We camp & RV regularly, and really enjoyed this campground. It was clean, quiet & accommodating with a small store for ice, beer, laundry mat, nice showers and bathrooms. Our riverside site (#98) held our 30’ travel trailer and truck just fine although the sites were narrow. The middle pull-throughs seemed to accommodate many larger rigs. Our girls loved catching frogs that were all over the campsites in the evening time. The drive into springdale was short and only 15 minutes. We much preferred this clean quiet campground to the similar one on Springdale that was dirtier, cramped and noticeably busier!

Only negatives:
1. The river really isn’t accessible from the site, only from a single designated access point.
2. The complementary WiFi is frustratingly painful! No calls or texts with Verizon service, regardless of WiFi connection or not. Myself and several others made unsuccessful rounds around the office hoping for a better service area as internet access was even hit / miss regularly. I was able to email, but sending/receiving any files took a long time, so i was able to manage since i was on vacation with my family and not required to work. WhatsApp messaging did work without any hassles, so you might want to download that free app and use for messaging if you stay there.

Thank you for sharing your review. We appreciate the many kind things you wrote and are happy that, with a couple of exceptions, you had an enjoyable stay. Verizon wireless is very spotty in our area so that is a great tip about WhatsApp. If someone is considering a stay in the spring or fall when windows and doors can be open to listen to the river, I would still recommend the riverside back-ins. However, during the summer, you might enjoy having the grass that is located at the standard back-ins and pull thru sites. We will be happy to talk through preferences when a guest calls to make reservations.

We have a 38 ft class A and a car, plus family visiting for a few days. Staff was very accommodating. We were able to move the picnic table and make room for another car. There is ample space between spots for privacy and the grounds are kept very tidy. After hiking, I had a lot of dirty clothes and the washers got them clean for 2$ and one dry cycle worked. This is a big deal after some laundry's I have used. The location is great, close to grocery stores and gas stations plus they offer a shuttle to the gate to Zion which is handy. The pool and hot tub area look nice and the store is nice. This is Covid times so rules apply. They did on line check in, and have spray cleaner in the restroom/showers for personal use. You can stay closer to the gate but I don't know why.

This is the 48th park we have visited and stayed for 15 nights – highly recommend it. Clean, convenient, inner sites with concrete pads with nice space, all paved roads, beautiful surroundings, many convenient dumpsters, mature trees, nice store, nice pool, grassy areas and excellent staff are the basis for my review. For staff, two great examples the first hours we arrived. There was a water leak at the post and while finishing set up, a maintenance person was right there to replace a part and give me some excellent pointers of things to do. When settling my account, spoke to Dan who was super nice and again, gave me some excellent ideas of things to do – and we added a couple to our itinerary. The staff worked hard to keep the park clean picking up trash, leveling the gravel sites, and picking up the falling autumn leaves.

For the convenience, the park is located on Highway 9; however, if you are sensitive to highway noise, this may be an issue for you if you are at the front of the park. The utilities were in good and had no issues with them. If you are here to disconnect, great. If you want full cellular, WiFi and cable services, this may not be the best place for you – we were perfectly fine. There is no Verizon service in the park and at midday when there were the fewest number of people, the WiFi was marginal/variable with 1.3 – 5.0 up and 0.17 – 1.8 down. There were few cable channels. The one bright spot in this area was T-Mobile with 270 up and 41.5 down (best at any park to date). Two things for the park to consider: (1) signage to better direct people to the sites (saw a number of people driving around lost and me giving them directions. (2) Limiting late night check ins to 10 pm (quiet hours). Had a number of “opportunities” for rude people talking loudly during late night set up including the most recent at 3 am. All in all would rate a 4.7 and would definitely stay here in the future.

Aside from the elaborate, lodge type office and store, nice pool and play yard, there are lots of cons about this resort.
The roads are narrow, campsites are very close together and have only a small patch of grass between sites. Some sites are shady, have nice picnic tables and fire rings. The office sends out emails reminding guests not to climb on the rock wall due to rattle snakes hiding between the rocks! What they didn't mention were the bats that swoop down and fly around your site, starting at dusk every night!! There was no cell service, very poor wifi and horrible cabel choices and our satellite could not acquire a signal. We had to drive 6 miles to make a phone call and touch base with family members. The laundry was clean but non working problems with some of the machines. The showers were large and clean and they provided sanitizer for you to wipe down the shower, sink and toilet if you chose to do so.
The resort does have a shuttle to Zion National Park that is about 13 miles away, which is convenient. If you drive to Zion, you will go thru town and find many restaurants, ice cream and coffee shops, and lots of places to buy souvenirs.
If the sites were more spacious, the roads wider, better cable and cell service I would have given this resort a higher rating.

