This is our 3rd trip to Anchor Down RV Resort. We have several more reservations booked for 2020, 2021 & 2022. Beautiful lake views, large clean sites & the best hospitality we have ever seen. The office ladies are so friendly and work with you to make your stay as comfortable and special as can be.

The staff delivers ice and firewood directly to your site with just a phone call to the office. There are life jackets, boats, wake boards and basketballs for rent. They are so pet friendly and have a very nice dog park. There is a food truck on site with a great menu and the best ice cream!

The bathhouses are gorgeous with large private full bathroom suites and a large, clean laundry with great washer/dryer equipment.

Each site is a concrete pad with either a fire pit or beautiful custom built stone fireplaces. The landscaping is beautiful, as well. There is great beach and “swimming hole” with inflatables anchored down for lots water fun. The pool is large and has a great slide and plenty of lounge chairs.

The camp hosts are friendly and always there to help.

You are just 15 minutes from Sevierville and Pigeon Forge, and Gatlinburg and Great Smokey Mountain National Park is only 30 minutes away.

We love Anchor Down for a full vacation or long weekend getaway.

I can’t express how impressed I am with the campground. It’s meticulously care for by the owner and his staff, he is on site nearly every day and is hands on. Checking the bathhouse, pools, laundry and even the playground equipment for bees/wasps. This place is absolutely gorgeous, I can’t find one this negative to say. We stayed on a buddy site so our campers were awning to awning with a massive fireplace in between, concrete pad and two picnic tables. The beach is great, lake is clean and so fun! They have a pool, boat ramp, boat slips, boat rentals, laundry and the bathrooms are spotless and the nice private ones! The camp store is well stocked and prices are extremely fair, fishing areas, rocking chairs under the pavilion looking the smokies. You do have to book well out in advance if you don’t want to move sites. We booked 2023 while we were here and can’t wait to get back!

This place is amazing! Everything from the cleanliness to the staff deserve 6 stars. We spent 4 nights with an amazing campsite and loved every minute. The staff are willing to help at every turn and the bath facilities are unmatched by anything we ever seen. It doesn't hurt that while you are staying there you will have any amazing view. If you get the chance I highly recommend this campground but make sure to make your reservation well in advance. We are not the only ones who think this place is one of the best and they book up fast.

This campground is the best! My husband and I came with our 2 dogs to explore the Smoky Mountains and we didn’t want to leave. This place takes cleanliness over the top. Private bathrooms that I didn’t even see a hair in. Beautiful landscaping, paved roads and sites. Sites are on the smaller side, but for us it was fine. I could see it being a problem if we had more adults with us. Dog park is so nice. People are so friendly. It was our first time hooking up to a sewer and we didn’t even have to ask for help, guy just came by us and started helping. Workers are all over the place. You put your garbage on your curb and within 5 mins a worker is picking it up. I can’t say enough nice things about this place. I wish we lived closer because I would be here every other weekend if we did. Loved it!

Absolutely the worst customer service we’ve ever experienced ! We called two days before our arrival on a Saturday to try to cancel our reservation because of bad storms they were expecting. The lady on the phone was very rude and told us that she would not cancel our reservation because we were within a two day period. We asked if it would be possible to move the deposit or the reservation total to a credit for camping at a later date and they said absolutely not. So we decided instead of losing all of our money we would just go weather the storms.
On Monday the day of our arrival we were going to be late to check in so my wife called to see if there was anything we needed to do for a late check-in and she informed my wife that our reservations were canceled and we forfeited our deposit. We asked to speak to the manager and told her the whole story that we were told on Saturday that we could not cancel so we were preparing to come and she said it was canceled and you lost your deposit and hung up on me.
Immediately called back and told her it was not right for them to tell us on Saturday that we could not cancel and then Monday tell us they canceled it and was no longer available. I explained to her that we prepared for two days to come camping and now you want to keep our money. I asked her if she could just move the deposit to a credit for a future date since she had already booked our site and the conversation ended with her telling me you lost your deposit and there’s nothing were going to do about it and hung up on me.
We only lost a $60 deposit but this is not about the money it’s about the principle of how they treat people and run their business.
The lady that was so rude and hung up on me several times was Shannon Dixon the owner and operator. If she would do this to someone over $60 there’s no telling what she would do if the price was higher.

