You can't beat the location of this hotel if you want to be within a mile of just about everything in Pigeon Forge. Surprising, from our room at the far end of the hotel, it is quite quiet. The only thing we heard a couple of times was a car alarm from, what we assume, is the parking lot for The Island. We had a River View room which consisted of a king size bed, an updated vanity/sink area, a couch (which I believe was a pull out sofa bed) an accent chair and a desk with another chair, a coffee table, a TV stand, fridge, microwave and coffee maker. Inside the TV stand there are drawers we used for our clothes as that was the only storage available, there is an armoire, but it lacked any shelves and had exactly two hangers in it. In the bathroom, you have a shower/jetted tub combo. I would much rather have a walk-in shower, the jetted tub has a very high side to it, but to their credit, they have hand rails to help you get in and out.
The most important part of any hotel, to me, is cleanliness and a comfortable bed/bed linens. This hotel did not disappoint on either item. I am not sure I have been in a hotel with a more comfortable bed.
The grounds are beautiful here with outdoor seating areas all around with fire pits available. Outside of each room is seating areas as well. I am not sure what the room category is, but room 517, and 417, look to have the very best set up out side with very comfortable seating.
We wanted to take a dip in the pool one night, around 8:30 and was shocked to find the pool water was very, very warm. Now, mind you, it was 90 degrees when we were here, but I wondered if the pool was somehow heated, other than naturally as warm as it was that late in the evening.
The staff was friendly! Just a note, due to current conditions, there is no daily turnover of your room, but if you need anything, just call the front desk, and ask, and they are supposed to bring you what you need. We didn't need anything, but our friends had to call a couple times to get towels refreshed.
I think they are still remodeling the hotel, and it can only get excellent from here, I think that it is pretty darn good now.

The room was nicely renovated and clean and was located within walking distance of the Island in Pigeon Forge. The water was nice and warm but the pressure was a little lacking. It was difficult to rinse hands after soaping them over the sink. Due to COVID, they did not clean the room during our stay but provided extra towels, coffee, and anything else we needed when we asked. They had refreshments in the lobby that they would serve to you when you came in. They touted having Krispy Kreme doughnuts 24 hrs a day but did run out one morning. The coffee in provided in the rooms and in the lobby was weak and had little flavor, tasting more like colored water than coffee. A complimentary pancake breakfast was provided at the restaurant across the street, but we chose to upgrade to the full breakfast for a $5 up charge. The breakfast was very good. Mostly we enjoyed our three night stay. The staff was okay and took care of our needs when we asked. It looked like they had a nice pool but we never used it. They did allow people to sit in their lawn chairs outside the entrance to the hotel, which made it difficult to drive into the area without having to wait on people to get out of the way. The queen size bed slept about like other hotel beds--adequate but nothing special.

Our room was large and clean. I loved the way the room was setup. Everything needed was in the room, it even had an elephant made of towels and two candy kisses on the bed. The staff was friendly and helpful in every way. They gave us free pancakes for breakfast and they were the best pancakes I ever had. You won’t be disappointed if you stay here!

Reserved this location as a last minute getaway and the location did not disappoint. Stayed in one of their renovated two bed rooms where upon arrival there was a towel elephant in the bed, nice bathroom area and beds were comfy. The room while on the smaller side, was near the end of the building closer to the river and had nice mountain views. There was good storage with drawers and a wardrobe cabinet along with coffee pot, microwave and small fridge. They gave you vouchers for breakfast at the Reagan's Pancake house across the street which allowed for pancakes and a drink (you could upgrade to their buffet for $5 which had a full breakfast menu) Hotel was within walking distance to several activities, shopping and restaurants. My only complaint was that they kept the empty luggage carriers near the only elevator so with the small location it made for a tight area when people were waiting for the elevator, getting luggage racks and/or entering the rooms that were close by. Other than that would definitely stay at this location again.

