If I could give zero stars I could. Don't get me wrong the place is very very cute. It has an old school feel to it. My issue is the owner. For one example, we paid over 100 dollars for a tiny room and a bathroom with no space. The owner left weird and threatening notes the entire visit (see attached). The kitchen is apparently off limits and not included in the overpriced small room. There is no control over the air conditioning. I just tried to turn it down and she wrote me a note "close and lock the door because the a/c isn't working". The owner was mad at me because I had my service animal which she had NOTHING posted online about not being allowed. I left early this morning because I feel she was watching all I do. Cute location, HORRIBLE management. Do not come here if you want to relax. It's like living in your evil grandmas house. I wish I could get my money back it was traumatic The swimsuit attached was left by a previous guest after the room was “cleaned” The “love nest” is very tiny and you are not allowed the use the amenities like the kitchen ***I did buy leashes for my service animals and they were on them and I DID look for a place for them to stay** Attached is one of the THREE threatening notes

I take this review very seriously. It is a personal attack layered with lies and totally out of character with other reviews. This guest ignored our policies that exist to protect the health, safety, and well-being of our guests. Fellow guests complained of 2 large rambunctious pets barking and running freely in the kitchen and the yard, charging at them. At booking, there was no mention of a service animal or pets when they booked the small budget room. The guest did not have the dogs leashed and did not have control over them. These were obviously pets, not ‘a’ service animal. I spoke to the guest face-to-face about our policies and that the dogs could not stay. The guest agreed. However, they took no action. his defamatory review focuses on insulting the management when clearly the guest reveals they were trying to sneak their pets where clearly not allowed. This guest review should be removed based on slander, lies and personal attacks. Delaina Management

My wife and I just celebrated out 10th wedding anniversary at our very first bed & breakfast at Beacon Hill. The house is an eccentric but tasteful combination of traditional and contemporary design, with hints of Victorian-style furnishings, but also with the flair of modern stylings such as a tiled shower with a fountain (just in the honeymoon suite, we believe). The honeymoon suite also has a 4-poster bed decorated tastefully with mosquito netting, a wall-width mirrored closet that adds a touch of romance, and a 2-seater table for breakfast that sits in front of a window that provides a fantastic view of Clear Lake. The owner, Delaina, is a first-class cook; she prepared and served two delicious breakfasts during our stay that were absolutely mouth-watering, and she brought it to us in the suite! Delaina is an engaging conversationalist with whom we thoroughly enjoyed spending time learning about, as well as sharing our own stories and adventures with her. Our stay couldn't have been any better and we certainly plan to stay there again in the future! If you're looking for a cozy, comfortable place to rest and want to get away from the fancy hotels, do yourself a BIG favor and go pay Delaina a visit - she'll treat you more like a friend than a guest!

Beacon Hill B&B is a good place if you're visiting Seabrook and don't want to stay in one of the many "chain" hotels which offer more or less identical, bland, accommodation, etc. Owned and run by the very charming Delaina Hanssen, Beacon Hill is furnished with an eclectic collection of furniture and artefacts, many of which are antique and quaint. We had the Sterling King Master Suite, which comprised a large bedroom with lake view and an extremely comfortable, very wide, 4-poster bed, a small foyer, and a large bathroom. Breakfasts were very good: home-made waffles one morning, pancakes the next; delicious home-made cakes, fruit, etc. We were offered a "full English" cooked breakfast, but preferred something lighter, which was well provided. The breakfasts were very different from, and infinitely better than, the boring, bland breakfast buffets at the chain hotels. Because of one aspect of our schedule and particular needs, we asked Delaina for a change to her usual procedures – (I shan't say what it was, lest everyone asks her for the same!) – and she was very obliging, which we much appreciated. But it isn't cheap; in fact, quite pricey. While reluctant to say anything negative, particularly when Delaina was such a delightful hostess, frankness and objectivity require me to say that it was a pity that our bed wasn't made after our first night. Given the cost, I think it should have been.

We visited Beacon Hill as part of a mini-honeymoon for a couple nights and it was exactly what we hoped it would be. The sterling room was beautiful with a lovely view. Enjoyed the breakfast every morning and the service was fantastic. Highly recommended.

