We booked our suite for a special occasion. We almost skipped looking at the Restoration because I had been to the rooftop bar before, and based on the location assumed it would be too pricey for what we were hoping to accomplish. Instead, we were offered the nicest room we saw on our entire tour of Charleston AND for the 4 nights it was over $1k cheaper than the next option. Everything was perfect, service was immaculate, and our room was incredible. 10/10.

My wife and I stayed 3 nights at The Restoration Hotel in February 2020. We were celebrating her birthday, my birthday, and our anniversary which all fall in a seven day period. We made a very good choice. This hotel is very luxurious without being too formal or stuffy. All of the staff that we came in contact with incredibly friendly and helpful.
The location is within easy walking distance of the shopping on King Street and the historical areas near the Market and a little farther to the battery. Parking can be a problem in Charleston but the Restoration has that covered. You can use their valet parking and not worry about it but the hotel is located NEXT DOOR to one of the multi-level city parking garages. We found it easier and cheaper to park once in the garage and Uber to locations that were a little farther than we wanted to walk.
The rooms are all suites so even our room with one bed in it was large, with a sitting area, a kitchenette, and a spacious bathroom. Our room had a full-size refrigerator and a microwave oven. There were snacks and soft drinks waiting for us in the refrigerator.
Each evening there was a wine and cheese reception at 5 PM and a warm cookie reception at 8 PM. Continental breakfast each morning and tasty drinks upstairs in the bar each evening. We didn't try the restaurant - Charleston has so many great restaurants we didn't get to it.
We enjoyed out stay at The Restoration very much. I look forward to staying there again and I recommend it highly.

It is a beautiful hotel, rooms are special and very clean and quiet, best location in Charleston right off of King Street close to shopping and only a short 15-20 minute walk from all the restaurants on East Bay street. My husband and I stayed here for our 5th Anniversary, and while I added this occasion to our booking notes no effort was made by the hotel to congratulate us or make it special. I also noticed the front desk staff was not very accommodating or overly welcoming. They did not share any important information with us like the hotel had a spa, pool, common area, etc. Also - it says on trip advisor that breakfast baskets are included. When I asked the front desk how to get the breakfast they said it was not free and the breakfast baskets were part of a "loyalty program" and they cut it off at that. It would have been nice to be told how to join the loyalty program since I would like to stay here again and receive the breakfast basket but the front desk almost downplayed it and did not provide any additional information. Also, the gentleman that checked us out did not even ask how our stay with the hotel was and just simply said we are "checked out". I expected a little more hospitality from this hotel for its price and status. I will probably stay here again sometime because of the location and rooms themselves, but it seems more like a "you're on your own" type of stay with the way the staff behaves.

I hosted 2 of my girlfriends at this property and booked the 3 bedroom suite/residence.
Unfortunately, given the high price point of $1500 per night (including all taxes), I had high expectations.
1) The icemaker in the refrigerator did not work. I alerted both the concierge and management of this . Housekeeping brought ice when asked but again, I booked the suite assuming we would have this on demand given the refrigerator in the room.
2) The overall cleanliness and housekeeping of the suite was subpar at best. On our last night, we killed a roach running across the bedroom floor.! Also, housekeeping did not even show up on day 1. When I inquired with the front desk about it, I was told "you should have told us you wanted housekeeping at time of check in". Ok, I assumed that housekeeping was a standard, not something I had to specifically ask for, again especially for a $1500 per night suite in the time of COVID! When we finally got housekeeping to show up the following day, it only seemed to include refreshing of the towels (and they completely missed doing that in one of the 3 bathrooms), making the beds (although not completely as the decorative pillows weren't put back in place. The showers had signs of mold as well.
3) The lighting in the room is very poor in the bathrooms. This made it very hard to apply makeup or even for men, would be hard to see very well while shaving. I would suggest lighted makeup mirrors which is standard at most hotels now and certainly at those in this price point. Additionally, the powder room had a burned out lightbulb that I had to ask twice to get replaced (again, speaks to lack of attention from housekeeping staff)
4) Overall lack of attentiveness and service:
a) One day it was raining and there were umbrellas in the lobby, presumably for guests, When we tried to use them we were told, "all of our guest umbrellas are already being used, You can purchase one if you'd like". Again, others hotels at this price point have exceptional service and would have instead said " yes, absolutely, feel free to use those umbrellas".
b) I elevated all of these issues with the management on day 2 of our stay AND again at time of checkout. They were friendly but acted powerless and offered no solution to offset our disappointment.
The two bright spots?
1) Zoe the concierge was amazing. Super helpful and friendly.
2) The rooftop patio in the suite was a great feature

