Lovely hotel and setting, however…

Not enough superlatives to describe how gorgeous Basin Harbor is. The perfect setting, landscaping, mature and majestic trees, the lake, the plentiful outdoor sitting areas to hunker down with a book, the immaculate and tastefully designed lodge. Our comfortable New England style cabin with a great porch. And then there’s the personnel. All friendly and service oriented. Breakfast buffet is super.
Set on 700 acres, the property has golf, tennis, pickleball, hiking trails, gym, a pool, a lake beach, canoes, kayaks, paddle boards, boats (I know I am leaving something out) so you can do anything or nothing.
I felt like an EV, recharging.
It would have been a ️️️️️ rating. However…
BH has a “shoulder season” when the Ardelia’s, the main dining room, is open for breakfast only, not for dinner. The only place to lunch or dine was the casual-and noisy-Red Barn, quite a trek. And not where you want to eat every single night. Then we found out, upon arrival, that the advertised Food Truck, pizza, sushi, beach bar, etc were also closed. This gave our stay a very negative dimension. We were not told this when we made the reservation directly with the hotel, nor is it noted on their website. (They claim it is. You have to go day by day to see what is open.) “ The “shoulder season” caters to weddings and groups. They do get a catered lunch, sometimes dinner. Ww felt like orphans. I asked three times when the “shoulder season” begins after the summer. Got three different answers, but it seems the normal schedule is June 15-Aug 15.
We would have come at another time had we known.
It was 86 degrees on one day, first week in June, and our cabin only had a small AC in the bedroom. A fan for the LR. Definitely hot. We went out on the 2:00 Escape Cruise on that 86 degree day, and when we disembarked, at 3:30pm there was NOWHERE near to get a cold drink, not even a jug with water and ice cubes or a vending machine. This is also the beach area, a very surprising lack of attention to guest needs.
We were offered a discount “on a future stay .” Unfortunately, BH would not provide all the services we want when we want them.
Possible Basin Harbor guests, please CHECK if all eating venues will be available when you plan to go.

In short: Basin Harbor is the perfect wedding destination, with an exceptional events team who delivered the wedding weekend of our dreams.

We celebrated our wedding at Basin Harbor over Memorial Day Weekend, and calling it perfect feels like an understatement. With our wedding falling on a holiday weekend, we asked our guests to stay on-site for three nights. Our goal was to ensure everyone felt like they were not just attending a wedding, but enjoying a true vacation experience. Anne, Lauren, and the entire events team immediately embraced our vision and helped us bring it to life.

The weekend kicked off with a movie night by the pool, followed by a round-robin pickleball tournament and a scenic sightseeing tour on Lake Champlain the next day. From there, we transitioned into a sunset cruise on The EScape, a flawless rehearsal dinner on The North Dock, and an incredible welcome party at the Burgee Bar. On our wedding day, both wedding parties were treated like royalty in our respective cottages, with lunch provided and every request seamlessly accommodated. The ceremony on the Lodge Lawn, overlooking the breathtaking Basin, was followed by dinner and dancing in Ardelia's. To end the night, we gathered around a campfire at the Red Mill for s'mores under the stars.

A weekend with so many moving parts could have felt overwhelming, but we always felt supported and cared for by Anne, Lauren, and the entire team. No request was too big—even a last-minute change of ceremony location and a spontaneous addition of Aperol Spritzes during cocktail hour were handled with ease. Beyond that, an unexpected family emergency arose the week before the wedding, and Anne and her team worked seamlessly with our wedding planner, allowing us to focus on what mattered most. Their compassion and professionalism during such a delicate time meant the world to us.

The planning process, spanning over a year, was equally seamless. Anne and her team maintained flawless communication, proactively checking in to keep us on track while expertly coordinating with external vendors, including our band and florist. From the moment we discovered Basin Harbor online, we had a gut feeling it was special. That feeling was solidified the moment we set foot on the property and experienced its natural beauty, endless activities, and warm, dedicated staff.

We are forever grateful to the entire Basin Harbor family—the Beaches, Anne, Lauren, the waitstaff, bartenders, chefs, boat crew, housekeepers, and everyone else behind the scenes—for creating such a magical experience. We cannot wait to return to Basin Harbor, our favorite place, to continue making lifelong memories.

