The Francis Marion Hotel captivates guests with its historic allure and prime location, which offers effortless access to Charleston's vibrant dining, shopping, and historic sites. While many guests enjoy the striking views and room amenities, some express concerns over room cleanliness, dated decor, and the need for maintenance. The staff's exceptional service receives high marks for their professionalism and responsiveness, although organizational issues are noted. Travelers have mixed feelings about the hotel's value, citing costly parking, yet some are enamored by its unique charm. The hotel's atmosphere and live piano are highlights, despite calls for modern updates.

My daughter and I took my mom on one of her “bucket list” trips to Charleston. She is a nurse/caregiver for my brother and rarely gets away for extended periods of time. Francis Marion Hotel proved to be the perfect place for her to escape. She absolutely loved the historical ambiance. The location is in the Historic District and within walking distance of everything we did downtown. The front desk, bellmen, and housekeeping staff were very hospitable and gracious. Shoutouts to Carlos, Natosha, and Suzie!!! Francis Marion is making an exceptional effort to follow CDC guidelines regarding COVID-19. Everything we needed was only a phone call away or available at the front desk as we maintained our room. We highly recommend the Swamp Fox restaurant, especially coming in on first night for dinner. Their shrimp and grits were some of the best I have ever had. Lizzie, our waitress, was very kind and helpful. It is important to note this is an historic hotel, so there’s obvious signs of age (which we love), very small bathrooms, and old style HVAC wall units. If we are ever blessed with the opportunity to return to Charleston, we will most definitely choose the Francis Marion again!!!

Hi Kristal, We are ecstatic to hear about your stay with us! We are delighted to hear that your mother was able to experience something off of her bucket list and that we got to be a part of such a special trip for you all. We have passed on your lovely message to our whole staff, especially to all the ones you personally named. We wouldn't be the hotel we are today without amazing guests like you! And we may be a little bias, but we agree- the shrimp & grits here at the Swamp Fox are the best. We can't wait to welcome you back on your next trip to Charleston. Thank you so much for taking the time to tell us about your experience!

We were so lucky to choose the Francis Marion Hotel! The prices were the cheapest for the best location. It has the coolest breeze. Right on King St so you don’t need a car! The city has a free dash trolly to take you anywhere you want but because of the location you can walk. It is across the street from the main park, ask for a room overlooking the park, you also see the ocean, the bridges light up at night and the church steeple, it’s gorgeous! The customer Service is the best I have ever had traveling the world. Everyone is so happy and helpful. They offer unlimited free water bottles. They even weighed my luggage for me! They offer late checkout, however late you need for free! The hotel restaurant has the best service, the best food in Charleston, and the prices are a lot cheaper! David Barwick is the restaurant manager and will ensure you have the best service, Latesha is spot on for the best waitress! Housekeeping is so kind and helpful and will give you extra of whatever you need! I will always stay here! The rooms are so cute! The reviews said they are small but we didn’t find that and we had a room with four people in it. The hotel is so immaculate. There is automatic hand sanitizers everywhere in the hotel. The windows open for a cool ocean breeze! Stay here every time for a happy vacation! The dash trolleys come on the corner so you don’t have to walk anywhere if you don’t want to! Choose this hotel every time! The other locations for hotels are worse and more expensive. We got so lucky to choose this one. Housekeeping will bring you extra of everything everyday if you ask and they are happy to help. We had Janelle and she was amazing!!!! We stayed on the 7th floor and loved it. The elevators are fast and clean!!!

We recently paid a visit to Charleston SC and stay at the Francis Marion. It was a wonderful experience from the time the valet took our car and the young man took our bags to our room. The room was not large but it was appointed with beautiful furnishings and was all the room one would need. We had a room looking out on the park, the lady at the desk was extremely friendly and chose this beautiful room for us and would inquire each time she saw us "how is your visit
Going today? The bath room was small but had a great big soaking tub which my husband used every evening after a busy day of sight seeing. I am a linen snob and I was very happy with our bedding and our comfy mattress. The toiletries provided were high end and we had more than enough for our daily use. We also took advantage of the restaurant in the hotel and the breakfast was exceptional much better than one we paid twice as much for one day we decided to try one recommended by a friend. The hotel is also right in the free city trolley line and we rode it daily to the market and while it di dnT take us all the way to the Battery it goes pretty close. We were able to walk to the shopping on King street as the hotel sits right at the beginning of the district on King street. I can not recommend this hotel enough it is a lovely old iconic hotel that will not disappoint.