If you are in Charleston, this is a must stay! The staff is amazing from check in to check out. The valet, front desk staff, housekeeping, The Rise staff and The Watch staff all worked hard to make our stay at the hotel not just a stay but an experience.
The hotel is perfectly located off a side street just a short walk to King Street. We were a short bike ride down to the Battery, fountains and Market street. The hotel has a golf cart to take you just about anywhere in town you would want to go, but you are very near most everything by foot.
We enjoyed staying in a Signature suite which is huge! I have stayed at many other luxury hotels, but none have had 1.5 bathrooms! Having the extra bathroom is so nice for so many reasons. The bed was extremely comfortable, lovely kitchenette with a European style refrigerator and coffee with full size coffee maker. Having a sitting area with second TV was lovely. The room was very spacious. We found the space to be very quiet. The master bathroom was huge. Lovely rain shower and lovely soaker tub. The Beekham amenities were wonderful as well. The towels, bathrobes and slippers made the stay that much more special. We found the entire space meticulously clean. During this time of COVID, we never felt concerned about our health. The cleaning standards within the rooms and in the common areas is obvious. Thank you to the team for going beyond to make sure we as well as other guests stay healthy while visiting! Finally, join the Restoration insider program.....the daily delivery of a picnic basket filled with a lovely continental breakfast was extra special. It was so nice to be able to leisurely eat breakfast in our room without having to change out of our pajamas to go to a common area to eat. We also enjoyed a very nice wine and cheese reception at The Watch restaurant in the evening with a beautiful food. We ate dinner one evening while watching the sunset at The Watch...definitely recommend at least one meal in this wonderful restaurant. Details and presentation are certainly perfected throughout every thread of this beautiful hotel! We look forward to staying here again when we visit Charleston again!

Please know that I travel extensively, for work and pleasure. I have stayed in some of the most highly rated hotels across Europe, Africa, and North America. I cannot express the AMAZINGNESS of the Restoration Hotel...
Let's start with the aesthetics: the place is gorgeous. Your room will look like the backdrop to a vogue photo shoot, with all the colors and textures that make the hotel so appealing to look at. Now, beauty is only as good as form AND function, and in that department the Restoration does not disappoint. Beds are so so so comfortable, the pillows are great, the towels are so soft and plush, and the BATHROBES ARE TO DIE FOR.
Not only that, but rooms all come with a full fridge, and other key elements (utensils, plates, etc.) that are so very often over looked. I cannot begin to tell you the amount of times I have gotten to the room late for a business trip and had to eat some take out (often things like a salad) with my hands for lack of utensils… Here you don’t even have to call down.
Next, the location: It's right off King street, what more do I need to say? It's in the heart of everything. If you want to bring a car for excursions, the valet parking is some of the most affordable I have ever seen.
Finally, the service: This was the crown jewel. This does not detract from the beauty or the location because those are both 12/10, but the service was out of this world. I firmly believe that if I went to the front desk and asked for a piggy back ride to my room, they would have done it.
From complimentary snacks and water in room, to free breakfast baskets and wine and cheese trays daily, the hotel has considered every need of its patrons. Did you bring those killer high heels, but want to go to dinner off the beaten path? No problem, and no need to get your car or call and Uber. They have a golf cart that they will take you around town in. Lets say you want some vacay vibes while still needing to get something done for work, no problem. Great internet speeds, and a library where you can hang out, or borrow some reading for the pool. What to do some shopping but not put on shoes? They have some of the finest products curated for you in the hotel it self. They have a coffee bar for all the coffee snobs like me, and the spa is to die for. With the roof top bar and restaurant, you can kick back and enjoy an amazing view of Charleston.

