This wonderful little secret in Upper Bucks County is such an amazing stay. So many campgrounds are all hustle and bustle and they try to cram as many people into often not big enough spaces. Not here at Colonial Woods. Spacious sites for larger campers and ultra clean bathrooms make this little gem a must see. We have stayed here many times and each time the activities and facilities have been great and the staff have been so polite and helpful. Can’t wait to go back in a few weeks.

My husband and I are both in the health care field and needed a night away. We had a great quick stay at Colonial Woods. Sites are clean and everyone is friendly and helpful. It felt like home. We can't wait until our next visit!

The pool is still nice. The main bathrooms near the pool have been remodeled.BUT, the tent sites have shrunk. There used to be 16 nice tent sites around the ball field.Now there are about 10. AND, some of those were broken in half to make two small sites. Which means your tent is mere feet from your neighbor's. And they now have gravel, which limits the usable space for your tent. Cars no longer fit in some sites, you have to park on the grass field. The other former tent sites are now long term RV sites. Colonial Woods has become its own community for permanent seasonal campers. Those of us who have been dropping in on weekends over the past 15 years, no longer feel relevant. We are handed the list of rules upon check-in, and then watch the residents break them. They ignore the no driving around after dark, no kids driving golf carts, and no one enforces the night quiet time. As a tent camper, it is time to find a new campground. (As of today, end of June 2016, the web site map has not been updated to reflect the loss of tent sites near the ball field. O-P-R-S-H-I-L-M tent sites no longer exist on the east side of the ball field.)

We spent a long weekend and had a mostly good time. An older lady at the store / office in the morning needs to be left go. She was ignorant and refused to help us with a problem we had. It was only after I refused to be dismissed that she broke down and contacted someone. That person came and helped to resolve our problem and was very helpful and polite.
Another time, we went to the office / store to pay for mini golf and the same lady was loudly complaining that she had to go get ice. She was loud and told customers that she refused to help them. I asked another employee if the older lady was an owner and the other employee told me that she wasn't, no one liked her and was allowed to complain to the owners because the mean lady had worked there for a long time.
The playground and the mini golf course are in desperate need of repair along with some of the sites. One of the restrooms had plumbing issues and waste came out of one of the toilets in an afternoon and I was told that the restrooms only get cleaned once a day in the morning.
The pool / spa / splash park is beautiful, but only has parking for golf carts right at the pool. There is only 6 parking spots at a restroom near the pool and no handicapped access.
Overall this could be a great campground but needs a lot of work and has an employee problem.
A special thanks to Alexandria and Andrew, 2 workers who went out of their way to help us.

We have been camping for 3+ years and have been to many places. This is not one I will return to! When we called, we asked if the facility could accommodate a 35' trailer and that we'd like full hook up...water, electric, sewer. It is a resort camping facility. The woman said sure and we booked. When we got to the campsite, we could barely get our RV in the site, which was not the site they wanted us on bec we could not swing a Tundra and 35' trailer into a spot that was across from a spot closed off with railroad ties! You need room swing the tundra to back our rig in. We get in, start setting up, and there is no sewer. Okay, call the front office, which, btw, Verizon cell service in the area was spotty at best, and spoke to the lady with the less than happy to help you attitude! (Btw, met her later and TRIED to make her smile w my good natured self and I failed! Wow! I always get the less than happy ones to smile!). Apparently, when you call they SAY you have sewer hook up, but when you get there, there is only a dump station. Really? We are five ppl and I did mention the rig was hard to get in. So, the lady said you can schedule a "Honey Pot" service where they pump it for you FOR $7!! We did need to do this, much to my not wanting to pay for something they lied about!! Guess who owns the Honey Pot? Yes, it is Colonial Wood's pumper...way to make $$!
Well, the campsite was very empty except for the permanent spots, yet last night bef we left, they made a new family park in the site next to us. I thought it was weird not to let them park in a little more private area, being there were only a few spots being used in the whole campground, with the vast majority of spots being free. Okay, fine! Everything here was money to the left, money to the right! Golf or any other sports is pay as you go. Laundromat was pricey, in my opinion. They really cater to the all year rounders and we almost felt like outsiders who did not belong! Sad! Roads are narrow here, windy going to dump station. Kids liked swimming and fishing and the playground was cute. Full timers were noisy after quiet time and nobody came around to take care of the rice and beans mess the last campers left behind our rig. We paid $49/day and wifi was NOT free... $7.50/ 3 weekdays. Better off going to Otter Lake in Monroe Cty, PA. We pay approx $53/ day but free wifi, full hook ups, wide roads, easy to get big rigs in and there are nice pull throughs if you need a spot like that, use of sports equipment is free, many CLEAN showers and bathrooms (we have a big rig, but Colonial Wood has 2 shower houses, 2 showers each and 2 toilet houses, not the cleanest, compared to Otter Lake, which has numerous facilities all around), indoor and outdoor pools, lots of activities for the kids, including firetruck rides. Yes, Otter Lake is my standard. Colonial Wood was the polar opposite. Yes, Otter Lake is our favorite in PA. There is nothing to do near Colonial Woods, either unless you want to go to Crayola Factory, which we have been to many times. I would really stay at Colonial Woods at your own risk! Read some bad reviews but figured it was disgruntled campers. No, every word I read I experienced. Could not wait to get home! Next trip....Otter Lake!!