3 days/2nights was not enough in this exceptional hotel. From the minute you walk into the hotel, you are surrounded by Class. Lots of Class. Bellhop opens the door, chandaliers overhead, beautiful baby grand piano in the common area. Lots of Covid precautions: rooms are not rented for 24 hours in between for deep cleaning, masks are mondatory, elevators are limited to 1 person or a single family group. Hand sanitizing stations at every entrance and elevator landing. Plus a delicious restaurant called the Swamp Fox on site (and a Starbucks but that does not count as delicious or a restaurant). Plus a wonderful spa on the first floor (we were so relaxed after our massages that we simply went back to our room and slept away the afternoon!). Yes it is quiet. Yes there is a refrigerator in the room. Yes the air conditioning is cold and the bedding is so luxurious and soft. Yes this hotel is in a great location to walk about with many good restaurants and great shopping. There are 2 free tourist buses that stop right outside, with routes around the historic area. We had a late departure from the city, and the hotel allowed us to leave our bags there for the day. Of course we tipped the bellhop nicely. Whatever time you book at this hotel, it will not be long enough. We will be back.

The location of the hotel was great for access to King Steet Shopping and Meeting Street road, although it’s closer to Upper King so a bit of a walk to the main sites. The hotel is historic and has a beautiful lobby, the room was fine nothing overly remarkable. Walk-in closet was silly big and the bathroom was beyond small, like almost impossibly small! Barely room to even stand. No space to do anything near sink, low water pressure. The bathrooms really need an overhaul.

Overall the stay was nice, wouldn’t recommend the hotel due to the bathroom situation. However having the parking garage next door $20 per day with in and out rights, is a bonus in a city if you have a car.

Considering we booked a suite & were excited about this stay at an historic hotel, it was significantly underwhelming.

Yes, the hotel has maintained the old school 1920s charm but sadly, the facade soon wore off.

Regarding the room, the online photographs of the suite are misleading. Such a large and lovely room but the smallest bathroom imaginable which was in poor condition. They'd be better off knocking into the huge "living area" and providing a bigger revamped bathroom.

Also, for a 4 star hotel and a suite room, I would at least expect matching brand toiletries (and more than 1 of each) along with robe and slippers for a suite.

Furthermore, the air con in the bedroom has been set up to blow DIRECTLY onto the king size bed. You can't expect someone to sleep with cold air blowing in their face. A serious oversight which truly affected our stay.

Aside from the room and general hotel facilities - incredibly expensive bar and the ground floor Starbucks definitely detract from the allure, we also had an awful incident only 2 blocks from the hotel whilst walking back to the hotel after dark and honestly, it ruined our time there as we thought we were in a relatively upmarket and safe part of the city. I completely understand the hotel cannot control what happens outside but for anyone staying locally I would recommend getting taxi or the bicycle taxi to avoid any harassment on the street.

Thank you for choosing the Francis Marion Hotel during your recent visit. We appreciate your business and look forward to seeing you again the next time that you are in Charleston, South Carolina. I was concerned to hear about your experience with our hotel and more specifically your accommodations. I apologize that the current state of your guest room was not adequate and did not meet your expectations. That is certainly not the standard we hold ourselves to, as we strive to exceed all guest expectations. As this does not change your past experience, I hope you know that we have heard your concerns and we are always looking for ways to improve.

We visit Charleston often and I always enjoy coming to the Francis Marion. The location is perfect, within walking distance of most places you'd be likely to visit in the older parts of Charleston -- C of C, King Street shopping, South of Broad historic district, many of the better restaurants, and so on. There is a parking garage next door and you can get in and out privileges for a decent price through the hotel (we were charged $20 which lasted from when we checked in around 4 to the end of the next day). Our room on the seventh floor was bit tired, which doesn't bother me but it doesn't live up to the fancy lobby. The staff were friendly and helpful and the fitness room is fine although also a bit elderly. The Swamp Fox restaurant has reliably good food and doesn't try to be a cutting edge culinary experience.