First off, just wanted to say that the staff we personally interacted with were great. They did what they could to improve our stay experience. With that being said, our room, or in this case, cabin, looked nice on the surface but was in desperate need of repair. The wood floors creaked to the point that we couldn’t move throughout the room without fear of waking up our baby but the biggest issue was that the foundation was sinking to the point that you walked downhill to the bathroom. Water from the walk-in shower would run out and under the wall by the toilet. Our biggest issue was that the two on-site restaurants were impossible to get reservations for and were unwilling to take to go orders because they were “too busy.” This forced me to drive a half hour into town round trip to get dinner for the family. Another pain point was the cabin had no TV. I know resorts in the country don’t always have TV as you’re supposed to be enjoying the surroundings, but when you’re in for the night with a sleeping baby, having something to quietly watch would have been nice. Factoring in almost unusable WiFi and non-existent cellular service, it was one of the worst stays we had for the price paid.

Thank you for sharing your feedback. Part of the charm of historic new england buildings is sometimes those creaky wood floors,which can be annoying to some. We did experience a shift in the building which we learned mid season which contributed to the shower challenge and is being addressed this winter- again challenges of New England. Rural Vermont also is plagued with cellular weak spots depending on the carrier you use, our strongest signals here are Verizon and then AT&T, other providers are not supported as much as they have not made entry into the state-yet. The WiFi I hoped had been brought to our attention as we typically do not have issues with this. The Restaurant challenges you noted are our biggest shortfall that I can see in your messaging and we agree and probably discussed with you when here that this was not handled appropriately, and for that we apologize. I do see that you booked through a 3rd party and we refunded the service fee for you. Sometimes when booking unique properties such as ourselves, booking direct is always best so that they can best meet your needs and expectations. Particularly since some sites offer only a run of house room type which means you get whatever might be available. We wished that you had a more pleasant experience and if you find yourself in the area again please reach out and we will try to make things right.

We had our wedding reception at Basin Harbor and multiple friends and family (approximately 80 individuals) stayed at BH for the festivities. First, the guest rooms and cottages were above anything that we could have hoped for - clean, comfortable and offering up great views of Lake Champlain. The staff who helped orchestrate our wedding were incredibly helpful and offered wonderful suggestions and were on scene to assist in every way possible. The food was fabulous and every detail was perfectly executed. We loved our time at Basin Harbor!

We LOVED getting married at Basin Harbor - BEST decision of our entire wedding planning process. Anne, Lauren, and the entire Basin Harbor staff were incredible to work with and took care of every detail while staying calm throughout the process and fielding my many questions - we couldn't have asked for a better team to work with. We had a wedding planner as well, but honestly, I would have trusted Anne and her team, as they know the place from years of hosting weddings, but still take the time to get to know each couple and facilitate a personal touch. The best thing about BH is that all guests can stay onsite - from the time our guests arrived, people didn't have to think about a car until departure on Monday. We got married Labor Day weekend, and the extra day allowed for maximum lounging, boating, and activities galore. The Red Mill was amazing, food was wonderful, our guests all raved about Basin Harbor for months afterwards and still want to return annually. Thank you for the most magical weekend of our lives, Basin Harbor!

Just back from one night at the Basin Harbor Club with my 86 yo mom and 80 yo aunt. Do not book room 21. 2 flights of narrow steep stairs, no elevator, no tv, and no headboard on the king bed let alone any extra furnishings. It's a bare-bones 'suite'. We booked the $700.00+ room because the room description said that it would sleep 4, there were only three of us but the room really only had sleeping accommodation for 2 together in the king bed. There is a leather pull-out sofa with a so-called mattress which has springs that actually hurt you when you lay on the thing. I mean what high end hotel has a paper thin mattress with springs anymore? It was too late at night and my elderly travel companions were too tired to even ask to make a room change. So, no sleep for me that night. Basin Harbor Club should not be selling a room that they say sleeps 4 when it really only sleeps 2. The wagu beef entree in the fancy restaurant was inedible, after I pointed that out to the waitstaff the manager took it off the bill. We were thoroughly unimpressed with our experience with Basin Harbor Club. It's a beautiful spot with a lot to offer, just not a good night's sleep.

