My wife and I booked the only room they have for our 2nd Anniversary. We made plans and we were set to enjoy our weekend together. We were contacted by the owners that they had to cancel our reservations due to the fact that they had people coming and forgot to put in the RSVP. It was just frustrating because we already had it planned based on staying at this place. The owner at least told us before we arrived.

This was an unusual and unfortunate situation, but we had a reservation request by phone that was accepted and we had a 24 hour delay getting the dates blocked on our website calendar. This couple made a reservation online in the evening and i responded the following morning as soon as I saw the request (about 12 hours from the booking). I notified them immediately of the conflict and, because we only have the one suite, we have no alternative rooms to offer. No charges were made to their credit card as part of the reservation request and I offered them a discount rate for a future stay along with a complimentary bottle of champagne for their anniversary. I even searched online for other available accommodations and made several suggestions that might make great alternatives for an anniversary.

Our experience with Zero Water was interesting compared to all the other reviews. Email responses were slow. The last email prior arrival said to text when close by. Don't bother, we did text and were told 3:00 was check in. No one greeted us.... Kind of hard to miss an extra vehicle in the small driveway. One day we passed a group of teenagers on their golf cart in the driveway ; they looked at us like we were space aliens. We did catch site of a man on the sidewalk but he quickly rushed inside the lower level. There just was not the Southern Hospitality that other reviewers had described.... more like Arms Length service. Had a couple of small self created issues with the cable. Texts were responded to reasonably fast and maid sent to deal with issues. Would have been nice to see a picture with a description of the history of the house. Modest is right for breakfast items but not unexpected. The view was nice. Was not overly fond of the 6ft Vertical sliding windows you had to open to access the porch. No physical issues mind you lifting .....just would have been nice to have a lift handle on the outside once you closed the window behind you to keep the A/C inside. Steps.. there are steps !! LOL A lot of them! After walking several hours , the last 21 steps on a 45 degree angle will give you a great finish to your cardio workout !! LOL. Was it the right spot for our 30th wedding anniversary.... yes. Would we stay there again.... More likely Not . We just did not get the feeling that we were welcome and that feeling is as important as the stay itself.

Our standard check in is 3pm and we routinely ask people to text as they get close so that we can accommodate early arrivals and/or make sure the parking is open, etc. My wife and I both work full time and cannot always be around to greet people as folks rarely arrive at their estimated time - so we set up a self check-in process that has worked very well and gives guests the freedom to arrive whenever they like. Can't speak for the teenagers as we have a hard time getting them to communicate with us as well! And yes, we are on old house with giant floor to ceiling windows that you have to bend over to open and close. And yes, we have stairs, just like the website says, that my grandmother traversed until she was almost 100 years old - keeps you young!! I'm sorry if you felt ignored but we try to stay out of folks way and let them enjoy the house without interfering. As far as Southern Hospitality, I attach the review below from a wonderful young man who got engaged on the day you wrote this review. I bent over backwards to make it work for him! "I proposed to my now-fiancé on the 3rd floor balcony. The host was so accommodating in helping make this a complete surprise. Zero Water Street is a dream come true. Pictures don’t do this place justice. It is magical from the rooms to the view to the amenities. Everything was absolutely fantastic. I hope they continue to let people stay at this special place so we can come back for an anniversary in the future."

We spent two nights here in February. This is an historic property so there are some things that come with a historic property that you might need to overlook a bit, such as squeaking floorboards, cracked plaster on the walls and ceiling, etc. Overall, it wasn't to our liking, and especially considering the price point of the property. We found the property to be in need of some care. The afternoon of our arrival our basic continental breakfast for the next morning was neatly stored in the refrigerator. The next morning's breakfast didn't arrive and we checked out early so we just went to a nearby restaurant for breakfast. This is a penthouse that covers the entire third floor of an historic home. You have to navigate two sets of stairs that have antique chair lifts with bulky rails mounted on the stairs. This is a bit tricky with luggage. We wouldn't return to this B & B but if you can tolerate the slanting floors, some soft areas of hardwood flooring under a few windows, a cracked glass shelf in the bathroom, aging windows, a tall window that wouldn't completely close because of the severely slanting floor in the kitchen, etc. then the views from the third story piazza are absolutely incredible. The view of the sunrise over the Charleston Harbor is spectacular. There are also great restaurants within a ten minute walk of this property so for several reasons the location is great if you can overlook the items mentioned above.

Thanks for the honest feedback. You are correct, we are not a brand new trendy hotel but a functioning historic185 year old home overlooking Charleston Harbor that has stood through earthquakes, hurricanes, and cannon bombardment. As such, we have a few aches and pains (battle scars) that come with age. So the same stairs, creaking antique floors, slightly slanted 12' tall window, cracked plaster and chair lift that transported my grandmother up to the third floor until she was late into her 90's will remain to greet guests as it has been for the past 20 years when my mother first started the B&B. We like to call it "authentic" but can certainly appreciate that it may not be appealing to everyone. Please accept our apology for not delivering the food, we arrived home late after a Charleston Wine & Food event and did not want to disturb anyone and you were gone by the time we checked on you the next morning.

This third floor apartment could not have been more charming. You are living in a perfectly decorated, full sized flat on top of one of the historic seawall mansions. The balcony was huge and such a treat. It was so fun to watch the tourists taking pictures of the gorgeous mansion while you are actually sitting there on the balcony. We even saw dolphins one morning in the water! I would highly recommend this spot to everyone. Just so special and unique!

This place is amazing, and the customer service was perfect! My bride and I chose this as our wedding night honeymoon suite, and it could not have been a better option! Gordon took great care of us, and made lots of special arrangements to make sure every detail was taken care of! Can't say enough great things!
