First, it's a beautiful, cozy Victorian Inn located in one of the areas/neighborhoods that has all of the kinds of things that make Houston such a fun and unique place. It's also centrally located. So it's an easy drive to great eating and drinking spots (there are so many in Houston), downtown, the museum district, shopping in the Galleria or fun stores like Kuhl-Linscomb.

Second, the Inn itself is such a lovely gem (check out the photos on Trip Advisor). The rooms are stunning, comfortable, and clean, of course. But each is unique with its own charm and decor. In ours, the Tower Suite, one of the highlights is the spiral stairs that take you up to your own private rooftop patio where you can look out over the neighborhood and see the lights of Houston's downtown skyscrapers. It's a great place to unwind when you get back to the Inn.

Third, it's well run. Prior to arriving, we received a text from Elizabeth, the Inn's hostess, with all the information we'd need for our stay - address, door code, room and wi-fi info, check-in & check-out instructions, and Elizabeth's contact info should we need anything during our stay. The text also encouraged us to enjoy the gourmet coffee machine in the kitchen (so many choices), and the snacks & red wine set out for guests each evening. A tasty glass of red wine imade for a nice way to settle into our room after a long day of travel. Thank you for that. BTW, we found Elizabeth to be responsive and helpful when we reached our to her.

Fourth, it was a refreshing experience from some of the modernist "chic" hotel choices which, in my opinion, can sometimes feel cold and soulless, in addition to being annoyingly expensive for parking. We found the Inn to be somewhat of a bargain when we considered the atmosphere, our delightful suite, and the fact that private off-street parking (one vehicle per room) is free. Some of the "chic" hotels require valet parking at $20 to $40+ per day.

We will definitely be coming back to the Inn on our next visit, and I would tell my friends to stay here too because it's a delight.

We enjoyed our stay at Sara’s Inn. Great location in the heights in a quiet neighborhood. Our room was immaculate and had everything we needed including washer/dryer, kitchen and a coffee maker stocked with cream, sugar and coffee. The bed and pillows were comfortable and our bathroom had a large shower and a double sink vanity. I would definitely stay there again.

We stayed in the Luxury Suite which was in a separate building from the main house, and it was huge - like an apartment. It had a full kitchen with a full size refrigerator, plates, glasses, utensils, and a coffee maker. Bring your own coffee and filters, or you can get coffee in the main building. The living area was large too, and the bedroom is larger than most master bedrooms. The entire place was squeaky clean. There was a covered patio in front of our suite where we sat and enjoyed the warm weather while sipping on a glass of wine. No breakfast is served, but there are several really good restaurants that open early a block away, and we took a leisurely stroll to one.
This is one of the very best B&Bs we have ever stayed in, and we will definitely be back.

We stayed for three nights in the Luxury Suite, which is a one-bedroom apartment located on the lower level of the carriage house. The Luxury Suite was spacious and comfortable. I was worried we would hear the upstairs guests, but it was quiet for the most part and we heard some street noise at night but it wasn’t bad. The best part of this B&B is the neighborhood, which is very nice and walkable, with numerous restaurants within walking distance. We didn’t go into the main house except to the kitchen for a glass of wine, which is pretty much a catering kitchen and banquet room with not a lot of Victorian charm. The reason for two-star instead of five-star review is because we only had lukewarm water for showers. I don’t ask much, but I do need reliable hot water. The water would take forever to get lukewarm, then the lukewarmness lasted about two minutes before turning cold. Elizabeth said she would look into it, but only got back to us after we complained a second time about cold water. Elizabeth said she had checked it and “it was working perfectly.” I’m not a mechanic, but I do know how to turn on a faucet (and adjust the temperature on a water heater) and there was no change in the water temperature. We asked our upstairs neighbor and he said the “pressure was bad and the water wasn’t hot” so this is the standard. There was definite cleaning solution smell when we walked in that persisted our entire stay. There is off street parking, which is nice, but the driveway/parking lot is a little tricky getting out of. I liked the neighborhood a lot, but would not stay here again.

I was debating whether to give this place a 3 or a 4. Here are my reasons.
Pluses:
The room I stayed has a king size bed which can be converted to 2 twins. Great for friends traveling together.
It has a seating area with a desk and a fridge.
The location is great in the Heights area. There is free parking.
They offer free wine, snacks, coffee in a common area.
Minuses:
There is NO coffee pot in the room.
If you read the history of this building, it states that it is the longest running BED & BREAKFAST in the Houston area. By the way, they DO NOT serve breakfast so why call it a bed & breakfast.
The furniture in the patio upstairs (in back of the main house) is atrocious. I’m including a photo.
There’s usually NO one on site to help you. You mainly have to text or call but they may not answer right away.

