The setting is beautiful and the views are very nice. My wife and I stayed there August 6 (Saturday night) as we were looking for a mini-getaway from the DC area. We were dining at the Inn at Little Washington Saturday night and this B&B is very convenient location-wise. We weren't dining until 8:30 and didn't want to drive back... More

With a top rated restaurant nearby, Caledonia Farm-1812 often entertains guests who are not familiar with bed and breakfast hospitality. A great experience depends upon knowing approximately when to expect arrival and time desired for a full custom breakfast of choice. For 32 years, Caledonia Farm-1812 has been the area's most affordable B&B and has successfully promoted a two night... More

We highly recommend Caledonia Farm - 1812 for an overnight stay close to DC. The home is historic, and the setting beneath the Blue Ridge Mountains is beautiful. The federal-style stone house, built in 1812, has a multitude of wonderful details and the host, Phil Irwin, is willing to share the stories. Ask about the old VOA microphone atop the... More

It is always gratifying when guests approve of our 32 year old experience at a 200 year old historic landmark. We're delighted to share our showplace of responsible conservation practices. More

My husband and I stayed at Caledonia Farm 1812 a few years ago when we were dating. It was our first getaway together and we fell in love with the place. When we got engaged, one of the first things we did was book our honeymoon stay at Caledonia Farm 1812. Our second visit was even sweeter than the first.... More

This is our second stay at Caledonia Farms. Our first one was 26 years ago, we were celebrating our 5th wedding anniversary with dinner at the Inn at Little Washington and we stayed overnight at Caledonia Farms. These many years have gone by and this last Christmas our children gave us dinner at the Inn as our gift - so... More

We stayed at the Caledonia Farm for Valentine's Day with another couple. Due to unexpected traffic, we arrived 2 hours later than planned. Additionally, there had been a mix up with our reservation- he had us down for 2 people while we thought we booked for 4. Phil was gracious about the late arrival and adjusted the mix-up quickly. The... More

Like some of the other commenters this is a difficult experience to review. On the one hand, we did not have extremely high expectations per say. However, even our lowered expectations were not met. To preface this review, we have restored and live in a house that is 130 years old. We understand firsthand the delicate balance of preserving history... More

Caledonia Farm-1812 B&B has always enjoyed flawless inspections by the Bed & Breakfast Association of Virginia, health department and thousands of guests over the past 30 years. We do not impose internet postings on our many repeat and referral guests but almost all do leave a complimentary comment upon departure. It is hoped that anyone deciding on a venue based... More

It has been months since our visit to Caledonia Farm and I too like another reviewer have struggled with writing my review. There is no doubt that the Inn is historic and that Phil is an interesting host. The setting is amazing and Phil needs to be commended for his work in preserving its beauty for generations to come. Stink bugs are inevitable twice yearly everywhere in this area, Deep cleaning is professionally performed between each visit. New sheets and towels are provided regularly. Décor might appear to some folks...clutter. Caledonia Farm-1812 "Farmstay" is up to snuff More

This is truly a special place, a refuge of exceptional natural beauty and refinement. It is no accident that this charming B&B—recognized by the national historic registry—sits in the midst of unspoiled scenery of such beauty, since the proprietor, Phil Irwin, has donated vast expanses of surrounding land as conservation easements. Phil is a leading citizen of Rappahannock County, the... More

We are delighted that our guests, now friends, think highly enough of the Caledonia Farm-1812 B&B experience to regularly return and to bother to write a review...no such requirement is needed to enjoy either of our 200 year old suites and 30 years of hospitality. More

I feel conflicted writing this review. On the one hand, I feel a certain amount of pity for the innkeeper, Phil, and therefore feel bad writing a review that could harm his business, but on the other hand, I feel an obligation to warn people of what you're getting into if you stay at Caledonia Farm/BnB-1812. We attempted to stay... More

Since I am a sole proprietor, reserving guests are asked to predict an approximate arrival time and if more than an hour early or late to please call. Appropriate welcome hospitality awaits all those showing such basic courtesy. Caledonia Farm-1812 does not have a front desk. Guests expecting a delightful farmstay at an historic 200 year old landmark are invited. More

We were in the area for an event and decided to stay at the B&B versus a generic chain hotel. There is a 2-night minimum due to leaf-peeping season so we decided to make a weekend out of it. We were met by the charming host who showed us to our second floor suite: creaky stairs, 'house mouse' toy, small... More
