You get what you pay for at Kauai Kailani. The location is fantastic— beautiful sunrise views from the beach right on the property, plus shops and restaurants conveniently across the street. It's also in Kapaa, making it a short drive to both the North and South Shores.
However, the room itself was a letdown.
It felt old and a bit dingy, with loose fixtures throughout. The TV was awkwardly placed for watching from bed, and the shower head sprayed water everywhere, making a mess each time we used it. Overall, the location is a plus, but the room could definitely use some updates.

Stayed there for 2 days. Newly remodeled and selling units for hotel pool. Nice but no A/C so what is a person suppose to do on a hot humid day????

Based on the reviews, we were nervous about our stay at the Kauai Kailani, but we didn't have a lot of choice when we booked our last-minute trip. We were pleasantly surprised and overall enjoyed our stay. The condo was clean and spacious. Our daughter slept in the den (though there is a space between the ceiling and the wall, so if kids are very sensitive to noise, you may have to put them in the bedroom, which has a door that closes). The fans were sufficient, and we didn't feel like we needed air conditioning. Pay close attention to reviews about the check-in process. We went to the Mokihana down the road (turn where it says Bull Shed), so we didn't have any problems, but I don't understand why they won't put more information about check-in when they send the email confirmation. Beach access was very easy. There's a baby beach right outside the hotel. The condo was centrally located to grocery shopping, restaurants and plenty of tourist attractions. We walked over to Oasis, the restaurant at the hotel next door, which had good food and service. Tiki Tacos down the street was amazing. It would have been nice if the condo came with salt and pepper, just the basic pantry items. We appreciated being equidistant from the north shore and the south shore. Not having laundry was a problem, especially after sandy beach days (and replacing towels costs extra). But, we made it work. Note that the wifi didn't work, but the staff gave us a $100 refund for it. The construction was ongoing as of December 30th, and trucks arrive before sunrise, but it wasn't too much of a bother. Overall, we were happy with our experience, especially for the value.

Before I begin my review, I need to clarify that the Kauai Kailani is a mix of rental by owner, and Castle Resort owned condos. We rented our unit (303) privately but some of the services (linen change -- min 7 night stay, check-in for parking, etc.) are still operated by Castle Resorts. I'm not sure if that's how other owners do it there, but that's how our unit operated.
Also, I need to describe the type of travellers we are...We like to stay in self-service, clean, comfortable places. We spend a large amount of our time outside of our condo/room and because we have children, we appreciate a separate bedroom area where we can put the kids to bed and have time to plan our day/pack lunches/etc. We don't require luxury, high end services, and avoid pretentious resorts. We also like good value!
Our family of 4 stayed at this lovely, recently renovated condo and found it to be perfect in almost every way. The Kauai Kailani is centrally located on Kauai -- right on the highway that runs through Kapaa -- this is a blessing and a curse. The blessing is that groceries (Safeway and Foodland), good eating, and amenities are within a 5-minute walk from the condo. The curse is the Kapaa Krawl (aka traffic) that makes it difficult getting into/out of the complex at certain times of the day. Day trips are a reasonable drive to the North, South, and Canyon areas. Condo 303 has the ultimate location -- amenities near by, yet it has an incredible ocean view -- once you are in the condo, you forget that Safeway is across the street and all that matters is the ocean from the lanai! We drove to Poipu, and I was really glad we didn't stay south :)
The condo itself is nicely appointed with comfortable beds! The master has a king sized bed, the owners have replaced the sofa bed in the den with 2 twin beds. In this unit, there is an open space between the ceiling and wall (ceilings are vaulted) so sound/light do filter into the den.
The living area has two sofas (one a bed) and a chair -- it's a little crammed, but we didn't spend much time there...the lanai had a gorgeous ocean view. We spotted whales almost every day and enjoyed eating breakfast/supper on the lanai. There were 4 deck chairs and a dining table on the lanai as well as an end-table. There is no dining table in the condo -- rather an eating bar with 4 stools.
When there are tradewinds, they do a great job of cooling down the unit -- otherwise, there are fans but no ac. The kitchen was nicely stocked with a good assortment of dishes, storage containers (and ice packs), and pots and pans. The only thing missing is laundry, but the complex may have a facility once the construction is complete. The kids also enjoyed the pool...we never saw anyone else swimming over the week we stayed (most units still under construction). While this is oceanfront -- the beach is not good for swimming. Lydgate park is a short drive and has a protected swim area that is great for kids.
Overall, we were very happy with our stay at in unit 303. The owners were excellent to work with and truly wanted to make sure we had a great stay. I would happily return if I'm ever back in Kauai.

