Pheasant Run Farm Bed and Breakfast was opened in 2002. The bed and breakfast is in a lovingly re-purposed 1809 stone bank barn. There are four overnight guest rooms on the two upper floors. Overnight guests are served a full breakfast each morning. An event space is on the lowest floor and opens to a large patio and garden. The 48 acre property has walking trails, woods, gardens and lawns, as well as a beautiful waterfall at the edge of the woods. There are 2 horses. 23 acres of crops, usually corn, is grown and harvested. The bed and breakfast is decorated in antiques and reproductions with many modern comforts added. Attention was paid to every detail. The waterfall is a popular site for outdoor wedding ceremonies. The event space (called The Pheasant Room) is available for wedding receptions, showers and other special occasions. The Pheasant Room can accommodate up to 100 guests. *15 minutes from area attractions and rests in the rolling hills of southern Lancaster County
We had a quaint, well-maintained room in the beautifully-renovated barn on a fascinating 48-acre estate full of wonderful surprises. Delicious breakfast, different each morning, with juice and coffee, plus coffee bar available 24/7. Staff was wonderfully helpful and friendly. Barn greatroom includes recliners historical information. Grounds include a waterfall and secluded nooks. A little south of Lancaster, near Cherry Hill farm and Pine View dairy, it's a convenient base camp for forays all around the county. Thanks Bob and Vivian, we look forward to seeing you again sometime!

Absolutely wonderful room and facility in a renovated historic barn. Breakfast was really excellent with three real courses and plenty of good coffee. The grounds are spectacular, and the family that runs the facility is friendly and helpful. A real treat for a weekend getaway. It was a great base camp for forays all around Lancaster.

Very enjoyable bed and breakfast experience. We stayed in the violet room and toured the grounds in the morning. Butters & Molly were great guides. Would definitely plan to return again, possibly next autumn.

Highly, highly recommend Pheasant Run Farm B&B! Vivian and DeeAnn were so accommodating, friendly, and welcoming. Our room was immaculate and so were the grounds. Excellent location also. Close to shopping if needed, but the B&B is very secluded. This place was absolutely terrific !

My apologies for posting this review so late. Over the 4th of July weekend my wife and I had the occasion to spend several nights at the Pheasant Run Farm. We wanted a quick get away for the weekend and were not disappointed with our choice. The B&B is located on a large farm with beautiful surroundings. The B&B is located in an old stone barn that was built in 1809 and is listed on the Historic Preservation Trust of Lancaster County, Pennsylvania. It has been tastefully renovated keeping much of the barn structure and details in tact. Our room was nicely appointed with a comfortable bed with higher end linens and an en suite bathroom with tons of room. Our hostess, Elizabeth, prepared tasteful breakfasts each morning. It is conveniently located near shopping, historic locations abd beautiful countryside location. I would highly recommend Pheasant Run to anyone planning to visit the area.…

We read all of the very positive reviews for Pheasant Run when researching B&B's in the Lancaster area as we planned a mid-week break. When we arrived we were even more impressed with the barn conversion and the attention to detail in the decorations - it really felt like we were staying in the British countryside! Vivian, Bob and DeeAnn were very friendly and made us feel most welcomed. We enjoyed walking through the beautiful grounds, including visiting the two amazing lodges and the waterfall. Our room was very spacious and comfortable and the breakfasts were delicious. As we drove away we were already planning to return this Fall!

A last minute getaway brought us to this wonderful inn. Beautifully decorated, immaculately kept and amazing hosts that are thoughtful in every detail. Great breakfast, great conversation and wonderful service. If you are looking for a place to unwind that is quiet and peaceful, this is the place. Great restaurants, all easily reached as well as the sights of Lancaster. Highly recommend visiting.

I had really no expectations before staying with Bob and Vivian and Deanne and the Pheasant Run B&B since it was my first time staying in a real B&B (not of the air variety) and man was I absolutely blown away by the experience! It was spotless, charming, caring, and the breakfast was out of this world. The owner, Bob, will be sure to give you some interesting history lessons, so be sure to take him up on his offer to tour the Gentleman's Lodge and the Horse Lodge since they are both gorgeous additions to the main barn.
