When we arrived there was a mix-up with our reservations even though it had been confirmed a couple of months earlier. The owner did resolve the issue and we were able to stay in our reserved suite. She also provided breakfast for us one morning. This is one thing that I didn't like about the Bed & "Breakfast", they don't serve breakfast normally. Other than that the accommodations were fine. I would stay there again if there were just 2 people but with 4 we had to use the roll-out sofa which was not very comfortable. There is cable and wifi.

Seven Oaks B&B is nestled amongst the trees by the Brazos River roughly midway between Caldwell and College Station. The rooms were small, but comfortable. We stayed in a room with a trundle bed. With the bed folded out, there is not much room to walk around. On the lower level, you must share a bathroom with guests in six other bedrooms. The facilitiies were absolutely clean and fresh. One drawback is that no breakfast was served. The B&B provided free wifi, a television in a common area room and coffee and orange juice in the morning.
