My friend and I stayed one night and were very pleased with the accommodations. The bed was comfy along with the quality linens and towels. The claw foot bathtub was a special treat. There was plenty of hot water and the owners had thoughtfully provided a bag of Dr. Teal's lavender bath salts nearby. I indulged...wonderful! The next morning, the battery was dead on our car! We called Vic and he was so kind as to jumpstart the car and give directions to WalMart for a new battery purchase. Thank you again, Vic! Downtown is within walking distance. We especially enjoyed our evening meal at Logan's Place and were delighted with "The Periwinkle Shoppe" for a variety of unique gift items....Heather and Amy were most helpful. We would most definitely stay here again.

Our house is on the market and to avoid the parade of people we decided last minute to skip town. We couldn't decide where to go and randomly chose Mineola. Based on the previous reviews and the fact we prefer B&B's to a hotel we tried the Brooks House. It was a quaint little house, very clean, and honestly the suite was big enough for a rental. LOL! My husband enjoyed soaking in the large clawfoot tub. It was close enough to downtown, but not within walking distance. But that's okay because with all the great antique and specialty shops you will need your car to haul your treasures! All the people of Mineola were so friendly. All the shop keepers just made us feel like family! A special shout out to Paul Carter at East TX Ammo, a truly inspiring conversation. May God bless you sir. We will be leaving TX for CO soon and if this was the last road trip for us here, it was a memorable one! I gotta feeling the one thing I will miss most about TX is the southern hospitality. But I will just have to take it with me! Back to the Brooks House, the bed was comfy and the room was great especially liked the private entrance, but after meeting all the great folks downtown it would have been nice to have been greeted by the inn keeper.

The Brooks House is a quaint B & B in Mineola within walking distance of the best fajitas in East Texas and multiple shops. The rooms are clean and comfortable with period decorations. A lovely get-away! Oh, and don't miss fajitas at The Jalapeño Tree!

The getaway weekend to enjoy the beautiful country that is East Texas was made much better by our stay at the Brooks House in Mineola. From the moment we stepped onto the rustic but tasteful wrap around porch with rocking chairs, we knew we were not in the big city any longer. The secure door keypad was easy to use and once we walked inside the cottage, a peace settled upon us. Our suite was very large, with all the amenities one would expect in a quality hotel. The sitting or living area has a large television complete with all the channels you could want as well as a refrigerator, writing desk and a comfortable couch and chairs. The original hard wood floors are a nice touch as well as the high ceilings and vintage door molding. The bedroom is spacious, with both a fan and space heater. You don't need them because the central heat and air is more than sufficient. Our bed was large and comfortable, complemented by very high thread count cotton sheets. All artwork is placed to accent the personality of Mineola, primarily rural animal scenes and railroad pictures. The bathroom is modern with updated but classic fixtures. The locations is superb, only one block off of Main Street and a short two minute walk to the downtown area and multiple antique shops. If you are looking for an excellent and well-priced B&B in E. Texas, this is your place. Have fun and don't forget to leave your troubles at home.

Cute little place. I enjoyed the charming feel. It was nice, clean and quiet. Not like a hotel! Could use more counter space in the bathroom and a lower mirror but overall quite quaint. Still has a few kinks to work out. Was unable to get hot water in the shower but had plenty for the tub. Could use a warning marker on entryway of for the little but immediate step down

Response from CaptainVS, Owner at Brooks House Suites
Responded Nov 3, 2015
Thank-you for staying with us and your review. We checked the shower, and the hot water seems to work fine. To change the water temperature after you pull the handle up, you turn the knob itself to the left or right in the direction of the red or blue icon and it will regulate the water temperature. (We had another guest ask about this a few months ago and we went into the suite and showed them how to regulate it.) Please feel free to ask us about any issues and we would be happy to immediately respond in person. I will try to contact you offline to determine which step you are referring to. The porch steps were replaced earlier this year as part of our restoration and we made them wider and lower for our guests safety. We do appreciate your feedback. This year we have added microwaves, refrigerators, coffee and tea service, additional hanging clothes space, mirrors, fans and ironing boards as a result of guest feedback!

We were in town for the Kacey Musgraves concert. This was the perfect base for the weekend. The house is well kept, and convenient to downtown. This will be our first choice when in the or area for future concerts or visiting the nature preserve Vic gave us some great suggestions and some great background on the house and Kacey's early music career.

I brought my wife to Mineola for her birthday. It was our first time to visit this area. We stayed in the graham suite at the brooks house. The setup is very nice, we really enjoyed the rocking chairs on the front patio. The location of the house is great. A couple blocks over is a main strip of restaurants and shops. Vic made the stay easy and stress free and we really appreciated his hospitality.

My daughter and I wanted a short Mother/Daughter overnight in Mineola. We really were looking for a B&B but it was not available so I took a chance on Brooks House Suites. It was so charming! It has two units which are about the same except for the bathroom. We chose to have a whirlpool bath instead of a regular bath tub and shower, which is in the other unit. We literally went back in time with the décor and historical information available in the unit. It really felt like home. Nice big living room and bedroom. And the bed was extremely comfortable! Vic met us around 8pm and was so very friendly and even gave us an option to move to the other unit but we loved the one we were in. He gave us all information about Mineola and was very gracious! We had such a peaceful night and early morning, much better than a hotel. The big front porch with rocking chairs was very nice for the cool evening and morning. The grounds in the back are beautiful and it was close enough to walk to town! I would highly recommend this lovely "home" and hope to return there again soon! Kathy Luce, Atlanta, TX

This is wonderful four-plex B&B. I visited here on another trip to Mineola in Feb. when it was under construction and got a detailed tour of the whole property - four suites, from the gracious new owner Vic. It amazed me to find out how much work and resources are required getting a 100 year old property like this back on the map the way it should be requires. Vic has obviously done this before. When I got the chance to stay it was with my wife. She swoons over antiques, wrap around porches, giant old trees and wood floors so it was a very enjoyable getaway for Daddy. The big claw-foot bathtub didn't hurt either.

What a nice and relaxing place. We had a wonderful time. It was very easy check in and out. There is a person to greet you and make sure you are taken car of. She is very friendly and on the property if needed. The Brooks is close to town and the shops and restaurants. Vic was really nice and very helpful with our stay. We could walk to town and there were restaurants within walking distance also. I would recommend The Brooks for a pleasant weekend stay.
