The Katy House Bed & Breakfast is a hidden central Texas gem located in downtown Smithville, Texas. This historic property is home to 6 individual guest rooms with private bathrooms, filled with luxurious amenities. All 6 guest rooms are spread across the property in both the main house and separate cottages. In the main house, three guest rooms can be reserved, all of which are named after the Katy Railroad passenger trains: the Bluebonnet, Katy Limited, and the Texas Special. Steps away from the back porch of the main house, we have three private cottages tucked away: The Garden Cottage, Conductor’s Quarters Cottage, and the Katy Tower Cottage. Smithville, Texas is only a 45-minute drive from Austin, Texas, and 1.5 hours from Houston or San Antonio, Texas. This gem of a town is nestled between the small towns of LaGrange and Bastrop.

This is a charming, well-kept B&B within walking distance of downtown Smithville. We stayed in the ground-floor cottage due to limited mobility. It was by far our best B&B experience ever. The owner met us on our arrival, as well as cooking a full delicious breakfast each morning. Her husband is a chef by profession, but she can certainly hold her own in the kitchen with style and charm. We recommend it highly!

My husband and I love the Katy House. This was our fourth time going back, and it won't be our last for sure. We were there from September 6th - 9th for our anniversary. It was still just as gorgeous as before and super clean as always. I also love all the plants and flowers around the Katy House that decorate it. Shelby was there to greet us when we arrived. She is such a sweetheart! She made sure we felt welcome and even remembered us from our previous time we were there when she had just first started working there. Shelby was such a joy to talk to too. I'm really glad she's a part of the Katy House. Tiffany was just as awesome as always! It's always a joy to see and talk to Tiffany. She makes you feel like you're part of her family. She never seems put out by anything, and she's always got a warm smile for everyone. Seriously, I don't think I've ever come across someone so nice and friendly. She's really the heart of the Katy House and the main reason my husband and I always go back. Anyway, Tiffany cooked us a delicious breakfast each morning. It was so tasty, and I would even say that it's better than any breakfast I've ever had even those I've ate in restaurants! Make sure to bring a big appetite to the table each morning because Tiffany's breakfasts, besides being the best ever, are very plentiful! My husband and I skipped lunch every day because we were still full from breakfast! (Another reason why we love going to the Katy House!) Our bed was comfortable like always, and I loved the little personal touches in the room. I love that the mini fridge is stocked with cold (name brand) sodas and water. I love that the tv is a smart tv with YouTube TV as well as other streaming services to use. WiFi is also quick too which is nice. My husband and I always stay in the Texas Special room due to the balcony that we love. I love just sitting there and relaxing. I love the rocking chairs which help to make it more serene as you watch the world go by. I do love the porch swing that's outside downstairs by the entryway. Every night, my husband and I would sit there and just talk. It was so serene and peaceful. Tiffany let us leave the porch light off while we sat outside which made it even nicer. The location of the Katy House is perfect too. It's just a couple of minutes walk to awesome shops and restaurants too, and parking is plentiful around the Katy House. It's also in a really nice and quiet neighborhood. Seriously, if you have not stayed in the Katy House before, you are missing out. I know I always say it, but the Katy House really is Heaven on Earth. Tiffany and Shelby are both amazing, and the house itself is nothing short of amazing. I am already planning my birthday trip to the Katy House, and I've recommended it to some friends who have told me that they will be booking the Katy House soon. The Katy House can't be beat!

We stayed at the Katy House for the third time over recent years. We love it every time. Due to Covid we stayed in the Garden Cottage. The accommodations were great. There are good restaurant options in town. The town is walkable and the nearby state parks have good hiking trails. We look forward to our next visit to the Katy House and Smithville.

This is a lovely B&B. The inn keepers/owners were fantastic. She greeted us made us feel so welcome. He is a chef. Breakfast was fixed to order. Yummy. A nice pizza place and bar was within walking distance for dinner and drinks. Loved It.

The Katy House has become mine and my husband's place to get away to. This was the third time we've been to the Katy House, and it's definitely not our last. (In fact, I've already booked another stay at the Katy House.) As I've stated previously, if you are looking for Heaven on Earth, the Katy House is where it's at. I'm not even exaggerating. The owners, Tiffany and Joe, are just nothing short of amazing. Joe had to work most of the time while we were there, so we only got to see him a little bit. However, he was just a nice as he always is. Tiffany was there the whole time, and she was super sweet. Even with the grocery stores having little to no food items and the boil water notice due to the Texas winter storm, Tiffany managed to cook us up a big delicious breakfast each morning. (Seriously, I've never had any breakfasts as good as the Katy House breakfasts.) Tiffany knew my husband's 40th birthday was coming up, so one morning she cooked him 40 slices of bacon since she knows how much he loves bacon. Tiffany makes you feel like you are an old friend coming to visit. You never feel like you are a stranger at the Katy House. Tiffany talks to you like you're a great friend or part of the family. She's also great if you need suggestions on where to eat or what to do around the area. A special shout out to Shelby, the housekeeper. She does a fantastic job of keeping everything super neat and tidy. Seriously, there is not a speck of dust to be found. She's also really nice too. We always stay in the Texas Special room because we love the balcony. The decor is also lovely too. I especially love the paintings of the animals in the room which are done by a local artist. Everything about our stay was comfortable, and we loved how the rooms all have YouTube TV too. The only bad thing about our trip was that it ended much too soon. It always saddens me when we have to leave especially when we have to leave the Katy House. However, we always look forward to our next stay!
