Visited these apartments for the first time as an extended family trip. The apartments have two bedrooms, a small kitchen, bathroom, and living area. There are some positives and some negatives. The positives: 1. The balconies and in particular the ground floor terraces are very spacious. 2. The pool area is fully fenced and only accessible through gates which provides reassurance for those with young children. 3. The building is very sheltered and is a “sun trap” which gets the sun all day. This was great for our visit in December - but may be very hot in summer as the rooms have no fans or air conditioning. 4. The building is adjacent to a small mall with two supermarkets and several bars and restaurants. 5. The staff were helpful and responsive. The negatives: 1. The accommodation is dated and in poor condition. For example, some of the external areas are fenced off because the decking or paving is broken and hasn’t been repaired. The interior of the apartments is a bit grubby and could do with fresh paint and more attention to maintenance and upkeep. The shower head unit in our room kept slipping off the wall, the toilet did not flush properly, a bedroom door handle was loose, the microwave was behind a timber facade but the door of the microwave would catch against the timber…there was a long list of these types of problems. 2. While the pool is fenced off, there is a gap under the gate that our 1 year old and 3 year old could climb under. 3. The apartments are next to Riu Palace hotel which had loud music every night until midnight. 4. At times we needed an umbrella on the terrace but were told we could not use the umbrellas at the poolside, we suggested we could buy a beach umbrella but we were told that was not allowed. The reason is unclear…the terraces should have umbrellas. 5. The reception is not open more than 4 days a week. Check-in was manageable because we had emailed the company on the day we were travelling and got instructions but otherwise would have been stuck. We saw other families arrive during our stay and struggle to gain access. 6. The accommodation can be difficult for those with mobility problems or young children in a pram as every level requires you either to go down steps (ground floor) or up steps to the three upper floors. There is no lift. 7. Depending on your priorities, the location is good or not so good - 200m to the the promenade at maspalomas dunes, but to get to the port and beach you must walk down and back up the 82 steps to the road - a problem with young children and pram. There is a longer route around mostly flat streets but it takes a half hour. All in all, the property has a few downsides.

You might consider bringing your hiking shoes, if you plan to go to the central office of the building. The stairs that lead to the reception have been sagged heavily. The steps and tiles are crumbled and the floor is littered with sharp tile shards. We would like to inform you that every discussion with the manager is absolutely useless. This person accepts no reasonable discussion. If you insist, he simply reproaches you in Spanish, assuming there are no tourists that understand his language. :-(( His last resort is to pretend to call the cops, witch looks like very poor behavior.

Please don’t book here. They will ruin your holiday! The bad breath receptionist is smiling when telling you he doesn’t have a fan over night. He didn’t say sorry, lo siento, nothing. The Wi-Fi is unreliable, I was connected but had no internet connection. The housekeeping is the only good thing, they did a remarkable job everyday! The light on the terrace wasn’t working so he said he will call “technico” to change it but he never did for the entire holiday. I am so sorry I had this holiday, such a lousy customer service, never again! If I ever go on a holiday again, I’ll make sure it will never be on that savage hotel, or beach. I’ll go to Italy instead. Very disappointed, I want to forget it all!

Nice hotel in a really good location. The room was comfortably big enough for 5 of us. The kitchen is basic but has a microwave and hob which we cooked lunch on. Staff were very nice and the check in was easy. Room could have done with a bit of paint but for what we paid, we were very happy

Good value for money. Pool is nice and nice people around. Lots of good restaurants around and the beach nearby is lovely. Wifi is terrible in the hotel. If you go in the wrong direction from the hotel there is some sketchy areas very close by. Overall I would recommend for more budget trips.

Having stayed at this apartment in 2018 and enjoyed the location and the price of it so we chose to return. we arrived late at night so there was no one on reception but we were given the code to access the gate and told that our key would be within a box, however trying to get the code to work in the gate and open it was a disaster, we tried for around 5-10mins.....it proved to be a daily challenge, and actually caused several injuries to myself and partner. It burst open the skin on my finger and left several bruises on my arm, we complained to reception, who didn't initially do anything, but towards the end of our stay the lock was taken off...more than one person must have complained. i have to say the bathroom was worse than i recalled, we had room 401. the bathroom is in serious need of refurbishment, the wall is damp and grim. the rest of the apartment is good, and we always found it clean. the beds are comfy...pillows not great but overall you get what you pay for. The pool its spotless and peaceful. if they refurbed the bathroom we would certainly stay here again.

Despite mixed experiences in December 2020, we returned to eó Las Rosas because of the convenient and quiet location. On arrival, we tried for 45 minutes to reach someone for check-in - despite prior notification of our arrival time. The reception was closed, and none of the 4 phone numbers posted at the door were answered. (In general, e-mail and messages remain unanswered.) In the flat, the kitchen was dirty - fridge, shelves, extractor hood, countertop, tiles had stain and grease on them. The equipment is patchy, 3 knives, 3 diner plates, 1 water glass, no kitchen towel. Half of the door shelves in the fridge are missing. Overall the apartment seems run down, toilet is loose, door handle coming off, kitchen furniture veneer coming off, cloth dryer on balcony loose. It took 2 1/2 days to get the code for the apartment door and WiFi - which is regularly unavailable. I hence would not recommend eó Hotels and Las Rosas in particular at this point - before they invest in their estate, and reconsider their approach to customer service