I see a lot of the negative reviews are pertaining to the employees. we found all the employees and hosts to be very friendly and helpful. The park is kept up very well but as a few mentioned, the sites are small and close to each other. the firepits and fireplaces are nice but our rv smelled like smokers lived in it after one cold night of everyone burning wood in the pits and fireplaces. its going to take awhile to get the smoky sell out of the rv. that was really a downer for us. dont know if we will return. too hard to find a date for the minimum 3 or 4 day stay. reservation calendar on website is hard to decipher.

If you are looking for a really nice place to resort camp this is it. The location is easy being right off I-40, the scenery is lovely overlooking Douglas Lake, the staff couldn't be any friendlier or helpful, the sites vary in sizes, amenities etc. and the bathrooms are beautifully tiled, private and yes, CLEAN. Our site was #73 and we had no complaints. Not much going on right now but come summer this place will be hoppin'.
They take reservations years in advance so that should tell you how popular this place is.

My family of 6 were schedule to visit here in March. I booked online and paid in full. When I went to fill out forms to do the express check in it wouldn't allow me to do so. I called the desk thinking maybe the system was down only to find out that they were saying we owed 90.00 more dollars on top the already paid full emailed invoice receipt I had received. I was told very rudely that I didn't know what I was doing when I booked online. I have booked many other places and never had a issue btw. The very arrogant lady I spoke to told me that their system didn't calculate over the 4th person and that those charges were separate when you arrived even though my invoice clearly states that I had 6 people, 1 dog, and 1vehicle!! We live pretty local to this campground and were told by many that it was beautiful which I'm sure is true but I recommend you read all the negative reviews as well to see how many visitors have been treated. I read things such as a worker grabbing a child, video cameras everywhere, staff driving around the campground constantly staring at you while you were eating dinner and charging guest for visitors to drive on the grounds to just pick up a child that was leaving. Those were just a few things. We decided not to stay here along with our group of 4 other families. We canceled at the same time and one refund was different from the other and we were both told a different story on how refunds were being handled. Shannon was the one that handle my refund and definitely needs some hours of customer service training along everyone I spoke with there. There are many other great campgrounds locally (ABC campground, LittleArrow etc) so be mindful of choosing this one if your looking to relax and appreciate honest business. They are crooked in the charges and really should think about removing the Christian symbol from their logo if this is the way they treat people. We have a family of young children and always enjoy our camping trips.I glad we chose to go elsewhere. Hopefully Anchor Down Campground will learn that it's not ok for them to treat people the way they are.

Our 2nd visit to Anchor Down. Again unbelievable. The beauty of every site is incredible. Not to mention the cleanliness. If you choose a fire place that is a treat in itself. Such amazing stone work. The sites that have fire pits are a treat as well. The staff, whether in the office or riding around the campground via golf cart are so willing to assist in whatever your need should be. The bathhouses are extremely well kept and I would recommend usage to anyone. Landscaping whether in be annual planting or trees, retaining walls, stone work, concrete work on every site is something to see. Such a great place! I ask friends to visit during my stay just to share the beauty. I never realized such a place existed in east TN. Reservations are tough at times but the office staff far exceed expectations to help in accommodating. Thank you to the responsible party or parties which created such a wonderful family fun filled park to enjoy a vacation !!!!!!

This is the best RV resort we’ve ever seen! The views are outstanding, the sites themselves are awesome! They are all large paved sites. Full hookups including cable and 5G free wi-fi! The bathrooms looked nice (we didn’t use them but I checked them out.) The laundry room was kept clean (however you have to get change & supplies at the office). When a site is vacated someone is there using a leaf blower cleaning the site and drying/wiping down the picnic table. They pick your garbage up daily. The whole resort is immaculately kept up! Staff is very friendly. You can be put on a wait list so if a site opens up they’ll call you to see if you want it.

We stayed on site 20 for the whole month of October. I reserved it 2 years in advance. In October they have trick or treating every Saturday for the kids and a contest for the best decorated site.

Can’t say enough about this resort! If you have an RV & you like the Smokey mountains then you’ve got to stay here. Yes it’s a little bit of a drive into pigeon forge or Gatlinburg but it’s not bad.

We were there last week. Did not stay at 202 but walked by many times on way to dog park. Only 3 sites on that street, not a great view but on end so no neighbor on the "open" side. Next to bath house. Far distance to pool & beach.
