I have a 10 year old and her friend that came camping with us. We stayed two nights at an RV site. We had been here once before 2 or 3 years ago so knew what to expect along with double checking on website and when I called to book that everything was operational due to COVID. However, we were disappointed to find when we arrived that there is no slide or water trampoline at the lakeside as advertised and that we remembered from our previous visit. The pool is wonderful, but the grounds around the pool were not kept up very good. Trash in the flower beds, dirty socks here and there, stuff like that. I actually picked up a bunch myself while I was there. Hot tub jets were not functional and pool lights (inside the actual pool) never came on either night we were there. We even told a gentleman about it it but nothing was done. Also just know before you go that there a quite a few residents who live there (one gentleman I met was a 10 year resident), so it’s not just a vacation destination.

We stayed here with several other families and we rented three of the Villas in a row. The resort was very crowded on this particular weekend (Labor Day) but it never seemed to be a problem. The pool is small so it did become crowded at times. We were within close walking distance to the Lake and we had an assigned boat slip to use at our discretion. All of the staff we encountered was very friendly. We did not use the laundry or recreational room but they are very close to the pool area. There is a HEB within a couple of miles of the resort.

This was our 2nd family trip camping in our RV (the first was in Marble Falls) and we have mixed reviews of this RV park. The good -- nice location by the lake/river and Antlers Inn (for morning coffee). The grounds had nice amenities and people were working hard to keep them clean (pool, laundry room, mini golf, the river) and they also have nice looking cabins for people without campers. The bad: it IS very crowded with RVs with a large portion of permanent residents. They also play round robin with the slot you said you had versus the one you get, which played out in our favor this time but short changed someone else. I want to emphasize - It's super crowded with RV's, boats, jet skis, cars... the actual parking site is grass versus paved, no picnic table, and barely room to cook outside. We left the park and did road trips during the day to Fredericksburg, Llano River, Coopers Barbeque.. . It did get quiet during expected hours, lots of smokers (may be true for RV sites in general) and plenty of adult beverages resulting in glass broken at the swimming pool. LSS We won't be going back. What they COULD do to improve the experience -- take away every third rentable spot and give space back (I get that $$$ matters)

We stayed at the Llano Lake House, and it was wonderful with a great view of the lake trampoline. The boys could swim in the lake while we were on the porch of the house. The house was well furnished and extremely clean. The staff was very helpful, and we had a great time. Thank you to the Koenigs for a peaceful, wonderful vacation.

We stayed in one of the condos at Rio Vista. It was modern, spacious, and had a full kitchen. The outdoor patio had a great view of the lake and a nice breeze. Perfect for breakfast each morning, and to hang out at night. They have a private boat ramp too which was very convenient (and free for guests). The water trampoline, pool, and barbeque pits were also a nice bonus.

Stayed for a day. The condo was very clean, the furniture was up to date, the outside looked very well taken care of. The view of the lake was so beautiful, and the environment was very quiet and relaxing. Would definitely visit again.

Rio Vista looks amazing online. We were wanting a park with water activities and a pool. The water trampoline was fun for the kiddos, but, the water is very choppy due to all the boats and jet skis. There is no beach area at the resort. Our kids enjoyed the splash pad and mini golf. The pool was nice and we all enjoyed it. The hot tub was disgusting and definitely needs cleaning.
What they don't tell you on their website is they have permanent trailer houses and rvs mixed in with weekend campers. We had spot 17...DO NOT ACCEPT that spot. The septic is on the WRONG side....lucky enough we had an extra hose so we could hookup.

We stayed at the Llano Lake house and had a great time! The house is very spacious and is right on the lake with amazing views. Our kids loved the little playground but especialy like the water trampoline. They could play on that for hours. The resort management was very helpful and nice. It was the perfect place to have fun and forget about Covid for awhile. The lake is amazing and if you have access to a boat it will not disappoint! This is a great hidden gem for those who want to get away and have some great family fun.

I researched places to stay and came across Rio Vista's website. After, I browsed the site. I clicked directly on the link for one bedroom villas and it directed me immediately to a list of the rooms amenities. It states that they have 4 one bedroom units that are equipped with a full kitchen, bed, bath and fold out couch. I reserved a villa...the "Pennsylvania" to be exact with Meghan for the last weekend of June. Everything seem to be according to plan, until in route to their location. My husband and I stopped in Burnett at HEB to pick up a few groceries for our weekend stay. I decided to call in and verify the size of fridge to make sure I wasn't purchasing items that we would be unable to store. As I am on the phone with Krista, she tells me that the room doesn't come with a fridge and in fact doesn't have any kitchen amenities at all. I was a bit confused because their website clearly states that it does. Now, I am normally a very reasonable person, but here we are more than half way their in a parking lot on a Friday with my daughter that requires medication that must be stored in a fridge at a constant cooled temperature. I asked why their website stated it did and she is telling me that the room did not? Her reply, "Well, the website states that it is like a hotel...bed/bath only." Are you kidding me???? This room was clearly misrepresented and nothing on their website stated such. I asked if anything could be done to resolve the issue...such as a discount on a future visit...nope not a thing. The end result was that I would still be charged the deposit. Ultimately, this was a very big disappointment and the fact that it was already after 5 pm. I knew that it would be almost impossible to book somewhere else. As a mother my heart broke because of my daughter asking me if we now have to drive back home. We stopped into the office to still try and resolve the issue face to face and Krista tells my husband VERY rudely "If it was important, why didn't I ask before today." My husband stated, "why should we have to ask, if your website states that it comes with a full kitchen." This office staff truly defines Horrible Customer Service!!! Next thing I know, I am receiving an email from manager Joy that states I owe a balance that was over $100 dollars on July 2nd for canceling my reservation due to a larger party. LARGER PARTY?? At this point, I am at a loss of words. So, I replied that I needed a call back immediately from Joy because charges have been applied to my card and this matter needed to be resolved quickly. I never received a reply or call. Go figure!!! I send another email to have someone call me back...still nothing. On July 6th, Joy sends another email stating that she can't call me until Krista returns back to the office until July 8th. You are the manager, why do I need to speak to Krista?? So, here we are July 9th and still have yet to hear from absolutely anyone regarding this matter. As a business owner, I will take legal action against this so called resort to resolve this issue one way or the other. I held off from writing this review just to see how it could be resolved, but unfortunately this has been the worst company I have ever attempted to use their services with.

This place is an overrated R.V. park, with hidden fees everywhere! My husband and I will never stay here again. Rented a park model RV, this place has permanent residents that act like police, tattle tales, and racist bigots. Staff is rude, owners will not face you they constantly hide behind office their staff ad when you do confront the owners they hurry up and get out of the office.
The entire place is foul, cottages are hardly cleaned and the place makes you pay for pool usage in the winter, if you want to fish on the pier you have to pay for that as well. Boat docks are paid for to,and they tear up you water craft, due to poor maintenance.
They maintenance man tried hitting on me several times even after he was made clear I am married! This place stinks! Do not stay here!