Thank you for sharing your experience. You mentioned those things you enjoyed and those that posed a challenge. You probably have Verizon cell service because they still won't install a tower through this area to better service. However, AT&T and T-Mobile each have five bars and excellent service. It is interesting because usually Verizon has the more consistent service. I apologize about the cable. We had two channels out and so I called a technician to come and fix them, but when he was done we had nine more channels out. Whatever he did made it worse and now we are waiting on a piece of equipment. Unfortunately I can't do anything about the bats. I hope you enjoyed your visit to Zion National Park and were able to create great memories.

Tight sites and streets! Saw one couple side swipe a tree in a very tight turn area, large RV'S on either side and dumpsters (nothing a couple glasses of wine couldn't smooth over according to the couple one in their site). Concrete pads, grassy area plus rocky area for fire pit at each site but just so cramped. River sites are very short but they are adamant that all 55ft of your rig will fit (not a chance) and there is no access to the river there anyway (protected fish and toxic water). Location was decent, staff friendly but laundry was a rip at $4 each load and showers were limited to 7 minutes with 5 minute break between each 7 minutes of use. It says it's for water conservation but for the nightly rate in a large pull through there shouldn't be any restrictions like that. So showered in our rig for 15 minutes each day. Very noisy inside of the park, loud street noise, awful internet and bad cable. The water hook ups leaked like crazy (no water conservation worries there) and many complained to management but it fell on deaf ears. Sites are small and as with rv parks in general, you sat within a few feet of your neighbor's sewer hook up and their kids played in your space. Keep in mind that you're really paying to be located near Zion, Kolob etc. This was one of the lesser enjoyed RV resorts I've stayed in and I feel a little less smart for staying here.

Sites like TripAdvisor are forums for people to share their experiences and when taken as a whole (the good, the bad and the ugly) provide a helpful picture of what a prospective guest can expect. I think the reason this review bothers me is in the final sentence, "I feel a little less smart for staying here." You may have stayed in a campground with sites that are wider, taken unlimited showers, and paid less to wash your laundry. However, a statement like that demeans our staff who work diligently to provide clean, well-maintained facilities. It also questions the discernment of the 88% of guests who have given us 4 and 5 star reviews. The pull thru sites are 30 feet wide from power pedestal to power pedestal, the riverside sites are up to 54 feet deep and one would park their vehicle horizontally across the front of the RV, there are stone steps that all guests use to access the river, in an effort to practice water conservation we have removed grass and shrubs, use low flow toilets and shower heads, and limit the shower time to 7 minutes (I have used these showers and 7 minutes is sufficient). Your concern about the leaky hydrant did not fall on deaf ears. To repair the hydrant requires we shut off the water to the entire resort and so we schedule those repairs. You may have found the resort to be noisy, but we have many guests who have written they find it peaceful and quiet. I accept and appreciate any feedback that will help us improve how we serve our guests and I readily admit that my response may be as critical as your review. You are entitled to your opinions and to share them. We will continue to do our best to treat guests with respect and to provide them with clean, well-maintained facilities. The rest are just words.

Not impressed at all with this resort. The swimming pool was disgusting. The water was cloudy with hairballs all over and my kids got a rash. When I alerted the staff they said they clean it and check the levels everyday to report to the State and that there is approximately 8 gallons of urine in any pool. The bathrooms were disgusting, smelly and were not cleaned often. There were no paper towels to clean any surfaces and only had a bottle of disinfectant to spray the surfaces. The were no windows and no ventilation so moldy and steamy all the time. The laundry room was also disgusting. Small trash overflowing, dirty stinky washers and dryers. For the cost it is sub par!!!! Very friendly staff, and they work hard to control Covid. Park is clean.
Plenty of barking dogs, very poor WiFi that drops constantly, a lot of highway noise, and I’m in a space by the river. Tiny laundry machines. Sewer connection is not placed where it is usable. Space I’m in is gravel which is brought inside in your shoes. Narrow spaces-just hope that your neighbors don’t BBQ or you will be smoked out. They seem to have a problem with the water system as in three days it has been down twice.

