There's good news & bad news, first the good:
the individual cabins allow a maximum of privacy. One can enter/leave without encountering other guests or employees. The cabin is fully equipped with sofa, small table, cable TV, fireplace, queen size bed, shower/tub. There is a small frig & microwave. The amenities such as towels, linens, etc, are first class. The hot breakfast, delivered right to your door, is almost worth the stop alone. The cabins have porches with chairs or rockers for outdoor enjoyment, as are several small tables around the compound. The grounds are nicely landscaped and maintained. The facility appears fairly new. Staff was very accommodating. The restaurant will do take-out if you fail to make a timely reservation.
Bad news: there is a bit of road noise from Hiway 16 in the cabins on the road side, but not too loud. To split hairs, the bedroom and living areas could use a bit more light, say a lamp. The facility is located a few miles south of town near the fairgrounds and airport, so it is not walking distance to the main street in Fredericksburg.
Summary: highly recommend, would return.

We had been to the Cabernet Grill which is attached to Cotton Gin Village before, but had not stayed in the Village Cottages. The cottage was rustic but very nicely furnished and included a small wine cooler, small fridge, microwave and Keurig Coffee Maker. The bathroom had a waterfall shower with shower jets and also a hand held shower head. It also had a large living area with fireplace, TV and ceiling fans in both the bedroom and living area. In the mornings they provide a hot breakfast delivered to the cottage. It was outstanding!!!

Our surprise came when at our anniversary dinner at the Cabernet Grill, they restaurant gave us a most luscious dessert and a Happy Anniversary Card signed by the entire staff. What a lovely gesture for them to include that. As always, the dinner was absolutely wonderful. Great place, great staff and lovely lodging!

The village, while on a main highway has managed to convey a sense of the 1800's through the judious use of the cabins, cottages and the floral and fauna.

We stayed in The Guadaloupe Cabin for three nights and each night was better then the previous night. The large woodburing fireplace added a very gracious touch to our evenings.

The breakfasts, delivered in a large basket were both healthy and filling and the upstairs queen bedroom gave us a peaceful rest.

This not an inexpensive locale, however, you will find that your money has been well spent.

First of all, the good. The cabins were small but very cute with a rustic flair. We stayed in the Pecos and it was exceptionally clean. The deck was fairly private, and we really enjoyed the lovely porch swing where we ate our breakfast each morning. This leads me to another pro for this place. The breakfast, which is included and brought to the door via picnic basket, was outstanding. Especially the pastries: chocolate croissant, peach muffin, apple struedel ... so good! The courtyard was well done with a soothing water feature.

The bad. The location. We wanted something that wasn't right in town. Something quiet and secluded. NOT! This place is right on route 16 which is a major route in Fredericksburg. The traffic noise, regular and truck, was constant and actually made it next to impossible to carry on a conversation on above mentioned porch. Noise level was almost as bad inside. Add in some rain and the noise was awful. The Pecos does sit right on the road, but even walking back into the village as far as possible, the noise was still noticeable. I realize they can't move their location, but they could invest a little money and upgrade the rickety wooden fence between property and road. A noise reduction wall would certainly help. Also, if you truly want to partake in the wine, beer and spirits scene downtown, this place isn't for you. Find a place in town where you can walk to bars and restaurants.

Lastly, the tacky. They provide "free" keurig coffee and tea in the cabins, but there's a sign on the table saying 2 keurig cups per person per day. After that, they charge $2 per k cup to your final bill. Just no when I'm paying $250 a night for a room. Unbelievable.

Really wished I could have given this place a higher rating, as it was very lovely cosmetically, and what interaction we had with staff was very pleasant. However if you are considering staying here there are some things you will want to know. First the walls of the cabins are very thin and the road/airport noise is load, followed by people hanging outside the cabins talking. This can be drowned out some by the load HVAC unit in the cabin. You will also find all sorts of instructions on how to work things in the cabin (which may or may not work) our tv would not display any cable box channel just audio and a please wait message, unless you click the guide and then a little screen popped up in the corner. Which brings me to the next item, the cabins are run out of the restaurant which is very popular and when it is open 5pm to 10pm you may want to already have a parking spot, as they will take them all even out back that are designated for guest only. So if you need something during your stay you can go to the restaurant or call them when they are there, did I mention the restaurant is closed on Sunday and Monday, otherwise you have a number to call if it is an emergency. Items are placed in your room to look like amenities but be sure to read everything as some will be charged to your bill if you take them home. A tower of k-cups in the room with the note stating if you use more than 4 a day they will charge your bill $2.00 each. The food however was excellent and other than being very pricey ($250.00 for four at dinner) the service was good as well (did forget to bring our coffee we had asked for with dessert). Overall this is a very expensive place to stay with little service provided (great for their profit margins, not so good for guest)

We enjoyed every part our stay at the Cotton Gin Village.