This property could easily be rated a 5. I chose to rate it a 3 based on my actual experiences and the lack of any outreach from the property as a result of several of my issues during our stay.
The primary issue with this property is customer service. I'll provide four specific examples: 1)the hotel accessed my reservation and made changes to it without my permission, based on a phone call from a colleague, 2)the morning of our arrival, I called to ask a question and it took over an hour and 3 calls to get someone on the phone, 3)upon arrival there was no one in the lobby to help us and it took over 20 minutes to find someone that could check us in, in the middle of the afternoon, 4)even with the “Do Not Disturb” sign hanging on the door, the hotel accessed our room to deliver packages (normal protocol would be to leave us a message or call us and let us know they were being held at the front desk). All of this leads me to believe that the hotel staff is very poorly trained and not held to a high standard as one would expect at such a property.
Two other specific issues we had with the property, that weren’t customer service related. When we got to our room, a one-bedroom apartment, there was an awful stench. When we asked to be moved, we were told it was the garbage disposal in the sink and they would come clean/disinfect it, which they did. While in the room, they sprayed an awful smelling air freshener that took the rest of the night to clear out. We were told there were no other rooms for us to move to. The other issue with the room was the balcony. One of the primary reasons we picked The Restoration was for the beautiful balconies and the views, as indicated on the website. As it turns out, the pictures on the website are from the one room that actually has decent views and from the top floor. Our balcony was overlooking a street, had power lines at eye level and had a view of the brick building across the street.
The positives for this property were the rooftop restaurant, where the food and service are impeccable. The rooms and the concept are great, based on the unit we stayed in. Also, the golf-cart transportation is awesome and the drivers we encountered were great. Unfortunately, we won’t be staying there again, there are too many great options in Charleston.

We arrived and were warmly welcomed by a team member. The hotel/residences span 5 buildings which have been converted to hotel rooms and one, two, and three bedroom residences. (See pictures of our spacious 1 bedroom.)This was larger than some NYC apartments with full size kitchen appliances and service for 2 in dishes, utensils, Mr. Coffee, toaster, microwave, etc. All of the nonalcoholic beverages in the fridge were included. A large basket of snacks and alcoholic beverages were for a fee but provided in the room.
The bedroom was a loft-like king with a 3/4 wall slightly above the kitchen and living area. Our room, #304R, had huge windows in the living room to the ceiling that were great at night being draped by blackout drapes. We fronted King street, which can be busy but we had few issues with noise at night as the bedroom is at the rear of the apartment.
Before we arrived, we received a detailed welcome from Alyssa Anderson, Guest Curator, who told us about signing up as an “Insider”. There is no cost to this program but at 8:30 each morning, we received a lovely basket or bag of muffins, croissants or bagels, butter, cream cheese, and yogurts for 2, a wine and cheese reception in the library, 10% in the coffee shop + retail store, and discounted rates towards future stays.
The location is fantastic! An easy 15-20 minute walk to most of the best restaurants. Shopping on King is excellent. The shops at the Market are an easy 15 minute walk or less. The College of Charleston is less then a block away. BUT! If you need to need to go further, they have added a complimentary car shuttle that can take you anywhere within a mile of the hotel! Valet parking is $34/night.
As part of The hotel, there is a coffee shop, restaurant, and roof top bar.
We thought the the rates were very competitive, especially during the week (slightly higher on weekends). There were 3 weddings here the week we stayed. Great venue for wedding parties!

Room was large with a full kitchen, we were greeted with complimentary snacks in the refrigerator as well. Great rain-head shower and super comfy bed. We went out to dinner and Alex gave us a ride to and from in their golf cart, was a great bonus as it was late and cold out. Wine & cheese in the Library along with cookies in the evening really put the finishing touches on our stay.

So the typical cancellation policy is 7 days ahead of arrival for direct bookings and 14 days for bookings on non-direct channels. For 2 and 3 bedroom units it is 30 days prior to arrival for direct bookings and 45 for non-direct.
For the 7/14 day policy the penalty is 1 night room and tax, inside of the policy for the 2 and 3 bedrooms the full amount of the stay is guaranteed.
Good mornin'. There used to be a join spot on the website but I see that has been removed. It could be because this program is being reworked a bit to include a few different tiers...the benefits will remain unchanged largely. Most typically one would sign up for it as part of the process of booking a room if they wanted to join. I would recommend calling the property directly.
On the property website on the top navigation they have a section for packages with all of the packages that are offered...none of them are what I would consider all inclusive but they have a variety of packages that they offer. I tried to include a URL but the message system wouldn't sent the message with a URL in it.
The pool does have some pool chairs and drinks can be served poolside from the rooftop bar and restaurant.
Neither of those room types have balconies. There are some Studio Suites that have balconies, but officially they are categorized as a different room type.