We arrived on a late flight so it was after 1:00 am check in. The check in process went smoothly, but when when we got up to our room the door was ajar. We went in and made sure we were the only ones in the room. Right away I noticed two half empty Francis Marion labeled water bottles in the mini fridge. The water was hot in the sink whether you turned the hot or the cold side. From previous reviews, I expected a small bathroom but it was so tiny with maybe 18 inches from toilet to sink. The beds were comfy. We chose this hotel based on location and that was great for what we needed to get to during our visit. The next morning housekeeping knocked about 9:30 am and I said no thank you. We hung out the do not disturb sign about 30-45 minutes later and went out for the day. When we returned about 4-5 hours later, entry had been made to the room, beds made, do not disturb sign placed back inside the room, and still the half empty water bottles remained in the fridge. Hot water for showers was non-existent. I definitely would not recommend this hotel.

Where do I begin- rented a suite for four nights and on the third day, had to ask for housekeeping services. There was five of us in the suite and I asked for five towels and wash clothes, shampoo, empty our trash and replenish our water bottles that were complimentary each day. I received three towels and three hand towels and nothing else !! I had to ask several times to housekeeping for the items listed above. I ordered room service everyday and on the last day, the restaurant ( Swamp Fox ) said they would have my dinner up to us in 25 minutes. An hour and 10 minutes later, I called down to ask where my food was and the man said he delivered it to the wrong room and that I must have told him the wrong room ( well, the room phone automatically gives them the correct room for starters and I ordered food everyday from them and always gave them the correct room. ). When the food staff did bring my food, they forgot half the order and the man argued with me saying I most have told him the wrong room instead of just saying sorry. Some of the food that did come had mold in it. When they brought up my reuben sandwhich and fries, it was the meal they had made a hour and a half ago. So I received soggy fries and a cold mushy samdwhich. They did give me the meal free but I couldn't eat most of it. I will say valet was excellent during our stay. Management just looked at me like oh well.
Never have I had such poor service.

Thank you for choosing the Francis Marion Hotel during your recent visit. We appreciate your business and look forward to seeing you again the next time that you are in Charleston, South Carolina. Please accept my apology for your inadequate room service experience. It is our goal to always deliver a hot, fresh and delicious meal to our guest. Thank you for providing us with feedback. We have brought this issue to the attention of all room service associates and have implemented training to prevent this from reoccurring. I was additionally concerned to hear about your experience with the cleanliness of your guest room. I would like to take this opportunity to apologize, as that is not our standard here at the Francis Marion Hotel. We have discussed this topic with the Housekeeping Manager and she is reviewing the standard operating procedures for guest room cleanliness with the entire housekeeping staff.

The check-in service was terrible, and the rooms were unclean. The systems were down during my check-in, and the person checking me in was unapologetic the entire time. When I showed up at my check-in time of 4pm, which was already inconvenient given all the wedding events I had that day, I was informed by the person at the front desk that my room couldn’t even be guaranteed at that time. When I asked what I was supposed to do about cleaning up for a rehearsal dinner in which I had to give a speech, the person checking me in suggested I use the lobby bathroom to clean up. When I called the next day to discuss money back or leaving the room for another hotel, the manager told me they reimbursed part of my stay and the parking fees. I informed her that the stay was still not worth the compensation. She informed me that the only way for further compensation was to speak to her manager. So, I told her to call her manager and call me back with better compensation, or I planned to change hotels. The manager never called me back and I ended up having to stay there unsatisfied another night due to my busy day of being a groomsman for a wedding. When I went to check out the next day, the manager I had talked to previously never actually added the compensations to my room. So, the manager checking me out had to add the basic compensations on that had previously been promised. Even with the slight compensations provided, the room cost more than if I were to book it for later this year. So, I’m confident somebody could’ve provided greater compensations for the stay. I’m completely dissatisfied with my stay at this hotel, and this is by far the worst historic hotel I’ve encountered throughout the ones I’ve visited.
