Our December to January stay at the Kappa Sands was an exercise in frustration as the homeowners chose this time to do extensive outside repairs so that we felt we were in a construction zone with drills, saws and hammers going eight hours a day....and during peak season with peak prices...but who do you notify about your concerns??? Nobody, it seems. That goes for bird poop on the pool deck, people vaping and smoking pot in their condos and on the pool deck. Folks throwing a football over the pool and generally ignoring signs about floaters etc. in the pool. How about folks who have a family reunion and run roughshod over the facilities? Then there was Christmas day when a loud alarm rang intermittently for 3 hours in the office storeroom and no one knew who was to turn it off. Inside # 17 which we rented....we were greeted with a dirty toilet and dirt behind the toilet bowl, in the kitchen the dishwasher stank and the filter had not been cleaned (once we cleaned it we found it the dishwasher didn't work), the stove's oven was dirty and elements stuck with gunk, the carpet was filthy and the vacuum full and the rotor clogged with hair, the light over the bed did not work, the screen door hard to move because some rollers were rusty and wouldn’t roll. The kitchen utensils and dishes have been heavily used and have the appearance of having been there for decades. We reported some items (poor housecleaning, old and limited pots and pans, among others) to the rental company rep, who took a cell phone picture of our list and said they would notify housekeeping.....we never had anyone show up to remedy these concerns, except for providing a very expensive casserole-type steel pan. There is obviously nobody in charge of inventory, and with a list of things to check (cleaning supplies, utensils, cleanliness of the facility, etc). #17 is very noisy as it is beside the walkway, pool, parking lot, office, bike path and highway that emergency vehicles use, as well as Lani Kai's parking lot next door. This unit was recently sold and the new owners would not honor a reservation made for next year, yet they show up all smiles to introduce themselves at the door. Well, we're not coming back.

Loving place right on the beach. Full of amenities and easy to get to from airport and located block off the highway and walking distance to many necessities. Perfect for a romantic getaway. Sunrises are amazing from Unit#5. A stay of a lifetime. Will always remember our trip

We traveled in October 2019. We have stayed in Unit 7 of the Kapaa Sands complex numerous times over the years, but this was our first since the property changed its management. As always, we enjoyed the oceanfront views and the ever-present sound of the ocean below. One thing we noticed was that there seems to be less sand along the shore than we had seen during our previous trips. That might be a seasonal thing, but it means that if you want to go swimming you have to walk along or behind the reef about 100 yards to the left before there is a safe entry. It used to be you could swim right out front, but there were more people fishing this trip, which made that problematic (you don't want to get caught in their lines). The other thing we noticed is that the new owner of this unit swapped out the old wooden murphy bed for a new queen size with a metal frame. The problem was that this carried the sound of the ceiling fan from the unit below up through the bed when we were trying to sleep. The units don't have AC, so the fans are necessary. Unfortunately, the sound of the ocean wasn't enough to drown this out, since the metal frame conducted the vibrations so effectively. I tried contacting the owner per the emails we received from the property management company, but didn't get a reply. I'd recommend that the owner get a different bed frame (possibly wood) that provided more sound isolation. Until then, I can't recommend staying in this particular unit, but there are many others in the complex to choose from. Other things to note is that it appears that each unit is managed separately and not all of the units are managed by the same company as far as I could tell. There is no one onsite to report problems to. The location has its pluses and minuses. On the plus side, you are reasonably close to Lihue and about equidistant from Poipu and Hanalei. On the negative side, you will probably be in your car more than you might like. On that note, traffic on Kuhio Highway was worse than I've ever seen it, so if you do stay here, make sure you leave extra time to get anywhere else. If you can stay put, the ocean is beautiful and relaxing to watch. There is a great bakery in the Kinipopo Shopping Center which is within easy walking distance to get your morning coffee and pastries.

We stayed in #14 for two weeks in March 2019. The unit had a king size bed in it with a memory foam topper which was nice but really didn’t fit the bed well, it awkwardly hung over the sides. The appliances are outdated but sufficient for our use. I really liked having a code for the front door so we didn’t have to worry about a key. The grounds were beautifully kept with a lot of tropical plants. The pool area with bbqs was a nice plus. We saw turtles in the surf every day and had some whale sightings. There were surfers out front almost every day too. We would definitely stay there again. Loved it!!

We were in Unit 4, downstairs oceanfront studio. The unit is a bit old fashioned but had everything we needed: fridge, oven, kitchen supplies, and even some beach supplies. Everything was clean and comfortable. And the view was great—we really enjoyed sleeping to the sound of the waves. The beach next to the building actually has a shallow, relatively protected area with quite a few fish! One drawback is that you could hear the upstairs neighbors walking around or taking the stairs, but that wasn't too much of a concern. At rush hour the Kapaa traffic is pretty bad (and the contraflow super confusing) but if you avoid traveling at that time the rest of the island is relatively easily accessible (~30 min south shore, ~75 min west shore, ~60 min north shore). This is a great option if you don't care for any resort amenities (we don't). We would love to stay here again.