Response from Sara's Inn, Innkeeper at Sara's Inn
Responded Sep 16, 2024
Thank you for staying with us. It was the longest running B&B for many years. Currently we do not serve breakfast and that is noted on the homepage of our website and on all confirmation emails. Unfortunately, some third-party sites may still list us as a B&B but we have no control over them. For coffee, we do have a high-end coffee machine in the dining room which serves coffee, cappuccinos, lates, etc. The vast majority of our guests prefer this to only having the option of coffee in the room. If booking the larger suites (luxury suite and paradise suite) those do have a coffee machine in the room so I would recommend one of those suites for you in the future. Thank you again for visiting.

Highly recommend this inn for staying in the Heights neighborhood in Houston.

I stayed at the Inn for four nights, from Dec 26-30, 2024.

The Inn has great curb appeal as well as interiors and the common areas, including the front parlor, are exquisite. There is a beautiful grandfather clock in the parlor that is breathtaking.

We also loved the decorations for Christmas, including a large tree and large and small nutcracker statues.

This Inn provides a great value. The cost is incredibly reasonable and there is maid service daily if desired. As you read in other reviews, it’s not a B&B which means no breakfast is served. But there is a coffee machine in the common area behind the kitchen. It’s an Inn, not a B&B, to be clear.

Pros: Location (in the upscale Heights neighborhood), value, beautiful inn in Victorian style, quiet, little to no interaction with other guests or staff (that’s a plus for me), coffee machine on main floor next to kitchen.

Also: room is comfortable, bed is comfortable, bathroom is small but efficient.

Cons: Room is small and we wished for nightstands on both sides of the bed (as opposed to on one side only).

Nice room, great location. Just two things about the Empress room-shower had a draining problem and no toilet paper was provided. No one at front desk to address these issues to. Might stay there again because of location. Recommend that someone at front desk be available.

My wife and I had booked a night here as part of our pre-cruise stay out of Galveston. The reviews we read here and elsewhere made this a no-brainer, so we booked a room back in September.

On our way to the inn from Little Rock (7 hours), I received a text informing me that a wedding was taking place on the premise and that the music would be off at 10:30 p.m. Clearly this is not what we were expecting and I'm sure this had been known by the inn staff for some time. We questioned why we had not been told about this, but with no other options decided to push on.

We arrived with a very full parking situation but managed to get the last spot for guests. When we stepped inside, the inn is very nicely appointed but was so busy with people running around prepping for the wedding. We managed to get checked in and headed to our room.

The room was perhaps a bit smaller than we were expecting and every room aside from ours seemed to be booked by those attending the wedding. In fact, the Bridal Suite was right next door to ours.

We were tired and knew that we wanted to be up early the next morning, so we settled in and watched some TV. Where we were at, noise wasn't too bad. We did hear bagpipes from the wedding and music from the DJ, but the real noise was afterwards from those staying there as part of the wedding. We heard a few of the guests proclaim how they were going to go out and party, so our expectation of getting a good night's rest when they came back was gone. We wrote to the staff at that point and they did hang a sign on the stairwell informing those coming back to be quiet. However, this was not what we were expecting when we booked several months in advance.

In the end, the inn did comp us for our stay since they should have cancelled our booking due to the wedding. We completely understood and appreciated this. Our biggest disappointment is that we weren't able to fully enjoy this inn as much as we wanted to. And not having breakfast was also a disappointment (thanks Covid).

I'm sure under different circumstances we'd have had a much better stay, but it was only average for us.

This was THE worst place I’ve ever stayed! From the moment I arrived and until I left, there were nothing but problems. For starters, there are no locks on the bathroom doors in reception area, yet I got locked in for 5 minutes and pounded on the door for help, but no one came! The receptionist left at 3:00pm and no one else was there to help or answer questions or address concerns. Secondly, and the worst, was that there was blood and snot on my blanket!! I even took a picture of it and emailed and texted it to the “innkeeper”. Lastly, they advertise as a B&B yet they don’t serve breakfast!!

I sent these complaints both during and after my stay and asked for a refund, to which he responded that I must’ve put the blood on the blanket, basically calling me a liar, and claimed that nothing was wrong with the bathroom door. Yet, the receptionist later confirmed that there had been issues with the doors before. Needless to say, this place was disgusting, customer service was/is horrible, and I will never stay there again and do NOT recommend it to anyone!! Avoid this Inn like the plague!!

This is one of those people that book and then try from the minute they arrive to get their room comped. Both guest bathrooms downstairs have locks and they are used routinely by visitors for weddings and baby showers. No one but this guest has complained about them. She said the receptionist said there were issues, but when consulting with staff, we found this to be a lie. She hadn't spoken to anyone. She then said her room should be comped because we didn't serve breakfast (that's right - comp a room b/c no breakfast). We then pointed out that it is noted on our website and her confirmation email that there is no breakfast. She didn't like that answer and then the next morning showed us a picture of her comforter claiming that there was blood on it and her room should be comped. Given the room was turned over before her arrive and new bedding put on from the wash, and no one had been in her room but her and housekeeping, we told her no. After her third attempt of trying stay for free failed, she then threatened to leave negative reviews online wherever she could.
