As we explained to Kate & Toms, which we understood you were happy with, prior to your visit the main house boiler was subject to its' annual maintenance/service. The OFTEC-registered maintenance engineer also had to 'bleed' the oil line as it had developed an air-pocket, causing intermittent firing of the boiler. In this normal process, a cup-full of heating oil was split on the tiles in the Boiler room. This was wiped-up immediately, but the smell from the small oil spill lingered for a few days afterwards, for which we apologise. This smell is absolutely NOT toxic or in any way dangerous. We vented the bedroom above for hours well before your arrival ~ as confirmed by our maintenance man. All windows in the house are left vented on changeover days. We live in a very rural area where the local farmer often spreads the field with manure. During this venting time, some flies must have entered the bedroom where you were staying whilst the window was open. Our maintenance and cleaning team always ensure that all rooms are thoroughly clean and tidy before they leave any room ~ and this includes any flies that may have entered... We have countless numbers of guests who are absolutely delighted with the luxury and the space/location offered by Ludbrook Manor - and we have many returning guests as well. I am sorry that Ludbrook (for you) did not meet your expectations, but I would say that, in all reasonableness, your experience is extremely rare and highly unusual. We pride ourselves in the upkeep of Ludbrook Manor, a fantastic Manor House, our family home and do out utmost re-investing and constantly improving on facilities so that guests benefit. In fact, this very St Patrick's weekend, we had 18 x ladies staying at Ludbrook for a Hen weekend - and they want to book an annual long weekend stay with us because they had an absolutely fantastic time...
