My then-fiancee and I called and booked a tour with the owner of this property during Christmas break because we were looking for places to have our wedding party stay and have our rehearsal dinner, because we were getting married 15-20 minutes from Summit. From the second the tour started, she was unprofessional, immediately talking crap about our wedding venue of choice. She continued to bring it up throughout the tour and my now-wife, mom and I all thought it was aggressive. She then asked what dates we were looking for and we told her, then she drew up a quote for us. We didn't ask for any discounts, just a quote, and she gave it and understood we needed a few days to crunch the numbers and decide. When I called to pay the deposit about 10-14 days later, within the timeframe we'd told her and for the exact dates on the quote she'd given us, she then decided she could no longer fulfill her end of the deal, "because I have members who might want to come." She left us scrambling to find a place with no remorse and was extremely unprofessional on the phone during this interaction. I will never spend a dime at this "resort" and will never let any of my friends or family give her money, either.

Planned a trip for our family off of photos on their website... We stayed in #6 tree top villa..First there were a LOT of exposed nail heads coming out of the decks that also needed painting.. Forget about walking barefoot on them without wrecking your feet...The master bedroom deck has extreme heat rot around doors.. Very outdated decor, not enough plates/silverware for 6 people . Washer was out of service. Jacuzzi tub is in basement of home and outdated/dirty.. Main pool great ! Other needs paint.. House was clean, comfortable beds, cute but not spacious .. Will not chose this location again...Felt like for 1700.00 for a weekend, it should have been nicer..

We stayed in one of the cabins by the river. Great views and river access for the price. Just so you know, each cabin had two ac units. We got hot until we found the remote for the second ac. The grill and picnic table at the back of the cabin has great views of the river. The cabin was very clean. We'll definitely be back. You should defintely try this place out.

Don't stay here if you want to stay in touch with the outside world. Very spotty phone service and no internet inside the unit. Two TVs in the unit, but the second was in a loft directly above the main room so the sound from one tv would compete with the other one. Great views of the hillside but unless you liked outdoors activities, the only option was to read a book. We stayed for only four of the seven-day booking.

The property is incredibly beat. There was a dead cockroach under the toe kick in the kitchen upon arrival. The furniture cushions are so old you almost sank to the floor when you sit on them. The stairs and platform leading up to the villa were very old and we were not sure they could hold our weight. The wall outside where you went in was rotting and the screens were torn. Forget seeing out through the windows. On the plus side, the beds were very comfortable, the appliances worked and the location was great. Due to the quality of the resort, we spent very little time there and occupied our days site seeing. We did go to the pool and it was clean.

This is an extremely nice resort. Plenty of room between R/V’s, lots of green space with trees. 3 pools on the property, access to the Guadalupe river and a fishing dock. Cabins, tree house villas and R/V spots available. Nice, quiet location with staff that enforce the rules. We will definitely be coming back here!

This is our family go to! we always have a huge bunch of friends and family that join us here. As far as everyone complaining about the rocks at the river access... its a river, its not going to be sandy and smooth like the beach :)

Office staff not friendly. Hot tube extremely low in water, stinky and the walls of the hot tube are caked with green mold and algae. Pool is dirty. Grounds are dirty. Bad WiFi connection and cell reception. Will not come back. Several very nice upscale parks to pick from

Front desk ladies more worried about the cleaning fee than anything else. the front desk rarely monitored. Not helpful at all. No ice melt but insisting that we be out, (down 2.5 flights of ice covered steps) by 11. only helpful person was the security guard. Desk people don't care about guests.

We choose this resort because we wanted to visit the historic area of New Braunfels and quietly catch up on some paperwork. This is Hill country terrain beautiful, with outdoor fresh water activities, but not much to do outdoors in the winter. Also the detached time share homes are difficult to access for the mobility impaired. Restaurant options nearby are limited but ok for a short stay during the winter. More options in the town center a few miles away. Units were excellent--Texas hill country traditional furnishings, spacious rooms, especially the third floor which would be perfect for children. Three full bathrooms are unusual and a great feature. Kitchen not a "trophy" as so many timeshares now, but certainly adequate, with plenty of dishware & utensils and dishwasher. Nice touch for families was a high chair and a folding stroller. Even a fitness cycle in the ground floor room that housed a jacouzzi, bathroom, and washer & dryer. If you like fishing & water sports, this is the place. Good internet, but cell signal required going out to the deck. No problem unless cold or raining! Suspect that parking would be a challenge during high season. Would probably be beautiful in the autumn. View of foliage-covered mountain.
