Come stay at an 1870's rock house with all original hardwood floors, beadboard ceilings and rock walls, but has been updated with central ac/h, antique furnishings, and luxury linens. It has a fully furnished kitchen and 2 full baths with walk in showers and claw foot tub. Guests get to eat at the Koffee Kup Restaurant at their leisure with a voucher left in the house for them. Only 2 blocks from Hico's town square with shops and places to eat. The house in nestled in a 100 year old oak mott and has acreage. Plenty of places to park and bring family and friends with you to stay or just visit. Come escape away in time....

This rustic, boutique bed and breakfast is a delightful surprise. The owner has thought of everything you might need. She has even stocked the restrooms with lovely soaps and washes. The refrigerator is lightly stocked with condiments. The house has a warm cinnamon fragrance wafting throughout. We took excursions to Wiseman House for chocolates. We had 2 delightful wine tastings at Bull Lion Ranch and the Silver Spur. Our king sized bed was very comfortable. The location of the house is within walking distance to downtown. I hope we can come back. There are 3 bedrooms. We only used one. What a wonderful time!

This is a wonderful old house that has been updated with the amenities you want, yet they don’t detract from the home’s past.The rooms are cozy and tastefully done. Breakfast vouchers at the Koffee Kup were perfect. Paige is easy to work with and it was a memorable way to ring in 2020!

This was our second visit to this B & B and we will be back! It is just lovely, all rooms beautifully done, two full baths, full kitchen, etc. Two of the bedrooms were very large with plenty of room and comfy bedding. The third room is a little smaller but still quite comfortable, looks like a full size bed. This is a family owned B&B and the owner is a joy to work with; she is very responsive and answers emails very quickly. Super easy to reserve and confirm reservation. We liked that no matter how many of the three bedrooms you book the entire house is yours for the price of the room you book (e.g., we only booked the KS room, but the whole house would be ours for the rate of that one room). Because this is a true "family" house there would be no way to really book separate bedrooms for different parties. We initially only booked the KS room so that we could attend a family gathering nearby. When it turned out our daughter could attend we asked to get a second room; the owner confirmed reservation immediately. Each night's stay comes with a voucher for Breakfast at the famous KKK restaurant. Delicious!

This house is absolutely charming!! Very old!! Rock walls and wood floors but all the conveniences that you need. Everything was provided down to the Dr.Teals bubble bath for the claw foot tub!! Large bedrooms. Great surroundings!! Surrounded by very large trees!!

This home should be on the itinerary of world travelers. Authentic Texas style tastefully brought into the modern world. We sat out by the fire pit at night, watched fireflies, and even saw 2 raccoons jump out of a tree. Inside, the home was clean, comfortable and appropriately outfitted. About as "real Texas" as you can get. We look forward to our next stay.