We stayed in Kauai Kailani in November right after the completion of the construction. Maybe it was just timing or great luck but we stayed in the building closest to the ocean. Our unit, 203, had a million dollar view. We were pleasantly surprised as this condo far exceeded our expectations. It was completely renovated with new tile, granite and appeared as a luxury condo with a million dollar view. We enjoyed falling asleep to the sound of the ocean, the crashing of the waves and waking up to some of the most beautiful sunrises we have ever seen. The pool was completely redone and since most of the condos have not been occupied, we enjoyed the luxury of the pool right to ourselves. We raced back every day to enjoy a cold drink on our lanai and to watch some of the best views of Kauai. It is a shame that people posted reviews of an past establishment that no longer exists. Maybe they were protesting the new development because it certainly is one of the best destinations on island.

Too terrible to describe. The hotel itself was off of some dirt road and under construction! Cancel your reservation! It could ruin Hawaii for you. Fortunately, we were only there for one night and checked into our timeshare the next day. Think of your worst slasher movie and that's it -- furniture that's 50 years old, NO phone, cinder block walls, drapes pinned together.i was shocked. Tried to get our money back and couldn't get my calls returned. Cancel, Cancel, Cancel.

After going to Kauai Kailani for many years, we just returned and you cannot imagine our disappointment. I don't know how Castle can even call this a resort. There is construction everywhere. You get to spend your vacation days listening to equipment, hammering, demolition and your nights listening to construction workers (who by the way are staying in the rooms guests are not permitted in) fight, party and drink. Oh boy, just my idea of a paradise get-away.
The housekeeping and front office staff are as good as they have ever been but the manager...let's just say that he doesn't belong on a garbage truck let alone managing in the hospitality industry.
You can count on your reservation not being honored. You can count on the fact you will not get the room(s) you requested and the manager will be completely non-apologetic about it. He doesn't care if you stay or not. He has no clue that a reservation is a contract for services of which, during our two week stay, he was consistently in breach of contract with everyone we talked with trying to stay there.
They had guests show up with confirmed reservations and he had no rooms for them. Can you imagine arriving for your vacation and having no where to stay??? I guess we should be thankful they found a room for us, even though it was not the room we requested, reserved and paid for.
I will never return here or to any Castle Resort, since their choice of managers is indicative of their hospitality industry standards...and they are far short of any where I've ever stayed. A Motel 6 has a better concept of their business than these guys do.

Aloha, I would like to apologize for you not enjoying your stay with us and for the inconveniences of the renovation work going on. I am sorry but I do not remember talking with you but we have had problems accommodating people due to the renovation. Those that we were not able to get a room for here were put in one of our sister properties. We have let arriving guests know that if they do not wish to stay at Kauai Kailani we will try to secure rooms for them else where. I would imagine that I did tell you that there was a change in ownership and the new owners are renovating the property. I have not heard of any of the construction workers having parties on site and have brought this up to the construction company. Once again I do apologize for your not enjoying your stay and I hope you might consider staying with us in the renovated property next year. Mahalo

I booked a reservation through Trip Advisor for this property. Big Mistake. Although they accepted and charged my credit card, Trip Advisor never sent to me proper documentation to confirm. I called Trip Advisor the day before and the day of travel. I was forwarded to some agency called HouseTrip. I forwarded to them the Trip Advisor confirmation only to be told it was not the right format for their reservations. Again and again I called Trip Advisor who told me they could not and would not help me.
So we had no choice but to pay a second time for our vacation. Initially we were put in a room with two twin beds. (we were travelling with my mother in law) it was bug infested with no fans or a/c on a sweltering night. I had paid for an ocean front condo with a den on trip advisor.
Three of us had to take turns sleeping on the beds throughout the extremely hot night. What a terrible vacation compliments of Trip Advisor. They do not have anyone to assist you if you have problems on your vacation.

We stayed at Kauai Kailani for 14 days. Our travel agent booked this resort for us after seeing it was rated a 3 star resort. It looked very nice in pictures online but after entering the condo I new we were not going to be happy here. The bathroom was old and dated, dirt ground into the woodwork and a shower that barely produced water. Small vanity and one little sink. The kitchen was fairly clean and stocked with cooking utensils and the necessities The furniture was filthy and area rug needed cleaning desperately. The sliding door to our lanai was scuffed and had holes in the sliding screen door. No washer/dryer in unit or facility. We even had a nasty cockroach in our bathroom. We asked to change rooms but apparently they had no more available. After a few phone calls to talk to management, they returned our "cleaning fee" of $125, gave us fresh towels and bedding and our first night free. Kauai Kailani you need to live up to your 3 star rating.

I had planned to stay 10 days but had to move. Asked for a fan but there no fans available. It was so hot I could not breath. I stayed 4 days and moved asking for no money back. I should have. I had to take cold showers during the night to survive. OK remodel, and it will be better when they finish building II. I just cannot believe there is no AIR.

It was a Mr. Coffee style. There is also a Starbucks within walking distance. Enjoy!

1. I don't believe a 9 p.m. arrival would be a problem.
2. You check in at the Mokihana two places to the south. The two are under the same ownership.
3. Yes, A/C.
4. Give it a try. We didn't request one, but were glad they gave us one on the ground level.
There are two buildings, one right off the road, then a parking lot and then a second building on the water. Both have swimming pools. We were in the one by the water. Loved it.
