This hotel is fine for an overnight stay. No complementary shampoo or conditioner, no in-room coffee maker was included. Morning breakfast looked pretty good but we had to check out without time to eat. The hotel is older and needs updating.

This place is walking distance from go carts & restaurants, and most especially a stream that is gorgeous. There are two pools that stay open pretty late. The rooms were clean & smelled great, bed sheets were super fresh.
However...
There is no wifi, there is no shampoo or conditioner provided, & the bar soap provided smells terrible. The continental breakfast doesn't open until 7:30 a.m. & every biscuit, bagel, muffin, & bread slice was dry. They had grape & orange juice but not cranberry. The gravy for the biscuits was barely warm, being dished self serve out of a homestyle crock pot by unmasked guests crammed into a very small room.
Overall, for the price we paid, it's a place we will probably come back to in the future. The convenience and peaceful nature together are perfect. The bed are very comfortable & the pillows are great. One of the things I enjoy about staying in hotels & traveling is using their toiletries. Pretty disappointed, there, but we'll bring our own next time. And with a McDonald's across the street, we'll be skipping the breakfast in the future.
Also, if you depend on wifi, do not stay here.

We just needed a place to lay our heads after a day at Dollywood. This motel got the job done. We were too tired to partake of the outdoor pool, but it looked fun. There was also a nice sitting area near the pool. A second “indoor” pool was closed with a note stating it was under construction. There are restaurants nearby and souvenir shops too. The room was basic with a tv, mini fridge and microwave. The floors were NOT carpeted and I found this unique, but did not mind at all. My wife slept alongside my daughter and said their bed had a hard mattress. I had no complaints myself as I slept in the other bed, but I like a firm mattress. The only other gripe we had was a most minor one. The complimentary toiletries consisted of two bars of soap. Of course, we had failed to pack any shampoo. So, with proper packing of health and beauty aids, those just looking for a night’s sleep will find The Colonial House Motel a good value.

First let me start off stating that we realize in this day and age it's hard to find help of any kind much less good help. However there are quite a few things wrong here which just shouldn't be.
The first, in one portion of our room the quarter round on the floor had come completely loose with nails exposed sprinters it was a whole thing. Not to mention it was unsafe but unsightly typical of poor management.
Second is that they actually leave a note in each room that they will no longer service rooms for our protection, what? The other hotel we stayed at during this trip did service the room so it has nothing to do with any local regulations. Maybe they can't find help or maybe they're just trying to get away without spending money on it but right now rates have more than doubled what they were two last year they could at least come and tidy up a bit. The person who picked up our note with the towels that we needed replaced didn't understand English so we got none of what we had and I had to go to the front desk to get them anyway.
No WI-FI, oh they advertise they offer it for free but it's not working. They told me they were in the process of upgrading it and they have been to busy to finish the job. WOW.
And last this one is a hard knock against them, they clearly show on their website the mushroom waterfall part of their outdoor pool is working and it clearly is not and to my understanding there are no plans to fix it. That sort of thing really irritates me.

My husband probably kept me from looking at the reviews because he knew I would not want to stay, but now that our week is over I can honestly say…it was great. I feel bad for the previous people that had a bad experience but I guess you can’t please everyone.
Our room was clean. I watched them clean rooms when people left and I was impressed. We had a room that had a balcony to the river (there is a small street in between), which my daughter and I walked every morning. Our room had a small fridge and microwave. I brought my own coffee pot since the rooms didn’t have one but I prefer my own anyways. Our room had plenty of towels and toilet paper. The mattress was comfortable to us and we slept great. The air conditioner in the room worked very well! It stayed cold!
The breakfast was simple but got the job done. The lady that took care of the breakfast made sure it was clean and always stocked. They had bagels, small muffins, biscuits and gravy in a crockpot. They had apple juice, orange juice and coffee. There are three tables with nice benches to eat in there if you like and they had a small window open to allow air flow. I read it was hot in there but it was comfortable to us! If you want more of a variety of food than that then there are plenty of restaurants close by!
The outdoor pool was the best part! My daughter and I swam in it every day we were there. The guy cleaned it before it was opened every day. The slide cuts on at 9ish and usually stayed on until 4 but Friday it was on late! My only suggestion is to leave the slide on later than 4 every day.

*Beware of the geese! There are a lot of those crazy birds but that is part of nature and not the motels problem!

The guy working the front desk that checked us in was very nice and informative about the property. The rooms are clean and the beds are comfortable.
The only draw back to the rooms are there is no place to hang clothes and no irons in each room. We ran to Walmart and bought an iron but a place to hang clothes would be make a huge difference.

The only reason we chose this place is bc of the promise of 2 pools, water slide, wifi, and breakfast. I called to reconfirm these details. Upon checkin, I reconfirmed these things again! Outdoor pool was closed, indoor pool room was heated to 99 degrees according to the thermostat (not the water, the room) so it was not usable by any family while we were there. The staff told us they didn’t know how to turn on fans, open windows, or adjust the thermostat. The wifi never worked for any of us, the breakfast was not available. One worker told us “the lady” was just sick that day while the man at the front desk told us breakfast hasn’t been available for some time and that’s just the way it goes. The rooms were dark and dingy. The bathrooms had body hair all over the toilet seat, tub, and floor. Just a waste of time and money as a vacation stay. No apology, no attempt to help, just screw over a single mom and disappoint the kids.

Will go again. Been several times. Bathroom needed a deep cleaning. Broken toilet seat but husband fixed it. Beds need new frame or box springs. Location was great. We never have eaten breakfast but I’m sure it’s good. My husband was loading to go home and one of the cleaners came in the room without knocking

Pro: I guess you're close to several things
Cons: It was SO LOUD. There were constantly people talking outside our room in the middle of the night and they sounded like they were in our room. The base of the bed is metal and would warp when you moved, making a terrible noise. Our tub had a steady drip, almost constant flow, that was very loud and annoying.
-Housekeeping is pretty much non-existent and you get absolute bare minimums. They seemed to have plenty of time for smoke breaks though... Take your own shampoo because you don't get it at all and bring soap because we didn't get enough. When I requested some towels when we left the first morning, they must have literally thrown them in from the door because they were on the bed closest to the door and nothing else was cleaned up. We might as well not have requested any because the towels we got had dead bugs folded into them.
-Breakfast. Skip it. For starters, it's not great. The biscuits were kept in a warmer, but they were ice cold. I'm not even sure how that happens, but it was like they'd been in a fridge. An employee was filling up the hard boiled egg container one morning and I watched him drop it on the counter, bounce off, and he caught it mid-air before it hit the floor and he still put it out for guests to eat!

Beds are comfortable and front desk staff are friendly and helpful. The motel offers stairs, ramps and an elevator. Wish there was a clock and coffee pot in the room and floors could have used a little extra attention. Definitely will stay again.
