Detailed Reviews
I’m glad we found this place and didn’t read the reviews first. I will say we didn’t need to use the laundry room, which everyone says is broken, but the staff was great and the site was too for a one night stay. The added touch of free breakfast was unexpected and really good. “Residents” volunteer to make nightly campers breakfast. The menu was way bigger than expected for free. Would definitely stay here again when passing through.

When I called over the phone after trying to make the reservation online, the staffer suggested that I could make the reservation on the internet. I said I had tried but was booking more than one site at a time and would like them to be close together -- something that could not be done on their site (or at least I couldn't find a way). He was pretty certain that it was possible but I never found out how. The staffer said they had plenty of sites so just come on in and we could pick out sites at the office. So we did.
We stayed for several days in a motorhome. We had full hookups and they all worked, although we had to dig down into the ground for the water connection and water pressure was never great. They were working on a leak at one site when we pulled in and we had to wait about 30 minutes to hook up and get any water.
We also noticed that we seldom were pulling our 120 from the pole...usually ran in the 113-115 range.
There is little shade, no picnic tables or fire rings. I suspect this is because most folks are monthly tenants.
There is quite a bit of highway noise and you have to get used to that. BUT the free breakfast is really quite good, and a nice way to meet other travelers. And the ladies who prepare the meals are really nice.
Overall it's okay for a few nights, but the breakfast and the chefs make the place.

We spent three nights in this park. This park is a very busy place. Each day, a big portion of the park emptied out each day and filled up again late evening. It is a very large RV park and is nice looking. The wifi was ok, but not great. The sites were pretty tight together on most of the sites but some are spread out more. All of them I saw were gravel pads and no concrete areas for each site. There are no outside tables or other amenities but it was comfortable. There is a lot of noise from the highway, but not terrible. There is no cable tv hookups, so you must use your own tv system. The electrical outlets are 50 amp outlet only. There is no extra outdoor 20 amp service or 30 amp service available, so if you are 30 amp, you will need an adapter or maybe they have other sites with 30 amp. Most all places offer all three, but this one does not. The staff was friendly. They offer free breakfast each morning from 7-9am, but I never went to get any so cannot speak for how well it was, but lots of folks went each morning, so it is likely good. I would stay again if in the area with no hesitation.

I called the office the day before and the owner said if we arrived after hours on a Sunday and the office was closed just park in a spot and we could take care of payment the next morning. this is what happened so we drove to a spot them a man who appeared to have had a few drove up on a golf cart and proceeded to chew us out for not stopping at the office which was closed. He then told me to remove my mask despite pandemic and follow him to a spot. so I did. He finally pulled into a spot and stopped so to avoid running over him I figured he wanted me in the spot next to where he parked. He came over to my window and said he wanted me in the spot where is cart was even though it was in the way and fir me to remove my mask. He then said if I couldn't follow instructions and not wear a mask he would kick me the "h"out of the park. O told him nevermind I am leaving. If I was the owner he would be fired immediately. you do not treat people with disrespect. If you want to treated like whit trash by all means stay here. But if you want to be treated like a human stay somewhere else anywhere else. If this man is a reflection of the owner then definitely stay elsewhere.

After a great day in Waco, we overnighted at the 1-35 RV Park. So happy to see the nice dog park - gave our puppies time to stretch their legs and be off leash (plus chase a ball left by someone). The breakfast was a nice surprise! Great location. Highly recommend.

Nope! First and last stay. Sounds like you’re sleeping on the highway. 90% of washing machines don’t work, 95% of dryers are broken. Weirdest place we’ve stayed. There’s nice outdoor exercise equipment throughout park but no picnic tables at sites. This could be a great RV park if owners had their priorities aligned for a better camper’s experience. I will share a nice positive…the free home cooked breakfast is really nice but doesn’t make up for other cons.

Our previous stays here the past few years have been very nice, but I was extremely disappointed with our recent overnight stay. Apparently this park has new owners and not only have the rates significantly gone up, but the park itself looked run down. Although the location is good and convenient on and off from I-35, we’ll look for another RV park next time we’re in Waco. This park is now way overpriced for what you get.

This is an okay place for an overnight rest stop. I will say that the pool is a great asset, the attention to that which appeals to dog owners is also a plus and the free breakfast is unheard of in any place that I’ve stayed. So what is the issue you say? An extended stay was chosen here for family convenience. There is very little choice for shaded spots and the fire ants and the stickers are horribly uncontrolled.

I just had to cancel our reservations due to medical reasons. I cancelled 33 days prior to my reservation date and was charged a $10. cancellation fee. This is absolutely ridiculous with that much advanced notice especially with this Covid virus.

This was our least favorite rv park in the entire state, on our Texas road trip. First of all it is not in Waco and you have a bit of a drive into Waco. The office was "closed" for the length of our trip so all you could do was try to call the number to get a response. The laundry room and washers were dirty, there are no trees on the front sites that or for short term stays. The pool doesn't open until May. It is right on the Interstate so hence the traffic noise and opposite the highway is an active railroad track. The golf facility is non-existent. I did not really feel safe walking the dog there and avoided the long term rental area because of this. Oh and yes (and I was told when I asked about hearing gun shots) they have a neighbor that has a shooting range, so if you or your dog are anxious about this kind of sound, do not stay there. The internet had a password but was non-existent since there was no one in the office or no "papers" in the mailbox with the instructions. We went up to use the showers in the evening and they were locked. No picnic tables. The dog parks look nice from a distance, but need upkeep! For a night passing through it is tolerable, but would not recommend anything more than that!
