I have stayed at Kingsmill multiple times over the last 15 years. This has been a place that my husband and I go to for a weekend getaway. We have enjoyed our spa experiences as well as the James Landing Restaurant (that is no longer open to the public). It was always an expensive weekend- but it was worth it to us to be in a pretty place with nice services. This year I took my daughter for her birthday. She has always heard my high praises of it and I was excited to show it to her. We went for facials first- and was surprised at the uncleanliness of the the changing/bathroom area. None of the lockers were working- most with paper signs on them about being out of order. I had to take my purse with me to the facial room. Next was our room which had a layer of dust and an overall musty and outdated feel.

We enjoyed our 3 days stay at the resort. We had a great waterfront view! I will be back for golf! Our room had a fireplace, and we used it, it was 9 out! It is a well spread out property and I wouldn’t recommend the higher floors if you aren’t in the best of shape. The restaurants were clear on what was opened/closed. Menus were short and sweet.

Spent a weekend at the “resort” for a family event. The room was shabby and in need of a major facelift , the walls were thin and the room was noisy. The carpet was filthy and the shampoo and soap dispensers were empty. This room was not cheap and for the price we expected much more.

Booked on line based on reviews and pictures. Arrived room they sent us to was drab, dated and musty. Asked for some help to something that matched there marketing representation. They only offered $50.00 night upgrade to waterfront room with great view but was worn looking. The younger staff members were friendly, the older ones not so. Seem like the veterans didn't like the job or the service profession. Very cold feel from the staff generally. Difficult to get coffee replenish. Often getting too few Keurig cups even after telling need four. No room cleaning offered during our four night stay. It cost 25.00/cleaning. They do offer clean towels and trash takeout if you call ahead 24 hours. Generally they were hesitant to offer generous allotment of towels/coffee. Only really great thing about this place was the view from our upgraded room. The feeling we got was it was a typical bait and switch marketing effort by a dated looking property. What you see on line is not what you get at checkin. To top it off you have to pay them even more to get you a room like they pitched at the initial review. The upholstery was defaced on the stools in room. Some piping was exposed at the entry door. The outside of building had broken landscape lighting and needs a paintjob.

For the full details read this long review - but in short I attended a very mismanaged wedding at this resort. If considering for a wedding venue - put on your boxing gloves. I did not play golf or tennis during my visit so perhaps that could have changed my impression - but I was there for a 3 night stay as a wedding guest. Regarding the resort in general - grounds are beautiful and well kept. The buildings were not built with any soundproofing in mind. Could hear every word of my neighbors' conversations, porch activities and TV watchings. Resort not concerned about your sleep either as my porch as patio door had a man leaf blowing them quite early in the morning. Walking the grounds was quite and peaceful - just don't try to actually rest in the rooms. The wedding situation was a HOT MESS. My friend had a cocktail hour the night before her wedding. Only sliders were placed for quests to access. The other food was served by only one server (about 40-50 guests) so all food was quite cold if you got any at all (most tray ran out before reaching the back of the room). Several items were not what the bride had ordered or substituted without her concent. The next morning the bride was promised a room for the bridesmaids to dress and one bridesmaid brought a lovely champagne for mimosas. The hotel said outside drinks were not allowed (not previously mentioned despite this plan being very specifically outlined to the internal wedding helper "cyntia" (might be spelling this wrong)). The hotel instead brough $10 prosecco and charged $30 per bottle. No upgrade available. Cyntia promised to be present on the day of the event but could not be found and did not attend any events and did not return calls even regarding problems. The reception had been planned months in advance with a seating chart and dinner choices submitted, but on the night of the reception the servers had no record of this and several tables were short place settings. One of the bridesmaids had to circulate among the guests asking their dinner choices again while an outside event helper found additional chairs. The strings of lights on the reception patio weren't working and the hotel could answer why and basically didn't have time to worry about it. Father of the groom test outlets and moved extension cords until they came on. The booking of the resort for a wedding includes a bridal suite but this room is not dog friendly. The couple getting married while I was there included their dog so they had to rent another room at additional cost. They therefore wanted another guest (in this case the groom's sister) to stay in the bridal suite but the hotel did not allow it and no compensation was given so the bridal suite sat empty and the groom sat fuming. Personally I was looking forward to an afternoon in the spa before the wedding. This was booked quite far in advance - but the morning of my services I was awakened by a call from the spa telling me that my services had been cancelled because they didn't have enough technicians and they had large groups to manage so they were cancelling me. No compensation was offered at all. On a positive note I rented a bike for the afternoon freed up by my cancelled spa services. The harbor master was lovely. Overall: won't go back.

My wife and I spent 5 days this past September at Kingsmill. We had a very nice and relaxing time. Our room over-looked the James River, and it was so peaceful sitting on our balcony watching the river flow by. The resort was not very crowded the week we stayed, and it was very relaxing.

We stay at Kingsmill 3x a year and things have gone downhill. The pools and bothrooms are mess, no one is cleaning up, Room service either cuts off early, won't deliver, or is out of food. Shuttle service to Busch Gardens no longer included.

This was our first time staying at the Kingsmill Resort, but it definitely won't be the last! We stayed in a one-bedroom river condo. It was a beautiful, spacious, immaculate apartment with a full kitchen and a washer and dryer. Our kids slept in the bedroom while we took the sofabed, which turned out to be super comfortable! We all slept great! The property is absolutely gorgeous - I loved sitting on our back porch every morning, sipping my coffee and gazing at the James River. So peaceful and relaxing. The river pool is FANTASTIC - huge and very clean pool, lazy river, water slide, jacuzzi, poolside bar that also had food, plenty of lounge chairs with umbrellas for shade. We loved it! There's also a spa (we got wonderful massages there!), two golf courses, tennis courts, another outdoor pool area, indoor pool with jacuzzi, game room and fitness room. It's only 10 minutes from Busch Gardens and Colonial Williamsburg. I especially love that it's pet-friendly - we brought our cat Bruno! We didn't mind that they don't clean the guest rooms during the stay, because we didn't want a stranger coming in and spooking our cat anyway. It was clean when we arrived, and staff were very helpful and always brought anything we needed (extra towels, toilet paper, etc.) You CAN get your room cleaned for an extra fee, if it's important to you. The only downside to this place is that all on-site restaurants are closed by 9:00 pm and there's no place on-site to get food after that. But we knew that from other reviews, so on our way here we stopped to get lots of sandwiches and snacks to keep in the room for late-night munchies. I recommend coming in late August: most kids are back in school by then, so it wasn't at all crowded. We love this place!

Very disappointed with this resort! My expectation for paying $360 a night does not include an un vacuumed room and a front desk that doesn’t respond to requests to come and clean. It took a third call to finally get to a general manager who got someone over here to vacuum. in addition to the room being unfinished, the outside of the condo is very unkempt. There are cobwebs everywhere, chipped paint and dry wood on the steps that is a tripping hazard for anyone. Don’t be fooled this resort is overpriced and underwhelming!

This was our second time staying at Kingsmill, the first was summer 2019. Our condo was clean, housekeeping & concierge are just a text away, it was great. The only drawback was the coffee machine stopped working on the second morning but we had another one in the other side of our condo. All the staff were lovely. Highly recommend for families visiting Williamsburg!