My husband and I recently stayed at this hotel for a week to celebrate our 40th wedding anniversary. I had stayed there a few times on girls trips but he had not stayed there. We stayed in the jr. king suite on the 5th floor. It had a king bed, fireplace, two vanities (one inside bathroom and one outside)and a 2 person jacuzzi. The room also had a desk with a chair, couch with coffee table, chair with ottoman, tv armoire, bed with two nightstands. There is also a portable closet, microwave, 4 cup coffee pot and small fridge. They give you a packet with information and coupons when you check in. They use real door keys no card keys! Everyone I spoke with, Randy, Nancy, Sam, and Gabrielle (who took my reservation) were top notch, some of the kindest people. I know I talked to a couple more people in the office, but didn’t know their names. From the time we checked in to find a card and a cake to the time we left, we enjoyed our stay. Thanks to Randy for giving me a mat to put in the bottom of the big tub because it helped. We called for maintenance once due to a really squeaky bathroom door and they were right up to take care of it with no squeaks to be heard after. I will mention if you use/bring a bed blanket from home to use on the bed, then I don’t think the bed linens get changed as ours weren’t, maybe they don’t want to mess with your personal blanket. The new addition to the grounds of the beautiful bronze statues are wonderful. Tried to decide on a favorite, but could not! All the live flowers were bright and cheery. They have coffee, cider, lemonade, donuts and fruit in the lobby 24 hours a day. They give you vouchers for the pancake house across the road for each day of your stay. Your get a order of pancakes and your drink for free or for $5.00 you can get the all you can eat buffet and your drink. The hotel pool and hot tub is heated and opened all year, 24 hours a day. And we saw three kids get in the hot tub while we were there. Definitely a great place to stay. They have been remodeling all the rooms.

We stayed at Arbors, for 2 nights, based on positive reviews it’s received. We were told that even with covid affecting the area that the hotel was still sold out nightly, because of this our room wasn’t available at 4pm check in which wasn’t a big deal but it’s something to take into consideration for those looking to check in early. There were 2 gentlemen that worked in the front office both nights we stayed, they were very friendly and helpful, and not once did I feel like I was imposing on them even when we stopped by both nights around 10pm and asked for donuts & hot cocoa.
We stayed in room 110, located next to the elevators, there are no interior hallways so all rooms overlook the parking lot and some view the parkway. Due to covid, housekeeping will not come into your room, but you can leave the bags of trash & place towels on a chair outside your room and let the front office know, and new towels will be bagged and awaiting outside of your room. The room is a decent size, the hotel is being remodeled & the bathroom in our room had been updated but the rest of the room was not. Again not a big deal for us, but some people might expect a fully updated hotel & that hasn’t happened yet. Even at max capacity, we never heard anyone. And we were surprised to find that we never had difficulties getting a parking spot. The hotel provides a breakfast voucher, for Reagan’s pancakes located across the parkway, it’s valid for a stack of pancakes and a drink only. If your taking the time to wait to get into a Reagan’s, pay the extra $5 and get the full family style buffet.
We walked to the Island, both days, it took around 6-8 minutes, don’t waste time moving your car as your close enough. The parkway is a madhouse, traffic is incredibly bad, being able to stay parked at the hotel and walk to nearby restaurants & entertainment is very appealing. We really enjoyed our stay, and I can see us staying in the future, but next time I’ll recommend a higher level remodeled room to view the parkway.

After reading all of the reviews, I thought I made an excellent choice for our first visit to Pigeon Forge. This is not my idea of a clean hotel. I believe the reviews on YouTube are people who are paid to give great review. 1. Our room smelled of mold and mildew. The air conditioner has not been cleaned in years as the air smelled dirty. It was horrible. The carpet in our room either had not been cleaned in years or it is the same carpet that was installed when the building was built. It was simply nasty. The newly remodeled bathroom was pretty, but not function for a family with kids who would be swimming and need to wash their hair. There is no way to adjust the water pressure in the shower. There is not enough pressure. The bathroom sink is the same as the kitchen sink near the bathroom and small frig. Who combs their hair in the same area where they may heat up or eat food? To add insult to injury, one of the washing machine/dryer units were broken. We arrived at 3 and our room was not ready. The staff was very friendly. The pictures are misleading. This is definitely the worst hotel that I have ever stayed. It should be a motel. We will stay with the big chains hotels in the future. I thought this would be a country cozy hotel. The owners of this building are not doing enough to clean and maintain the building. The elevators is dirty. More than my written comments, my pictures tell the true story. We loved Pigeon Forge. The motel was located in a great location and that is the only good thing about the motel. Also, I was charged for my entire stay upon arrival; most hotel charge your card upon your departure. Arbors knew most people would check out immediately. Take a look at the pictures and decide it you want to stay here. The best part of our experience was the breakfast perk with Reagan's House of Pancakes.

