My family and I were looking for a quick getaway over the holiday break and we are so happy that we found the Barnstead Inn! The renovations are beautiful; our room, the bar, and the breakfast room all had a rustic, modern, cozy feel. Andrea, her whole staff, and Lucky (the adorable cockapoo) treat you like family from the second you walk in and go above and beyond to make you feel comfortable. On our last night we decided to order in dinner and eat at the bar, and Peter was kind enough to make us his amazing cheese bread which we devoured. This vacation was just what we needed after a crazy year (2020), thank you!

My wife and I stayed at the Barnstead during the first weekend of December. While we visit Manchester regularly, this was our first time at this Inn. What a great place! Andrea and Peter are terrific hosts and the homemade breakfast can't be beat. We had a very comfortable room. They are completing pretty extensive renovations on several of the rooms which Andrea was happy to show us. They have a great eye for detail which shows in the lovely and welcoming small bar/tavern and breakfast common room. We will definitely be back!

Horrible stay, paying Manhattan price for a ghetto stay. DO NOT STAY HERE if you have a choice! First off, this “northshire suite” does not have a outside door. It’s a door next to a common unappealing and disgusting hallway with a long term occupant upstairs that comes and goes all day. See photo with red circle, you are the ugly step child of a huge house where the owners live next door swimming in luxury at the White House suites, you are paying top dollar and live in the ghetto apartment next to them like a servant. 1. The steam heaters make you feel like you are in a sauna. Our towels never dry after a shower 2. Mildew and peeling ceiling in the tiny bathroom 3. Doors won’t shut unless you use brute force 4. Kitchen floor is old and filthy 5. Cobwebs everywhere 6. No blinds/curtains in kitchen windows so zero privacy (I guess so they can spy on their guests) See the photos for yourself if you want to live here. Sorry we come as guests and leave as very unhappy customers! I will give you negative stars if I can.

I am so sorry you felt this way about your stay with us. First and foremost, the best way to acknowledge your concerns is to address them with staff or owners. We do not encounter negative reviews so clearly there was something we could have done to make your stay right. You stayed with us over 2 reservations a total of 10 nights with ample time to tell us your concerns. It is an 1830's farmhouse as it states on the website with accurate photos of the space you are in. We pride ourselves in communicating with our guests during their stay. We did try to communicate with you when we saw you which wasn't often, I even left a voicemail trying to connect while here. We usually have guests that are more engaging and they make use of the property which is what you are paying for (breakfast, coffee bar, common space, pizza nights, the tavern, fire pits, etc.) Concerning too because you had 2 different stays with us within 2 weeks time. Nothing was mentioned at checkout during your first stay as you didn't even come to the office upon first departure and again nothing mentioned when you checked in to the same space just a few days later. About your items listed for the Northshire Suite- 1. Steam heat only in the shared space (kitchen & living room) again a historic quirk to the historic property, electric baseboard in the bathroom and bedrooms all on your own thermostats. 2. We didn't find any mildew after seeing your review, but the paint is peeling as pictured on the ceiling in little spots which we had done new in July, but with guests that don't turn the fan on, it quickly turns again. 3. All doors open and close so easily, not sure about this one, 2 of us verified it ourselves. 4. Kitchen floor is old, yes, it is original reclaimed wide plank hardwood from the 1800's, it is beautiful and naturally distressed and refinished, distressing is maybe being confused with dirty??? 5. I find cobwebs very hard to believe unless you found them outside under the porch or in the trees on the way in? We just had guests in that space a few days prior to your arrival so it had been repeatedly cleaned up to your arrival. 6. I found this to be surprising so I went over myself to check, there are roller shades behind the valances in the kitchen... all windows in there have curtains and roller shades. Why would you assume we spy on our guests? You also had the back suite with no foot traffic by your windows for any reason by other guests or staff... We have a very strict no pet policy (on our website, and policies and confirmation emails) and we saw your dog being snuck in and out. Never once on multiple attempts did you acknowledge that we were asking about your dog via voicemail and email since we rarely saw you in person. Our rates are fair for the area and for the large size of the space you had, a 2 bedroom, slept 6 people, huge living room and large kitchen with a bathroom, yes that is small, for less then $500 per night. We just purchased the property less then 2 years ago and have spent more then we can afford to improve shared spaces first (common spaces, bar, heated pool) and are doing rooms as we can afford to including our "luxury" (new renovation suite) next to you that is now available to be rented by guests that we were in at the time. We "COVID sold" our house in only 12 hours with a 17 day closing. Because of this fast uprooting we needed to be somewhere and we chose the unfinished "luxury suite" that still didn't have appliances for the kitchen hooked up, so please consider leaving the assumed commentary from apparently looking in the windows on your reviews out as it isn't accurate. For the readers of this review thread the Northshire Suite has all brand new furniture purchased over the summer as it was newly available to guests as of July this year, every piece of it, even down to the artwork, beds, furniture and silverware. The hallway pictured to enter the space is shared with our innkeeper that does live upstairs, usually felt by guests as an added security, not a negative feature. The entry is older but is maintained and this door is so close to the outside entry that you can touch both door knobs at the same time, so this is discouraging that you don't like a space you didn't really have to be a part of that is clean and maintained but again older... This is a lengthy response but I am very passionate about my property and our effortless response is that guests leave feeling like friends and family as you see by all the other amazing reviews, this obviously wasn't the type of property you were looking for, and I wish you well on your future travels.

Wow, Wow, Wow, what an amazing B and B! Andrea and her team are amazing! Love this Inn. The food is great, the coffee delicious and the room clean. The inn is close to town and in the perfect location. Our room was super cozy and comfy. The grounds are well taken care of and the outdoor firepits are amazing, definitely nice for a cool fall night! The tavern is such a nice treat too, for a nice cocktail hour with lite fare before heading out to dinner! They also had cornhole available as well as other games to keep busy too. Also a plus were their cute mascots Lucky and Sadie. Great job Andrea and the whole crew, cannot wait to visit again. P.S- Thanks to Peyton for reteaching me one of my favorite childhood games, Mancala!

Excellent! Sarah checked us in with Lucky (cockapoo) and later in the night, we met Andrea. My husband and I had a great time at the Barnstead Inn. This beautiful Inn is walking distance to the downtown area with wide selections of restaurants. Innkeepers are extremely friendly, helpful and made our stay comfortable. Felt like we were staying at a friend's place. Breakfasts were delicious. I would highly recommend this Inn. You will love Andrea and her team!
