When looking for a month-long rental for the month of January, the Inn at Grace Farm seemed like a perfect fit. Aimee was very approachable and helpful at the outset, but she quickly stopped responding to my emails and became very uncommunicative. I was waiting eagerly for some communication, but she never sent a rental agreement, citing technical difficulties with Airbnb despite the majority of our conversations having been over email. When I was finally able to speak to her, she went back on her word and informed me she had booked our dates and would not be able to provide us with an offer. We were relying heavily on this booking, and her going back on her word has made this process far more difficult. While Aimee's property seems lovely and she seemed helpful at the beginning of the process, the way she treated our party feels incredibly unfair, and her lack of communication is telling of her care for customer satisfaction.

I am sorry your group was unable to enjoy a stay with us for your Jan. 2021 request. Guests that stay at the property enjoy our views, convenience to Burlington, and comfortable group accommodations with private baths. After your request, and due to the global pandemic our Governor and State of Vermont issued strict travel restrictions and group stay guidelines that prohibit and canceled future bookings November, December, January and are still in place today in February. This affected many traveler plans and has a large financial impact to our business. We are hopeful vacation and travel stays will open up in the near future when our "State of Emergency" has lifted.

My son was married at the property in early June. The Inn at Grace Farm is much more than a beautiful wedding venue with accommodations, it is an "Unforgettably Vermont Wedding Experience"! The property is top-notch with million dollar breathtaking views. The modern timber-frame buildings to include the round Wedding Barn (again with incredible views), the Stone House and The Inn, are all clean, comfortable, spacious, and tastefully appointed. The configuration of the Stone House and Inn allow the bride and groom, family members, bridesmaids, and groomsmen to meet and get to know one another prior to the ceremony, making for a friendly, relaxed, and memorable experience. The kitchens are full equipped so guests can prepare their own meals, host their rehearsal dinner in the Inn, and bring in their choice of caterers and service providers for the wedding. The owners are helpful, supportive and non-obtrusive and very easy to work with. I would highly recommend The Inn at Grace Farm for year-round weddings, family reunions, group vacations or retreats. It's a gem in my book!

We live about 15 minutes away from the Inn so knew about it but had never been there. We were looking for somewhere to have a family "retreat" as a Celebration of Life as we face a terminal illness in our family. We wanted somewhere we could have up to 20 of us under one roof for a couple of nights and have a public open house reception during the day. Since The Inn at Grace Farm has an event barn, it met our needs. We had 18 people at all the meals we shared over parts of 3 days/two nights and slept 14 in the 5 bedrooms in the Inn. We never felt crowded or in each others' way at anytime. Our weekend went exactly as planned. Aimee and Chad were available by phone if we had issues and facilitated our use of the barn. I think my 4 year old granddaughter summed up how we felt when she asked me at breakfast Sunday morning, "Grampy, can we stay one more day. Thanks.

We spent our thanksgiving weekend at The Inn. Aimee, our host, was exceptional. The rooms were clean, the beds were very comfortable. The house was warm and inviting. We also rented the barn for our daughter's college hockey team-in all we had about 55 people for dinner. We were able to cook and prepare all the food at the house and bring it over for our banquet. All in all, it was a great weekend. We will definitely come back!

Very cute rustic b and b with modern amenities. Attentive staff and beautiful decor. 30 min to smuggs. Continental breakfast was good and kids loved the games. Rooms were gorgeous and beds comfortable.

Warm and friendly hosts, all the nicest amenities, gorgeous views and hand-crafted details everywhere. Pinterest heaven from every angle (my photos do no justice, and the new owners are making improvements daily, like the brand new farmhouse kitchen!) Every detail is well done. The beam work and wood throughout the whole property are enviable. It's really a hidden gem for those who enjoy luxury within the rustic look. I kept thinking how perfect it would be for a farmhouse wedding or event - casual or upscale, and the hosts are stylish and competent enough to host the most discriminating groups. We love it here and will be back every time we're in Vermont.

Continental breakfast choices were extremely limited. (Ex. Only orange juice.) This inn is obviously a side business for the owners. We were ignored. Unwelcome! The road is noisy and there is nowhere to walk. Even though they own 120 acres there are no trails we could find. The electrified fence in the front yard sets the tone perfectly. Positives: The view from the yard is very nice but typical of many places on New England. Overall the inn was clean enough.

Sorry that you had a bad experience in 2015. This Inn is under new ownership. We added a kitchen and many upgrades. We provide the red barn inn for 18-20 people, the stone house for 12, and our timber frame wedding barn indoor capacity of 110. The inn is no longer a bed and breakfast, but a group rental facility. When you arrive stop on the doorstep, turn around, and admire the expansive view. After that things deteriorate quickly. We arrived about 9:45PM on a Wed. October night. Although we had sent multiple messages explaining our late arrival (via train to Essex Junction, then taxi, then rental car, then drive to the inn), there was not one outside light on. Jason (who didn't identify himself) eventually turned on some lights so we could find the walkway. This total lack of welcome continued for the 3 nights we were there. The owners have day jobs and those are their priority. We were the only guests Wed. and Thurs. nights and were ignored by them. Once Jason walked through the common room about 5PM and never acknowledged us. Rude or just oblivious? Sandy, the worker in the morning, said she liked "to wing breakfast". Hospitality? Hardly. The sheets were rough, toilet paper 1-ply, and our room was cold. (We were told to use a space heater as they hadn't turned on the central heat yet.). Ecological or economical reasons? Suggestions: 1. book elsewhere. It is right on a noisy street and uncomfortable and unwelcoming. 2. If you have to stay there, take extra warm socks and/or slippers as they ask you to take your shoes off inside. (Which we wouldn't have a problem with if we had advance warning.) 3. Research milling timber from your land and building a barn/B'nB. The owners did this and it, along with the view, are the only reasons to even consider staying here. On over 90 days in various bed and breakfasts this ranks dead last.

We apologize for your experience in 2015. We are the new owners and have changed our lodging services to group rentals and weddings. We installed a new kitchen and many upgrades. Although each person has a different temperature preference, we have installed a propane heating system and use air conditioning units in the summer. We installed a glass front door so you can enjoy the majestic mountain views. Our vacation rental reviews have been outstanding and we work hard to provide guests with a comfortable stay. Stayed here with my kids and wife for 2 nights, The property is nice in terms of design and rooms are very large. We had one of their two premium rooms with 2 queen beds. There was at least 15 feet between the two beds that they filled with a small table, and there was also a small couch in the room. Walls however are a little thin and we could hear quite clearly the TV next door the woman having an argument with her mother on her cell phone. We live in a post and beam structure ourselves so the noise level wasn't a surprise, but since this building was designed as an Inn I wouldn't have expected it. Thank goodness there was no other noise later in the evening, if you know what I mean. Breakfast was very good and ample in portions. Gluten free options were offered too. They made fresh pancakes and waffles each day for my son! A lot of good information was offered on local attractions, and the innkeepers offered to look up anything we needed such as event schedules. So much nicer than a comparably priced hotel and amazing countryside scenery just out the door.