Thank you for recognizing our friendly staff and clean park. I am sorry to see that you had several issues with the facilities. To clarify some of your concerns: We have commercial laundry machines and they will properly wash a regular load. However, they are not suitable if you are trying to wash a comforter, something over-sized, or trying to combine more than one load at a time. The quality of the WiFi is subject to what other guests are doing. You may just be surfing the internet, but your immediate neighbors may all be streaming HULU or Netflix. This usually occurs in the evening hours. If someone prefers grass and concrete vs. gravel, we have sites available to meet those needs. We have thorough site descriptions on our website and are happy to honor requests whenever possible. When we have to perform maintenance on a water hydrant, we must turn off the water to the resort. This is very infrequent and lasts no more than 30 minutes. The fact that it happened twice during your stay is very unusual. We hope that you still enjoyed your visit to our area and were able to relax on your vacation.

The park was clean and the sites were a decent size. I would pick one of the sites with grass rather than the river sites if we were to ever return because there is more space between rigs. The disappointment was that the wi-fi was pretty nonexistent. We did tell someone in the office about the lack of signal and were told it was because our neighbors must be streaming Hulu or other video. We were up several mornings before 5 am and still had no internet. The cable tv wasn't dependable either as a couple evenings the station we were watching just went blank. One other thing was that we only found 7 restrooms for a park of over 200 sites. Once we hook up and have our tanks emptied we usually have one last bathroom break before hitting the road. We had to search for an open restroom and waited awhile for one to be available as the restrooms are also the showers.

Thank you for sharing your review. I also prefer the sites with the concrete pad and the grassy area. However, I would choose the riverside sites in the spring when the river is flowing so nicely because you will be able to hear the river and I find that very peaceful. Consistent WiFi is always a challenge as more people have devices and are doing more with them. I am amazed at my own husband who is constantly watching something on YouTube with his phone. We have new owners that took over last week and one of their top priorities is to improve the WiFi. I hope that if you are in our area again, you will choose to visit again and that we will be able to provide you a more robust WiFi experience.

This is a wonderful RV park…clean and great staff. The pool was great after hiking, the laundry facilities were clean and had great appliances. I’m giving it 4 stars simply because I booked this TV park as they advertise it has a shuttle to the Zion park which is 13 miles away. We came in an RV without a car so the shuttle was important to our hiking plans. Unfortunately I assumed it was a shuttle then ran through it the day…it doesn’t. It runs at 730am and at 130pm! Two times! Makes zero sense with heat index of 108 while we were there…we wanted to start our hike at 7am And maybe return in the the late afternoon for cooler hiking. So while I loved the RV park itself..don’t depend on the shuttle service if you’re an early morning or late afternoon hiker.

My family and I drove up from the Las Veg okas area. Upon arrival, a camp advisor rode up to greet us in his golf cart and guided us to our space. He even helped direct my husband to get the camper in perfect position for hook ups. He was very helpful. We stayed in a pull-thru spot number 31. It was PERFECT. Spacious enough for all 5 of us, shady with two big trees, a large grassy area, pebble gravel around the firepit and fairly level concrete to drive the camper on to. The pool was heated, but not hot. Perfectly refreshing. The bathrooms were clean, as was the dog run. A short walk gets you to the river access where we waded and explored. We set up camping chairs while the kids and dog played in the river every evening. There is an office with a convenience store. We were able to get the kids water shoes and sliced cheese for our grilled cheese cravings. We had a great time surrounded by lots of other nice families. It was an easy 15 minute drive to Springdale where they had lots of amenities. We loved Oscars restaurant. About 5 minutes up the road was the visitors center where we parked at 530am and did the Watchmans trail. It was a lovely hike. We had a wonderful time and we will definitely be back!

There are board games in the community center, decent gift shop, gem mining, but it was the best of our trip for bike riding since roads are paved.

Zion River Resort does have a shuttle to take people to the N.P that is 13 miles away. You need to check with them to see if it is running due to COVID. When we were there it was not running. We had an RV and got up early and drove to the N.P and parked in their RV parking. We happened to be the first people there at about 6:30 in the morning. Since then I have heard it’s gotten much busier. Since the shuttle was not running within the park we biked the 8 miles of scenic route to the end and back. I really enjoyed that because it gave you a chance to really take in the beauty.