The check-in was friendly, quick and efficient.

The cabins felt secluded, but were actually just a few steps from the popular Cabernet Grill, one of the nicest restaurants in Fredericksburg. It was peaceful and quiet.

The rooms are spacious. Maybe the "pioneer" decor is little overdone. I guess it depends your taste. The beds were comfortable. The bathroom is super with top-notch amenities and a shower with 4 or 5 shower heads.

We stayed the Lower Brazos cabin.

We ate the Cabernet Grill the night before and were, honestly, stuffed the next morning. But the breakfast that was delivered to the room was so good we downed it all. We ate outside on the porch and it was one of the best "hotel" breakfasts I have ever had.

There's plenty of nearby parking.

This is great little great getaway. We'll be returning.

We booked Saturday and Sunday of Valentines Day weekend 2021 and we could not have had a better experience. This bed and breakfast is the best I have ever been to. The breakfast was delicious both days! The cabins are incredible, full of every amenity you need. A crazy snow storm moved in and we were unable to drive around F'burg but they offered complimentary WARM lunch and dinner to our room during the storm! These meals were INCREDIBLE and above and beyond what was expected given the weather conditions. The fireplace was stocked with wood all day and night. The Cabernet Grill had to close due to ice on the roads but we hope to try it next time! 10/10 recommend.

My husband and I have been to Fredericksburg at least once - twice a year for the past 7 years but the first time we stayed at the Cotton Gin for 4 nights. We have usually eaten at the Cabernet Grill each time and have looked at the cabins/cottages but this time we decided to stay and were so glad we did. We opted for the Sabine since we prefer a King bed. Reservations were easily made on-line and the check-in process was a breeze. The staff who checked us in at the restaurant was behind a Plexiglas shield and had gloves and a mask on as she gave us our key and additional information. We were shown to our cottage by another “masked” staff member and gave us the parking details which in fact was right next to our cottage. Cookies and a personalized welcome sign greeted us in. The photos on their website were exactly what the cottage looked like. Super charming and full of details! The morning hot breakfasts were a fantastic treat. Each of the 4 mornings we had a different basketful of homemade goodies from breakfast sandwiches, breakfast taco, sausage & cheese kolaches, and a frittata.... always served with a fresh pastry, fruit & yogurt & OJ! We'll certainly stay here in the future!

We found this place by accident and I’m glad we did. We got lucky as the upper Brazos cabin just happened to be available. We were very happy with the cabin. It featured a separate bedroom with king sized bed, great shower with waterfall and wall jets. Comfy couches in the lining room and a lounger and table/chairs on the balcony. They also provided a really yummy breakfast ( more than you can eat) .
The reason I didn’t give five stars is because the restaurant is closed on Sunday and Monday so we were not able to try it. I also felt that the price was very reasonable.

This is a wonderful place to get away and enjoy the town of Fredericksburg. Cotton Gin Village is located about 5 min. from downtown via car. We stayed in the Upper Frio cottage. It had a rustic feel, but yet all the modern conveniences. Some places to stay are cottages and some are original log cabins. The service and cleanliness are impeccable. Before we arrived, we received a text with instructions. Once we checked in and got to our room, we were greeted with delicious chocolate chip cookies. They provide bottled water and a Keurig coffee maker with a selection of coffees, hot chocolate, and teas. They also provide plates, utensils, wine glasses, wine opener and even a wine refrig. The cottage also had a small frig and microwave. The bed was very comfy. Bathroom had a wonderful rain shower. There was a nice rocker bench on the porch to enjoy a morning cup of coffee or a late afternoon glass of wine. But what puts this place over the top is the breakfast!!!! Each morning we received a knock on the door about 9 a.m. They hung a picnic basket on a hook outside the door. It was filled with a hot dish each morning, as well as a pastry, OJ, granola or yogurt, and fresh fruit. There was a picnic table for two on our porch and we enjoyed our breakfast there. Once we had breakfast each morning, there was no need for lunch!! But please save room for dinner at the Cabernet Grill, which is the restaurant located within Cotton Gin Village just a few steps away from the cabin/cottage. Dinner was extraordinary and so delicious. Be sure to ask your server for suggestions on pairing your entree with a wine from their extensive Texas wine list. It is best to make reservations for dinner. (The restaurant is closed on Sunday and Monday.) Check-out was quite simple and without any hassle. You simply place your key in the door slot at the restaurant as you leave. Checkout is 11 a.m. If I had to find any fault with anything, it would be hard to do, but we noticed some of the cabins and cottages are close to the highway and may be somewhat noisy. Where we stayed in the Frio cottage, it was very quiet and had sufficient parking right behind the cottage. Take time out of your busy schedule to enjoy a getaway to Cotton Gin Village. It is well worth it!