This was the 3rd time my husband and I have stayed at Basin Harbor. The setting is beautiful and peaceful. There is lots to do for all ages on the property. The cabins are rustic and that is why one goes there. There were, however, several instances that were a bit disappointing. Upon checking in we were told our cabin was not quite ready, but would be within the hour. We had asked for a cabin on the lake and inquired which one was ours. 30 minutes form being handed the keys they said they could not tell us that information. We had the breakfast buffet included in our rate. Several days when we arrived at a half empty dining room we were asked if we had made a reservation. When we said no but that we were on the breakfast plan, we were led to the last table in the room where one seat faced the wall. When asking for a different table it was rather grudgingly provided. During our entire stay the breakfast dining room was never even half full. The cabin was furnished in a charming rustic manner but was rather dirty. One day after watching the maid mop the floor I spilled something. The paper towel I used to wipe up the water came back black. There was dirt in the corners in the bathroom and cobwebs on the wooden furniture. We were sent a survey and we replied concerning these things. Their reply - "our blend of tradition and rustic charm isn't always the perfect fit for everyone" and "procedures......may not fit everyone's preferences". The rates charged are those of comparable superior resorts and the service here did not match.

The resort is cute, seems like a throwback to the 1950s. Lots of activities to do - we went to the pool, went sailing, went on a shipwreck boat tour, played tennis, played frisbee golf, and did other activities. We also rented a golf cart to use around the property.

Food was very good. Really enjoyed the dockside dinners (did 2). Breakfast at Ardelia’s was plentiful and solid. Red Mill was a good, casual restaurant. Ardelia’s had great service.

2 things that were not good:

(1) WiFi was terrible. Basically could only get it in the main lodge, and even then it wasn’t great.
(2) Our cottage was run-down. For the $1,000+ price per night (2 bedroom cottage), I expected a much nicer cottage. We originally were assigned a different cottage and it was in the same condition.

Went for a wedding for 3 nights. Wedding was absolutely stunning, views were gorgeous, and food was decent. We purchased the daily breakfast meal plan (buffet that wasn’t bad). Resort is approximately 50 minutes from downtown Burlington and we visited some breweries there each day as we rented a car. No Ubers come to the resort because it is kind of in the middle of no where, which is nice for peace and quiet but not if you’re looking to explore all Vermont has to offer and don’t have a car. We didn’t use any of the included resort amenities (except for renting a golf cart to get around resort which I highly recommend if you’re attending a wedding and are in heels, but if not, resort is walkable) because it being mid-September, the weather is cold. I’m not sure about the others but the cottage we stayed in was extremely outdated with stained carpeting and thick layers of dust on mini blinds. If you are into watching TV before bed, bring an iPad because there are no TVs in the rooms. Wi-Fi was strong in our cottage but extremely spotty around the rest of the resort. It was also a “duplex” cottage which was frustrating for the price we paid (very expensive). Overall, we made do with the facilities, because we could see the bride and groom must have had to throw down an exorbitant amount of money to get the wedding experiences we had there. Also to note, if you’re allergic to bees DON’T attend an outdoor wedding here. The bees were EVERYWHERE and I got stung in the hand during the ceremony and two days later, it’s still swollen. Overall I feel that if the resort re-did cottages to be new and modern, then experiences would be worth the price paid. I would not come back until cottages were redone and if I had to come for another wedding, I’d stay in a hotel in Burlington and commute into the resort.

The property is very walkable. We have staff available 24 hours a day that can also provide rides in golf carts or vans. Additionally we also offer bike rentals as well as golf cart rentals.

Dogs are allowed to be in cottages while guests are out, and it is suggested that you keep the animal in a crate for its safety.

It is always our goal to have all amenities up and running during Social Season. Please feel free to call me at 800-622-4000 at any time for an update. I don't recall which amenities were not available at the end of last summer, but the Burgee Bar at the waterfront would be the most likely, regrettably. Golf, tennis, boating, retail, children's programming and dining would not be affected. Pennie Beach

I think Burlington is the nearest airport and it is about 45 minutes away- though not a bad drive at all. I don't know about the ski area you mentioned but you could plug it into your phone to find out.
