Summit Vacation Resort offers guests to the Guadalupe River Valley area, 30 cozy River Cabins and Loft cabins, 13 Treetop Villa vacation homes, and a beautiful 100+ site RV park and campground. Resort restaurant is open on weekends for breakfast and lunch, however it is a seasonal restaurant. The Summits 74 acre property including 3 swimming pools,a hot tub, tennis and basketball courts, large clubhouse, direct Guadalupe river access,and many other amenities which makes this resort one of the best resorts in all of Texas. This was a first time visit for this resort. The tree top villas all situated on a hill side allowing each unit to have their own spectacular view. The unit I stayed at during spring break was not kid friendly being that there was not any yard for playing nor space for a family barbeque. There was a daily parking fee for daily or overnight guests. Nor was there ample parking for guests at the villa. One of the bedrooms was not provided with any furniture i.e., nightstand or dresser. There was a kids pool, and other activities, games provided for family fun.

We stayed in one of the cabins by the river. Great views and river access for the price. Just so you know, each cabin had two ac units. We got hot until we found the remote for the second ac. The grill and picnic table at the back of the cabin has great views of the river. The cabin was very clean. We'll definitely be back. You should defintely try this place out.

We hadn't plan to stay here, but plans changed. We saw reviews and went off that. The staff is mixed on friendliness, and we continued to have vehicles cut through the gravel site beside us in the early morning, rather that stay on the roadway as instructed. I put a picnic table in the middle of the site to prevent that, but they just drove around it.
Went to check out the amenities, and asked about shuffleboard and putt putt equipment, and was advised the equipment was all in a closet "down there" and you can find it. We found many doors locked, but no equipment. The Putt Putt course is pretty much a hazard and unplayable.
Maybe they do differently during the summer months, but we will never find out.

Front desk ladies more worried about the cleaning fee than anything else. the front desk rarely monitored. Not helpful at all. No ice melt but insisting that we be out, (down 2.5 flights of ice covered steps) by 11. only helpful person was the security guard. Desk people don't care about guests.

We choose this resort because we wanted to visit the historic area of New Braunfels and quietly catch up on some paperwork. This is Hill country terrain beautiful, with outdoor fresh water activities, but not much to do outdoors in the winter. Also the detached time share homes are difficult to access for the mobility impaired. Restaurant options nearby are limited but ok for a short stay during the winter. More options in the town center a few miles away. Units were excellent--Texas hill country traditional furnishings, spacious rooms, especially the third floor which would be perfect for children. Three full bathrooms are unusual and a great feature. Kitchen not a "trophy" as so many timeshares now, but certainly adequate, with plenty of dishware & utensils and dishwasher. Nice touch for families was a high chair and a folding stroller. Even a fitness cycle in the ground floor room that housed a jacouzzi, bathroom, and washer & dryer. If you like fishing & water sports, this is the place. Good internet, but cell signal required going out to the deck. No problem unless cold or raining! Suspect that parking would be a challenge during high season. Would probably be beautiful in the autumn. View of foliage-covered mountain.

Don't stay here if you want to stay in touch with the outside world. Very spotty phone service and no internet inside the unit. Two TVs in the unit, but the second was in a loft directly above the main room so the sound from one tv would compete with the other one. Great views of the hillside but unless you liked outdoors activities, the only option was to read a book. We stayed for only four of the seven-day booking.

My wife and I traded into this resort and were quite pleased with the space. We had planned to bring friends along but they didn't have time. The place is a little dated but still comfortable. It is all stairs to get in so keep that in mind. We both liked how they were their own self contained large cabins. No worries about hearing your neighbor. The kitchen table was a bit large for the space IMO. The kitchen was well stocked and everything worked. The staff was fantastic. Even tho it was February we were able to canoe along the river and the staff got everything together for us. There is plenty to do in the area but Austin and San Antonio are only an hour away.

We arrived and all was well. We had 8 people and it supposedly slept 8. The beds were on room that had 4 twin bunk beds. Oh so hot in this room. All of the mattresses were plastic and the ladder was so close to the wall even the smaller kids found it difficult to climb. There was a loft bed that two teenagers were able to navigate pretty well. The other bed for two was a pull out futon that was sooooo hard. Kitchen was tiny and difficult if there was more than 1 person in there. River access was not very friendly to get in and the there stairs to and from were brutal, people were all bunched up at the bottom just trying to get in the river. Riverfront access needs some serious work. Everyone enjoyed the pool and other amenities. Had to leave the resort a couple of times because items we needed were not available at their store. The pictures on their website looked nothing like the in person experience. We made our own good time there but was very disappointed in the sleeping arrangements and the river access for these reasons we will not return.

We stayed in cabin 12 very nice near the hot tub. Liked the loft bedroom for my kids. We were near the pool and tennis court perfect for a homeschool family. So convenient to have washer and dryer in the room and 3 bathroom was great for a family of 7.

We stayed here end of January during a lovely ice storm )-:
It’s a beautiful setting in the midst of the rolling hills and access to the river. It’s a great place for kids and dogs. A dog park to run your dog and lots of activities for kids (2 pools, mini golf, etc.)
The only downside is the internet - mostly nonexistent. If you like living off the grid when here, then it’s perfect.

I was gonna ask the same thing! I don't think they are interested in keeping business...we never heard anything from management after the fiasco we endured.
"Avoid the "tree top villas". They're not easy to get in to, not easy to park at, and you have to drive to the pool, river, etc."Read full review
