I can't tell you whether or not this place was lovely or not. I went online and booked a reservation in October (for November). I immediately got a confirm number which I wrote down. I had not gotten any further verification and decided on Oct. 20th to phone what sounded like a lovely place. I spoke to the owner who was very nice and she thought perhaps her husband had not placed the booking in the log. No problem. Well, today is Nov. 5th and still no word from them. I called today and they had no record of either my call or my room request. The young man assured me that there was still a room available for the dates requested. I told him I would be going elsewhere and thought that it was perhaps the most poorly run place I'd ever heard of. No thanks!

For the amount that we paid (and in light of some of the reviews here) we had high expectations. Eden Manor did not meet those expectations. The house was damp and dated (and not dated in a charming way). The bathroom in our room was not very clean. It had cobwebs above the shower and throughout the room. The bathtub was old and damaged. The towels had a musty/dank smell. The bed was old and not very comfortable. The whole place was kind of dark and gloomy. We paid ~$200/night. If the price had been half of that, I might have been willing to over look the problems. But at those prices, there is really no excuse. Also, in our few conversations with the innkeeper, he mostly complained about other/previous guests.

I booked a reservation at Eden Manor B&B for a wedding weekend through Hotels.com. The day I was due to arrive I called to confirm check out that Sunday and discovered from the GM that my reservation was cancelled. To boot, they were booked that weekend. The GM said this happens often with 3rd-party booking sites, though Hotels.com said that the B&B overbooked. Needless to say it made for a very stressful day of traveling. I am glad I called, but wished I could have been notified by either the hotel or Hotels.com. It was not far from the wedding venue, and we got to stay at a nice replacement hotel (though 20min away).

Felt like I had come home. Peace, in awe of the entire place. The beauty, warmth, touches in every room. Breakfast was perfect, just lovely! Even the "butler" held my favorite, peppermints! Location was ideal too - short ride to Galilee, Narragansett and Newport. Landscape coming and going WOW - perfect ambience!

Mingle with the millionaires and have some of your own money left over. Funky(nice) B&B, laid back hosts, good breakfast and comfortable beds. All within hailing distance of the yachting set for little cash. Really enjoyable night and dinner recommended in town (Phil's) that turned out to be a hip rooftop deck with fresh seafood, try the fish bites, and some fine local brew on tap. Can you tell we liked it? Spent the next day in Newport and could still afford lunch on the water.

Eden Manor is for people who are looking for charm, beauty and a gentle country experience. If a recently updated bathroom is your priority, this is not where you should be. To be able to have breakfast (which was delicious) out on the porch, overlooking a pretty field, was just what we wanted. Bernadette was a gracious hostess without being in any way intrusive. If you are looking for a real break from too hectic a 21st century life (but still want wifi!), this could be an ideal destination.

My wife and I are retired and were looking to stay in a very friendly, relaxing, comfortable Bed and Breakfast where we could feel at home. We found that at Eden Manor. The hosts were really thoughtful and responsive people who wanted us to have what we needed for an enjoyable stay. They also provided excellent recommendations for restaurants and things to do. Other guests we met resulted in interesting conversations and new connections. At breakfast, we enjoyed exceptional French toast, pancakes and quiches, as well as fresh fruit, yogurts, etc. This old, Victorian home was spacious and airy. Each room we stayed over our three visits was clean, comfortable and unique and the beds were very comfortable. The porch was a fine place, weather permitting, to enjoy breakfast. The living room and the screened in sun porch were very relaxing places to read. The grounds with big trees and lots of flowers were beautiful reminders of old Rhode Island. We look forward to staying there again on our next visit to the area.

Nine family members were in town for a family member's wedding. And ALL of us left this property with a deep disappointment. The entrance from the road with its stone wall features created an expectation of what lay at the end of the long driveway. At first glimpse the property, meaning the grounds, were expansive. As the drive way ended and the inn came into view the website pictures quickly hid the reality of a property in need of a MAJOR overhaul. The old home has amazing potential if a substantial investment is made to renovate the decaying home. Never once was I greeted by the owners and when I checked out never once was I asked about my stay. There is no air-conditioning, window panes missing glass, radiators with missing and broken covers, bedding that appeared to be purchased from Goodwill, dustballs on the floors, wood pieces holding windows open and a yard where only the open areas seemed to be mowed with the flower beds overgrown with weeds. Don't stay here unless there is no other place to stay. Like I mentioned..inn has amazing potential if a substantial investment is made to save the crumbling home, Inn keeper seemed nice but made no effort to be welcoming.

This inn has apparently also been the domicile for the Eden family of seven. Bernadette the hostess is charming and welcoming without getting intrusive. She keeps the inn clean and beautifully decorated. She didn't mind at all storing some medicine for us in the frig. There were minor issues--a tattered towel, a sparking hair dryer--but all were remedied and made up for with a fine breakfast spread. Some may not like the "open door" policy, but we got used to it during our two-night stay. This place should get some repeat business.

We’ve been staying with the Edens at least once a year for the past 16 years. Lloyd and Bernadette and their family are absolutely wonderful people. They always make you feel welcome and comfortable. They seem to know if you like to socialize a bit, or are a more private person who prefers peace and solitude. There’s plenty of room for both in this amazing old Victorian and surrounding property. The rooms are comfortably eclectic, each one possessing its own individual charm. Breakfast is always nourishing and delicious. There are many things to do close by (stroll and shop in quaint Wakefield, visit mansions in Newport, take the ferry to Block Island, beaches and more beaches, to name a few). The Edens are well-acquainted with all the area has to offer, and are always happy to make suggestions. We will continue to stay at Eden Manor as often as we can. - Jim and Kathy