My husband and I stayed here the night before and of our wedding just a couple weeks ago, and it happened to be the first time for both of us to experience a bed and breakfast. We stayed in the Sterling King suite on the first floor, and the room was wonderful! The whole place was neatly kept, and the view of the bay from our window was spectacular. The canopy king bed was probably one of the most comfortable beds I've ever slept in! I loved the old timey decor, and it was a great backdrop for me and my bridesmaids as the photographer took pictures of us getting ready the morning of the wedding. The biggest gem of the whole place is the hostess, Delaina. Breakfast was delicious on both days we stayed there. We had sweet rolls and fruit the morning of the wedding and a full breakfast with eggs, hashbrowns, sausage, biscuits, fruit, jam, the works the morning after! Delaina is embodies everything I think of when I think about Southern hospitality from her warm, friendly demeanor to the comfort of her food. She has certainly set the bar high for any further experiences we might have at a B&B!

My wife and I stayed here for 3 nights when we were in town for an STS 61B space shuttle reunion. It is located right on NASA 1 but is easy to miss as there is no B&B sign on the road - the turn for the driveway is right after the big sign for the Beacon Hill Resort as you drive east, on the right side of the road. There is a small sign for "Beacon Hill Parking" but it is easy to miss. There is a car port with room for 3 cars. This is a little different than your normal B&B because the hostess, Delaina, does not actually live at the property. She has several properties that she rents out long term to guests and I think there may be a guest who uses one room at this location on such a basis, though we never saw them. As others have mentioned, the house is an old one, and it shows in various place (carpeting, outside of the home, etc). Everything was nice and clean but it definitely shows wear and tear, old appliances in the room, etc. We stayed in the Lake View Room on the second floor which was nice and spacious. It has a small refrigerator, which we had to plug in when we arrived. There is also a coffee maker and a small clock radio. The TV is an ancient Zenith, about 19", on a wall mount, with satellite (I believe). There is free Wifi and it worked OK, we just had to call Delaina to get the password. The B&B is right on the lake so there is a large backyard that goes down to the dock and water. There were folks fishing out front most every morning when we were there. The Space Center Houston is only a couple miles west on NASA Rd 1 and the Kemah Boardwalk if just a few miles away on Rt 146. The location is very convenient. Breakfast was at 0830 each day and consisted of eggs, sausage, potato, croissants or crescent rolls and perhaps some fruit (grapes) with apple juice, orange juice, coffee, etc. The breakfast table overlooks the lake - very scenic. Delaina is an excellent hostess, very easy to talk to and has visited a lot of places. She has lived in the area for a long time so is a wealth of knowledge on things to do, places to eat, history of the area, etc. She simply could not have been nicer or more accomodating. The reason I give the average rating is because the facility is a bit run down in areas (again, very clean and comfortable though) and could use some upgrades, the price was high in my opinion, and the food was OK but not as great as many other B&Bs we have used. I would recommend this place without hesitation I just think it was not outstanding compared to the many other B&Bs we have used.

Thank you for taking the time to review Beacon Hill Bed and Breakfast. I particularly appreciate the compliments on my efforts to inform guests and make them feel at home, as I take great pride in what I do. I am so happy that you chose Beacon Hill B&B for your home base while visiting the Seabrook/Kemah resort area. We have the advantage of being located on the water and right between two of Texas’ top rated tourist venues, the Kemah Boardwalk and Space Center Houston. We have a lighted sign on the street and two driveways, with additional signage for guest parking. I live next door to the B&B, hence the second drive is my personal driveway. I proudly describe the house as ‘vintage 1930’s, that was added onto in the mid-70s. Over the last two decades, it has served as a comfortable retreat for B&B guests to relax in a casual atmosphere where I strive to make each guest feel at home. When guests smile and comment that they 'feel like they are in their grandmother's house', I feel that I have met my goal. Guests seem to enjoy the fact that we are flexible on the time to serve the home-cooked breakfast and also offer the choice of having breakfast delivered to their room on a tray. Everyone needs to stay in touch, therefore we offer FREE, high speed internet service, and have posted the password in several common areas of the B&B. Cable TV is available, too. I am happy to announce that the B&B is scheduled for a fresh coat of paint and will be posting photos on social media as soon as it is completed. Of course now we must contend with weather permitting. We continue to make updates as needed and appreciate your comments, suggestions and compliments on what we are doing right. I look forward to welcoming you back to Beacon Hill B&B for you to see our changes. Best regards, Delaina Hanssen

