There are several reasons for this 5 star review:

#1 Palermo management is SO much more effective than it was years back. Polite, attentive and accessible. This didn’t use to be the case. Excellent work on this improvement of management.

#2 staff. There are a handful of people that have been working at Palermo for many years. They are phenomenal. (Guillermo -Memo) bring one of those great humans.

#3 price and quality of food. That simple. It’s good. Not the cheapest, but, your eating poolside in a resort. This to has been a noticeable improvement over the years.

#4 security and location. Spend sometime in SJDS and you can then appreciate the constant security.

We've stayed several times booking through hotel directly and through Villa owners. We prefer directly with hotel as the rate includes breakfast and electricity. The GM mrs. Cortes is always ready to help. The staff is wonderful. Our daughter loves the pool.

Why nobody is talking about the power outage in this place? Every single time we have stayed here the power goes out. I'm currently in a villa without electricity writing this review. The only reason I came back is because of my son, he had good memories of this place until today, he fell asleep hungry because the kitchen is electric. I bought fish to cook and now everything is going to be messed up. I think they have like an energy-saving policy because they ALWAYS do this. We haven't had electricity since 7 pm, and it is almost 10 and hasn't come back. Be aware that you can't do anything since the time they decide to cut the electricity.

This is not a resort. Location is in the middle of nowhere. This is a timeshare for local families and young kids from Managua and other parts of nicaragua who go to party. Everyone smokes, drinks and plays loud music.

Furnishings in the villas are old and need to be replaced. Don’t ask for any service because they have no on site maintenance to fix anything. No one to call to ask people to turn music down. Not even any security guards. Good thing we had no emergency because there was no one to help.

We left early and glad to be gone. This is not a resort. Stay away.

On our last night, someone entered the villa as we slept and took all our valuables. When we awakened @3:30-4:00 a.m., we ran down to the security guard house and no one was there. We screamed for help and after more than 5 minutes, the guard arrived. We had to tell security to call police, Jose and Ray (general manager). Once we returned to the villa, we discovered the thief exited by the balcony door because a container of orange juice from the refrigerator and a knife were left on the hilly area. It is interesting that the thief ran down the side of the hill which is in front a guard house that is unattended. We find it rather curious that this theft occurred on our last night and we were conveniently and intentionally left with only our passports and clothes. Other than filing a police report, the Management did not appear overly concerned. In fact, a comment was made that we had left the door unlocked.

We are all saddened by this experience and find ourselves in a difficult position. The authorities were called in immediately upon your report of theft. However, they did not find any evidence that a robbery occurred and offered a different scenario in their written report. We can all agree that you left without paying a significant portion of your bill and only in the process of trying to collect your unpaid balance after your departure from Nicaragua did you post this negative review on Trip Advisor.

Getting to and from the place by taxi is an absolute rip off. You either get ripped by the taxis driver or the people from Palermo who order a taxi to pick you up. After being here now a couple of months there is a local price a rip the tourist off price.
I suggest that while the food is not bad the effort to go out to this place is a waste of time stay in town plenty of better restaurants and food.

I am very to hear that you had a negative experience with taxis in town. We offer a FREE shuttle to and from during daylight hours. At night guests need to take taxi and you really shouldn't have had to pay more than $5-$8 to get to town. We're only located ~1 mile from the edge of town. Maybe people enjoy the quiet and peacefulness of the jungle because town can get quite loud at times during the evenings. I sincerely hope this you enjoyed your visit to the beautiful country of Nicaragua overall despite your frustrations with the taxis.

I'm torn.

Let me preface this review by saying that I have worked in the hotel industry for the past 12 years. I have had the pleasure of working at and staying at some of the worlds best hotel properties, so my comments can be backed up by first hand experience.

Let's start with the good. The staff at this hotel is fantastic. There was not one person we encountered during our 4 night stay that was anything other than professional, friendly and welcoming. The grounds are great, the pool is beautiful, the restaurant is good. The hotel provides transportation into town on the hour all day starting at 7 am. The ladies who work in reception were always there to assist us in making our plans for the day, helping us to hire drivers, convert our currency, etc. They knew us by name and made us feel very welcome.

Now the not so good, and perhaps my expectations were too high, I don't know. The villas need updating. They are very basic in regards to furnishings. The couch in the living room area is so uncomfortable and not exactly what I would call clean. The bed linens are cheap and worn, the pillows are lumpy and starting to turn yellow. In hotel speak, once the pillow itself can not be smoothed out, it's time to toss it and get a new one. The toilet seat cover was discolored and the bathtub needed to be re-grouted. In the hotel world, we call it PM-ing (preventative maintenance) the rooms. Basically, these are all easy fixes that a housekeeping or maintenance supervisor would notice if they regularly walked the rooms. Again, maybe our expectations were too high.

