This is the best RV resort we’ve ever seen! The views are outstanding, the sites themselves are awesome! They are all large paved sites. Full hookups including cable and 5G free wi-fi! The bathrooms looked nice (we didn’t use them but I checked them out.) The laundry room was kept clean (however you have to get change & supplies at the office). When a site is vacated someone is there using a leaf blower cleaning the site and drying/wiping down the picnic table. They pick your garbage up daily. The whole resort is immaculately kept up! Staff is very friendly. You can be put on a wait list so if a site opens up they’ll call you to see if you want it. We stayed on site 20 for the whole month of October. I reserved it 2 years in advance. In October they have trick or treating every Saturday for the kids and a contest for the best decorated site. Can’t say enough about this resort! If you have an RV & you like the Smokey mountains then you’ve got to stay here. Yes it’s a little bit of a drive into pigeon forge or Gatlinburg but it’s not bad.

This has been a great family trip!! The lots are level & well maintained. The view is breathtaking. Pool has huge slide that my kids never wanted to leave. My puppy loved the dog park! Best bath houses around! My only complaint was the spots are close together. We will be back soon!

Facilities are top notch, views are spectacular, and they are almost always sold out, guess that’s why they don’t care if they offend people. At 10:52am they called to “remind” me that I was supposed to leave by 11:00, ok it’s not 11:00 yet why are you calling me. I had just vacated the camping site, so I was 8 minutes early. If I’m late leaving feel free to call me, if I’m early that’s disrespectful.

Very disappointed with company. This was my first trip to this camping resort and due to the flash flooding in my area I was not able to keep my reservations. I phoned the company After waiting to make sure we couldn’t keep them and was told I had to pay the full balance. It didn’t matter that 4-8 inches of rain was coming down in my area. We were afraid to leave our home. I don’t think we will ever stay that this resort due to their Lack of compassion and understanding. It was More important to make that reservation money rather than allowing us to move that reservation to another date. So beware that they are not cancellation friendly even during flooding/hurricane weather. Very disappointed.

ok, here is the super short version.....this place is amazing, beautiful and tons of fun. Book now! Good luck getting a site before 2023. so for those interested in reading more, here we go. I had been trying to get a site at this place since last August. I would periodically get online and start trying to book months in advance or even a full year in advance, to no success. I did that again a few days ago. I was so frustrated. For a joke after trying to book in August of 2022, I just typed up dates for this past weekend......to my stunned fortune there was one site available, I guess someone had cancelled and I logged on at the right time! I immediately snatched it up. so my wife, myself and five year old granddaughter just got home from being there Friday-Sunday. when we pulled into the resort someone walked out into the street and literally walked up to my window and said "good evening Mr. Sloan, so glad you made it".....I was kind of stunned and knew this was going to be different than anyplace I had stayed in my camper to this point....lol. I said how did you know it was me? and they said, "you did a good job describing your rig and truck in your express check in procedures". nice touch on their part I thought to be that organized. site was stamped concrete. views were amazing of the mountains. couldn't see the lake from our spot but it was only seconds away on our golf cart that we rented. pool was next to the lake with beautiful views. everything was super clean, everyone was very friendly. The campground cafe food truck had amazing food! we truly had a blast.....and in one weekend stay, we can now say this is our favorite campground. now let me offer a few head's up about a couple of items to make your stay more enjoyable. There is virtually no shade anywhere on the sites. If you go during hot weather, your camper will be exposed to direct sunlight in the heat of the day. our rig has two units and it struggled to keep up during the day....of course the temps were in the low to mid 90's. the second item was a logistic item that I think Anchor Down could communicate better about. when i booked my stay Friday-Sunday, I also got a golf cart for Friday-Sunday. We use the golf cart on Sunday morning for my wife and grand baby to go to the pool, or ride around etc. I got an email verifying my dates etc on my stay and then a second email verifying the dates on my cart. What I didn't realize was that Anchor Down apparently looked at my checkout being Sunday morning and they changed my dates on my cart to have it turned back in on Saturday night. however, this was not told to us, or discussed in anyway. I got a phone message at ten after 9pm on saturday night telling me cart was supposed to be turned in and I would be charged a $200 "come and find my cart fee" of something like that. the office was closed by the time i got the message so I couldn't resolve it until sunday morning. I was a little apprehensive. I went and told them what had happened and they understood and did not charge me a fee, and explained that my updated paperwork in my welcome packet had the new dates on my receipt for the golf cart......honestly, i was so busy getting things setup that I didn't even bother to look at that stuff so I had no idea......why would I assume that something i bought online would be changed without my knowledge or any kind of warning? i think anchor down could eliminate this bobble by making sure there is a tad more communication. however, i didn't want to turn my cart in on saturday night.....i was willing to pay for sunday when I booked knowing I would only use the cart for a few hours.....so i think that choice should be mine if I am willing to pay the price. enough of that though.....back to the positives.....i cannot stress enough how clean, beautiful, professional looking, well cared for and high class this facility is. I would highly recommend it to anyone wishing to have a more high end unique experience with their camper. I'm already working to book a future stay now!