We are very sorry that you found a lot of things wrong during your stay. We are an older facility that we do our absolute best to keep cleaned and maintained daily this includes our rooms. We always encourage our guests to please speak with our front desk staff if you are having any issues so we are able to have a chance to see if we can help you in any way and make your stay more comfortable. Our reviews we receive including YouTube videos do come by honestly, we don't pay anyone to write and or record them. Not every lodging facility collects payment at the end of the visit, there are some that collect when checking in like ourselves. Check in does not start until 4pm so that would be why your room may not have been ready when you got here at 3pm, we may not always be able to allow early check ins. We again are sorry that you had a bad stay but thank you for visiting with us and giving us a try. :) The Arbors Staff!

We enjoy this motel. It is clean with remodeled bathrooms and spacious enough to be comfortable for several days. It is conveniently located with nice flowers and statuary in the landscaping. The front lobby provides coffee, tea, doughnuts and fresh fruit very neatly displayed. The staff is friendly and very accommodating. Nice place.

Good Morning Clara We really appericiate you chosen us for you spot to spend your anniversay weekend. We hope you and your spouse had a wonderful time here celebrating that. The lanscaping is very well taking care of by our lanscaper chuck under the watchful eye of 1 of our owners Mrs. Lu.. She hand picks all the flowers according to the season. She also oversee's the planting of the plants. She recently purchased all of the beatiful Bronze statues and personally picked all the spots for all of them. She has quite a eye for that. Our company loves to over our guest a little extra, we are glad you have enjoyed our snacks we offer 24 hours a day in the lobby. When searching for a place to stay for our trip to Pigeon Forge, I found the Arbors and saw the great reviews but was quite honestly confused. The pictures on the website weren't all that flattering and I wasn't keen on outside entry doors. I pictured a hotel from the 1970's. When I wasn't able to find anything to contradict the reviews, I asked my wife to check it out and see if she could figure out why this unassuming place had so many great reviews. She looked and told me she didn't get it either. Despite our underlying concerns, we decided to book with the understanding that if it wasn't okay, we would just leave and find somewhere else.
After spending 4 nights there, we are glad we gave it a shot. Now, don't misunderstand, this isn't the 4 Seasons. However, if you are looking for a clean, convenient, safe place to stay with comfortable beds, friendly front desk staff, large enough rooms and large bathroom that is in a great location, you won't do better than here.
My wife and I prefer beds on the softer side. These beds were very comfortable. The finishes in the bathroom were upscale with a vessel (above counter) sink, waterfall shower head and tiled stand up shower. There was plenty of storage and even a chest in the bathroom, along with the microwave and refrigerator. The hotel seems to be well built as we did not hear anything from our upstairs or downstairs neighbors. Since the door does open to the outside, we did hear cars in the parking lot late at night and early in the morning on a couple of occasions.
At check-in, we were provided vouchers for a complimentary pancake breakfast each day across the street at Reagan's. For $6 each, you could upgrade to the full buffet which we did (see my review of Reagans for details). Another nice touch was there was Krispy Kreme doughnuts, 3 choices of coffee with lots of different flavored creamer, tea bags and 4 other drink options in the lobby. There was also usually either apples, bananas or both in the lobby. Throughout our stay, we interacted with 4 different front desk folks and they were all friendly and nice.
If you are looking for a place to stay in Pigeon Forge, give this place serious consideration. If we are back in the area and there are rooms available, this is our go to place.

I’m not sure how far, but it seems that there would be at least two turns to get there. I can’t see a problem getting the scooter to the room. The staff are wonderful at answering calls to the resort, and I always talk to them for reservations and anything else. No middle man.
We know that the one room we stayed in with the fireplace had wood floors. We liked it. We have stayed in other rooms that did not have a fireplace, but don't remember if the floors were wood or carpet.
The pool and hot tub is open year round. We haven't used it, but have seen people using it late at night.
Hi There are a few that face the parkway, we have stayed here a few times and actually booked another night, the rooms facing the parking lot are very nice, they all have a little table and chairs, there is a river in the back and they have the area by the parking lot decorated very nicely. Highly recommend Arbors Landing......