Lastly, and this has been mentioned in a few other reviews recently, and I do understand that we were in Nicaragua, but holy cow, the bugs.
We arrived at 9 PM after traveling all day long, checked into our villa, turned on the lights and bam... ants everywhere. Huge ants. We let the reception agent know the next morning and they did send housekeeping with a can of raid and sprayed the room, but there really should be some sort of industrial pest control company brought in to spray the perimeter of each villa, the cracks, the doorways, etc. The raid didn't work to prevent ants, it just killed the ones that were already there. So now we have dead ants all over the floor and the smell of raid in the air. The second morning we woke up to a huge cockroach in the closet, luckily the housekeeper the night before let us keep the raid.
Needless to say, we never walked around barefoot in the villa.

Overall, Palermo is probably the best hotel in San Juan Del Sur, but the attention to detail is just lacking a bit, which is too bad, because like I said, the staff is amazing but management needs to pay closer attention to the product.

We just left our stay there. Although we had a good time with our friends and the Villa itself (#20) was nice... We felt very disillusioned with the rest of our stay.
First, one of the main reasons for choosing this place was that it wasn't in the center of town, but offered a free shuttle service to town during daytime hours. Apparently day time doesn't start until 10am though. Even though I had spoken with the reception the night before letting them know we needed to shuttle at 9am to make it to town with all our bags on our day of departure, the shuttle was 'not available' and we had to use a miniature truck called an Ape. 5 people and luggage in that tiny thing (it has no doors!) was scary. And the shuttle was actually on-site, as was the driver. But we were told he couldn't start til 10 and our only option was the Ape or to wait. The shuttle service left much to be desired.
Secondly, you have to pay for the electrify used during your stay. This really isn't a big deal, however, the staff is very uninformed as to the average price of this. We were told it would be 10-15 USD per day so we used the AC liberally. However, upon checking out we were charged 95 dollars (our stay was Sunday afternoon-Wednesday morning). Of course there is no fighting the meter. But the quote we got and what we were charged were vastly different!
The staff isn't very friendly or helpful and didn't want to offer alternative solutions to the inconveniences posed on us.
Also there is a problem with ants on the grounds and in the villas.
There are other reviews that paint this place in a much better light. We didn't get the same pretty picture as others though. This place seems hit-and-miss. And for the price (spendy for this area!) it should always be a hit.

My villa wasnt just dirty. There was mouse poop all over the counters and on top of the microwave. There were dead worms and an infestation of worms in one of the utensils drawers. The kitchen was dirty,One of the bathrooms wasnt cleaned and when I went to talk to the receptionist about the issues with the villa they told me they will send someone to fumigate. I asked for another villa of course they didnt want to give me another one. They wanted me to stay in that villa while they fumigate it, the receptionist told me that will be some odor. I told them I wanted a different villa. After talking to their manager they gave me another one since I told them that I wouldnt stay in the villa for safety and obvious reasons. The other villa had issues with the door. You couldnt close or open the door easily and it was a little dirty but nothing like the other one. Once I got back home I saw they charged me twice and I have called them and sent them email and I havent gotten a call or email back. Overall, my stay there was awful. I will never go there again. Customer service is even worse. Obviously they dont care. It is in a nice area but place is very bad condition. I had friends that had issues with their villas too.

We agree that your welcome at our hotel was less than perfect. We do apologize that the first villa you entered was unclean by mistake but upon learning this news we immediately moved you to a new villa to accommodate you. We can assure you that there are no mice or worms in the villas. Admittedly there occasionally are small geckos which can get into the villas. They are completely harmless and eat mosquitos. You will find them at any hotel or house you stay at in San Juan del Sur. With regards to the mistake on your bill, we emailed you multiple times to make the correction. In any event, we are very sorry to hear that you had a negative experience. Every stay cannot be perfect, but our staff does sincerely care and want everyone to have a great experience in Nicaragua at Villas de Palermo.

Hey James I don't work for them but I've visited Palermo plenty of times. Each villa has 2 king beds. One room upstairs and another room downstairs If you need 3 beds just ask them for an additional bed and they will make sure to add it! They have a USA on the website if you need to contact them directly! Sometimes they offer better specials if you book directly with them. Best of luck

Remanso is the closet beach. Hermosa and Maderas are also very accessible surfing beaches from Villas de Palermo. The concierge can arrange a beach shuttle for guests at the hotel.