A step back in time to a 1930's summer lake home. The atmosphere is one of "going to grandma's lake house for a visit". House is close to restaurants and pubs. Kemah boardwalk/amusement park and NASA Space Center each three miles away. Look for the funky pelican statues along NASA Road One in Seabrook. My daughter and I stayed in the Sterling King suite. Great view of the lake from the bed or the table and chairs by the window. Bath has a seven foot soaking tub with zen features. Snacks such as coffee, tea, homemade cookies, muffins, and granola bars available on the sun porch. We enjoyed sitting on the home's personal dock in the evening sipping our wine, enjoying the sunset and cool lake breeze with NO mosquitoes. Delaina and her son Byron are very congenial. They joined us for a "hearty" breakfast like grandma would make - juice, coffee or tea, scrambled eggs, ham, sausage, hash brown potatoes, fresh fruit and croissants. Breakfast is served in the indoor sun room which has a view of the lake. We were the only guests for breakfast and Delaina and Byron joined us for a lengthy "chatty" breakfast which made it feel like a family get together. The innkeeper and son are cat lovers. We were greeted outside on arrival by three of their four cats. We are cat lovers so I knew right away that we chose the right B&B. For those non-cat lovers or those allergic to cats - they are not allowed in the house itself. We were there during tropical storm Bill so it was interesting to see the changes in the lake level (it has a tide) but never were in any danger of flooding. we forgot to ask for the wifi code. Would stay again.

I am a traveling RN and accidentally found Beacon Hill while I was apartment hunting. I'm so glad I called. I stayed about 4 months in a small one bedroom apartment that was perfect for me. Delaina is so wonderful and accommodating. My stay was beyond comfortable. I looked forward to going "home" after work rather than to a hotel or apartment complex. On weekends I sat on the dock fishing and reading. It was heaven! I would rent again in an instant. Thank you Delaina and Byron

Rebecca, Thank you! We have the very 'best' guests staying with us. I especially love to hear how our guests enjoy the solitude of the water, breeze and sunsets. It is nourishing and nurturing at the same time. If we could 'bottle it', I would label it 'Refresh Your Soul'. Come again and stay with us whenever your travels bring you back to Seabrook, Texas. My guest and I had stayed here in January and came back this month to enjoy a dinner cruise in Kemah. Delaina is such a great hostess. This B&B is clean, warm and welcoming. The Sterling Room is a gem. What could be better than laying on the bed looking out the window at the water? The common area is cozy and comfy with games and books and lots of windows facing the water. I certainly hope to have the chance to stay here again in the future!!!!

Nicole, You have seen our B&B in what we consider the 'grip' of winter, with our steps frozen in ice. For the Gulf Coast, that is 'extreme weather, indeed'. And, you have visited when we've enjoyed the sunny skies with the prevailing breeze on the lake. That is the typical weather we expect here in Seabrook, Texas. I know you were escaping the harsh Chicago weather, which we can't begin to image here. I am glad you found our spot of paradise here on Clear Lake, the 3rd largest concentration of boats in the USA. Being able to take a dinner cruise right here in our back yard is convenient and fun, especially those Murder Mystery Dinner Cruises. We look forward to welcoming you back anytime you can getaway to our part of the country. Happy travels, Delaina

Bonnie D, I so appreciate your kind review. We have quite a few positive comments about the beds being comfortable, and coming from those with back concerns, this is a real testament. Each guest is different, of course, but the recurring comments tell me we have a good product. I love the description that the B&B house 'hugs' you. l was able to share that with the previous owner, and he and his family just smiled with pride. It really is a special house. We want all who cross our threshold to feel the friendship and hospitality that is only experienced at a B&B, or maybe your 'grandma's house'. We look forward to seeing you soon. Thank you, Delaina