We have stayed at 25+ campgrounds in the past few years... from state parks *practically free* to "resort" types... NEVER did we stay at a place that was such a rip off. For $50 a night there are TWO showers for the ENTIRE campground and only FOUR bathrooms- you are talking, hundreds and hundreds of people. Sights are RIGHT on top of each other and NO ONE respects the QUIET RULE. Bathrooms were small and dirty.

We stayed for an extended weekend (Fri -Tues) and really enjoyed ourselves. The transient sites are well spaced so you are not on top of each other. No sewer connection but that is no problem as the bathrooms are so clean. They have activities planned for the weekends and plenty to do. The place is kept really clean compared to other campgrounds we have visited. Nice pool and lake. My kids really enjoyed shuffleboard!
We will no doubt visit again as it is reasonably priced.

The staff were super friendly and very accommodating of my schedule. If you are an RV person you'll be very happy with the this camp ground although not having sewer hookups might throw some people off. The bathroom was very clean and bright which is really a make or break for a lot of places. It would be nice to see this camp in warmer months (I was there in the beginning of April). It's certainly worth giving them a shot!

We went here for a week as a family vacation. we always rent an RV on site for the week and just enjoy the outdoors and getting away together. this was definitely NOT one of our better vacations thanks to Colonial Woods.
Ill start off with a few - very few positives:
it is clean, quiet and the people there are friendly. but that is about it

now the Negatives -
First off we rented a RV onsite from them. Their website states that they have 32 - 36 ft RV Trailers for Rent. I confirmed with them when we made the reservation that it was either a 34 or 36 ft Trailer as well as when we first arrived. ITS A LIE!. When we pulled up on the trailer i was shocked, they only have 29ft Trailers with 1 slide out. they are small, they are abused, and they seriously need an upgrade. I complained about the size of the trailer and that it was supposed to be a 34 or 36 as i was told several times and was informed that that was all they had. All 4 trailers are the same size. So that's false advertising. While they did move the trailer and place it in a nice wooded section, they didn't prep the trailer. the second day the waste tank was full and needed to be pumped out. Then the smoke detector kept going off. they put a new battery in it and it still kept going off. their response was to just take the battery out. isn't that a violation?
Then the draw with the silverware jammed and they had to come fix that. the front door jammed and locked us out of the trailer. they had to fix that. and the bedding - OMG i would have been better off sleeping on the ground outside. they were not mattress to speak of. they were some kind of 1 inch thick foam.
Now about the place - the pool is HUGE - 1 pool for everyone. on the weekend when the regulars are there along with the renters the pool is jammed with kids. even though there is a kiddie section, no one really uses it and all the kids are in the one pool. but then come Monday afternoon - the place turns into a ghost town.
now we have been to several campgrounds and none empty out like this one did on Monday. there were 6 renters left on Monday and 3 on Tuesday. it was like being in a ghost town. the kids had no one to hang with.
All of the activities that they have are geared for kids under 10, maybe under 8.
If it wasn't for the fishing at the lake on the grounds i think my son (14) would have gone crazy.
anyway all said and done with the miserable week we had there we had decided to leave a day early. we needed a good night sleep.
we tried to deal with the management for a partial refund for the day and for lying to us about the trailer.
they refused. In fact they never even bothered to respond back to me.
I strongly suggest you find a different campground - i really don't understand how Good Sam gave this place such a high rating.
I didn't see anything that warranted it and i will defiantly not be recommending this place to anyone i know.

We have stayed in a cabin for three years, our entire family lives it. Awesome pool, playground, mini golf, and activities for all ages. It isn't too far to local attractions if there is s rainy day. The only drawback is that the pool doesn't open until 11, on a really hot day that can be pretty late. We can't wait to stay there again!
