We took the baggies straight to the airport to snack on. Enjoyed the free tea and coffee in the lobby too, and just a beautiful lobby! Very clean & quiet inside the room.

I have been staying at the Kabuki for several years now when in town frequently on business. I had been staying there before the renovation, and during the complete makeover. While I liked it's funky atmosphere before (somewhat dated but comfortable and quiet) it is now much more eclectic and modern. The only drawback is now it's MUCH more crowded and also more expensive because it's such an amazing location now. The lobby bar is incredibly well decorated and interesting with lots of curious objects and books. There is always something new in there every time I visit. The staff is the friendliest and most welcoming of any hotel I've stayed at in San Francisco. Rooms are clean, quiet and very comfortable with giant flat screen displays. I won't stay anywhere else in the entire Bay Area and it's location is actually pretty perfect being central to just about everything.

Had a wonderful stay in a quite part of San Francisco. The hotel is tranquil and well staffed. One of the best we've visited in the Bay area. The central location made it a convenient walk to local restaurants and only a $10-$15 Lyft to all the places we needed. We'll be back!

This is a review for Japanese travelers. We stayed in a room with a king size bed on the 14th floor. Rates is over $300 per night. No bottled water service. No indoor slippers. Bathroom is common in the US and showers are not very comfortable. It's in Japan town so access to it is great, but they don't think about attracting Japanese tourists at all. If I were the owner, I would prepare water bottles and disposable slippers to attract a lot of Japanese tourists because this hotel is in a good location. Also, because there are no other hotels, I will replace the toilet in all guest rooms with a heated bidet seat and replace the shower with a Japanese water-saving type. The replacement cost is only $300 per room. Japanese travelers and businessmen will be delighted just by that exchange. And the hotel can show the guests that this is the Japanese style. They don't know why it's in Japan Town and why it's called Kabuki. Both Japan town and this hotel are hotels that make you feel a little bit of Japanese style for Americans. The front desk is friendly, but they don't provide parking or a map of Japan town stores, and they don't know where if I tell them the name of the Japan town store. Also, they can't speak Japanese at all. They have to prepare at least a map of the surrounding area. It is the minimum service of Japanese hotels and inns. We didn't book breakfast. Because there is free coffee on the 1st floor of the hotel and there is a Japanese bakery in Japan town, so I went to buy curry bread at 10am. But that's a ridiculously high price.

SF had the biggest storm in years the weekend of our stay. Hotel Kabuki’s location made it possible for us to still enjoy our vacation as it’s just steps away from Japan Center and great restaurants. The staff was also very helpful and accommodating of our requests. Having the coffee machine available the whole day was a big plus, and having the sparkling water option was really nice. We stayed at a corner room and even with a rollaway bed was still spacious. Room was clean and beds were comfortable. Housekeeping came without being requested which we really appreciate as other hotels we’ve stayed at during covid don’t even offer that. We’re definitely choosing to stay here again next time we’re in Japantown!

The location was key for our pick, since we wanted to enjoy Japantown, and being able to walk out and have our pick of shops and restaurants either on the street or in the local mall made meals a simple pick - definitely recommend the dango and onigiri stand, and matcha lattes. We also liked that we were able to choose to eat our meals in the lounge, since many places are takeout only and the room only had one chair. The lounges were comfortable and the bar was also a nice option for some nights. We enjoyed the room experience and didn't have any issues since we are a couple and used to Japanese style rooms, although those traveling outside of family understand that there's no bathroom door/separation for toilet/shower. The outdoor street was a little noisy at night but we still slept fine. Probably would've brought our own HDMI cable to use the TV a little better next time, since it didn't connect with our phones. The weather was very pleasant in November and everything we wanted to do - Golden Gate Park for Cal Science Academy and Japanese Garden, Asian Art Museum, Fisherman's Wharf - was a short Uber trip away.

Kabuki’s lobby is gorgeous. It has a beautiful small Japanese garden and is in a good location. The views were beautiful.
As for the rooms, they were really nice. I was a little concerned after reading some of the critical reviews but I don’t think they reflected the property properly. Yes, there is a tiny step- up in the bathroom, but I am recovering from a knee fracture and didn’t find it to be a problem; yes, the shower door is glass, but it doesn’t look towards the room so it wasn’t an issue even staying with my bashful teenage daughter. I agree that the beds are a tad hard (in an authentic Japanese style), so that would be my most important feedback to the hotel: an easy fix would be to add a memory foam mattress top. Although the rooms have floor to ceiling windows, the views are partially blocked by the concrete balcony walls. When they decide to do a major renovation, I would suggest they change the balcony walls for acrylic or glass to take advantage of the great views.
Because I went during COVID, the staff was minimal, there was no concierge, you needed to call to have your room cleaned, no bar. It made the only lady in the front desk to be in a hurry, not impolite, but in a hurry. That being said, they were very accommodating. I had a South facing room and asked for a West facing one to see the sunset and they agreed to change me.
I did not get any occult fees, as others did. The only added fees were SF taxes. I did not get the feeling of a chain hotel except for the staff in a hurry, as I mentioned.
There is a Zipcar parking spot just a block away which was very convenient.
The Ramen place across the street is excellent.
Also, there are no homeless tents in the area, which was info that was difficult to come around before booking.
All in all, this a great hotel with a very good value.
