This hotel is without a doubt one of the best hotels we have ever stayed in. I visted Arte Sano with my partner, we were blow away by the breathtaking views and loction, delicous food and drinks, gorgeous rooms with very comfy beds and top quaity bed linens, chilled out vibe, beautiful decor and art pieces everywhere and most of all the wonderful hospitality and service we received from all of the staff. Alma, Blana, Norlan, Jaikel and Horhey as well as all of the kitchen staff and maiencnce staff were just so helpful, cooking and serving us amazing food and drinks everyday, keeping the hotel and our room so clean and fresh! Everyone was so kind and really made our stay one that we will not forget. Thank you Arte Sano!

Had dinner with a friend and really enjoyed the food and the ambiance. A lovely location with an incredible view. We ordered cocktails, green chicken curry, and steak with Gorgonzola. There is a small pool available that is nicely lit. Overall a super cool vibe with good service.

I dined here with my partner and it was fantastic. I enjoyed the best burger I have ever eaten and my other half thoroughly enjoyed her Pizza. Great service, great atmosphere, stunning place and delicious food!

BEWARE. There seems to be new management and they don’t allow children any longer. Gone are the tranquil sunsets with a bottle of Rosé followed by Aperol Spritz and fine food. We found out rudely today right at sunset by staff lying around on couches and eating. Not to mention there was not a single customer there. Amazes us that they would turn away a couple hundred dollars in business during these times of reduced tourism. Oh well the hidden gem is no longer. Good luck new management. We will be taking our well behaved 8 year old and our money elsewhere.

Hrycuik - We have always tried to create a beautiful elegant place for adults and have only permitted children in the hotel/cafe on a few occasions. We are doing out best to create an elegant and sophisticated environment for adults to mingle and socialize. We would love to have you again a customer but the children would need to stay at home. By the way….we are under the same management as always with original owners. We don’t think that our policy merits the rating that you gave us as we are executing wonderfully on our intended business model for a specific sector of the market. Best, Josh Thomas

We stopped by on a recent visit to San Juan del Sur, My wife and I wanted to know what all the fuzz was about. We did not stay in the hotel, but wanted to see it in case we wanted to stay here in the future. Let me start by saying that if you plan to stay here and visit downtown San Juan del Sur, it will take you at least 30 minutes each way. The Distance from the town is only about 7KM, but the road is in pretty bad shape. The hotel is located exactly above playa Marsella and playa Madera. (You can only see playa Marsella from the hotel. You can probably make it with a small car, but a 4X4 will be the best vehicle to get here. I did not see the rooms, so I cannot comment on them. The view from the restaurant is amazing. You can see playa Marsella right below and it is amazing. The rating of 2 I am giving is mostly due to the view because the service was completely lacking. The place is really small, probably about 4 or 5 tables with capacity for about 10-15 people max in outdoor sitting. There were a couple of people sitting at the bar and about 3 other people sitting at another table. The place was not busy at all. I had to walk to the bar area to get menus as the waitress was busy with her phone sitting on a couch in the bar area. I thought she was a guest until I asked for the menus and she brought them. We ordered a latte and water and a margarita pizza. We got the menus and waited another 15 minutes and the waitress still sitting on the couch surfing the net. I had to get up again and tell her we were ready to order. Our food took another 20 -25 minutes to arrive. The pizza and coffee were both good. I would not say amazing, but definitely they were good. At the end I had to get up again to get the waitress to pay the bill. I just walked up to the bar and paid. The atmosphere is very informal which is OK since I am on a nice natural place and there to relax. However, a relaxed environment does not mean I have to be looking for the waitress and begging to be served. The hotel has the vibe of a high end hostel with a high price tag. Overall, good food an amazing view, but I will not go back. One tip to mention is that we saw one of the most amazing sunsets just outside the hotel. After paying the bill we walked out and saw a road that takes you to the beach. We started walking downhill and then the view opened up to see nature at its best. I doubt that I would go back to Arte Sano, but will likely go back to see the sunset outside the hotel.

Thanks for your review. We always love a little constructive advice. We are working on our signage to let our guests know that we are "order at the counter/bar" kind of place. We do not have waiters and prefer to run Arte-Sano like a causal cafe as opposed to a formal fine dining location. After all....we are at the beach in the tropics...:) We are also a new establishment bringing a new level of offerings and environment. That you can find Rose wine and fresh baked bread where only a few years ago there was just jungle and no electricity has been quite an change for the area.

Spent the evening at the restaurant with a small group of friends recently & we liked the vibe. The view sets up a beautiful setting for dinner/drinks. The menu is pricey however you're paying for the nice quality of the food and cocktails. We had an assortment of the meal options and were pleased with all! The wait is neither a quick turnaround or too long - it's the type of spot you go to relax, have a drink & your plates will come out in due course.
What we weren't pleased with however was how the bill was handled. When we received the bill and gave our cards, Nicole (who attended to us), went "sheepishly": this is bit awkward to say but heads up the tip is not included. We asked the suggested tip and she said "well that's up to you but typically 15% - 20%" (now...let the suggestion that 20% is typical sink in, folks). First red flag. Well, should be, ha!
We discussed amongst ourselves and decided we'd give what we thought was a generous & reasonable 15%. Two of us each indicated - please add 15% please! (not 1, but 2ppl)
Well. She comes back with a pen, a bill with a charge of + 20%, and a lovely smile.
We signed. Quite aware of the discrepant action but unwilling to make an issue of it. You know how weird this scenario can get ESP when you're in a group...(ummm... is that my bold New Yorker persona rapidly creeping away at that very crucial moment!)
Which is what people who do this are banking on. Or, that you are too drunk to notice. It's dishonest & a real shame.
So. A very disappointing way to end what was otherwise a lovely evening filled with laughs and that 'joie de vivir!' that Nicaragua inspires. I don't recommend that you not check this spot out, but just be mindful when it's time to take out your wallet. Also, I did not experience any of this sneaky business at the other eating establishments I frequented in Nicaragua, so not to worry about this type of problem in general, the Nicas are great!

I made a reservation at this hotel for 2 nights, and less than 24 hours later, my flight from NYC to Nicaragua was cancelled due to the winter storm blizzard that is currently pounding the city. Thus I had no way of reaching the hotel since I am stranded in NYC. The hotel did not show any understanding of the situation and has decided to charge me half of my stay for something entirely out of our control (something that neither of the other hotels I'd booked for my stay did). I had planned to try to stay here when I was able to rebook the flights for a later date, but now I will certainly not be doing so. There are plenty of better businesses out there.

If you want a view like you have never seen; this is where you go. In Rivas region; 10 km from San Juan del Sur.. Very remote. Was originally a house now boutique hotel/cafe.
The staff are FABULOUS!!! The food is good and reasonable and since its remote, you will eat here a lot! Rooms 5 and 6 are new and missing closets or shelves and a room safe! Room 5 had no water for 1 week!
BUT, they take care of their daily guests that use the pool and cafe similar or better than their hotel guests! They are trying to figure it out and need to fast!
Imagine 48 (i stopped counting) daily guests using your tiny pool (fits 12!) and restaurant and there is no where for you to sit and enter the pool!
I had a great week but a little caution.

We thought we would stay out of the way from the party area of San Juan del Sur and stay in a nice hotel--that looked great in photos. The fact is, the place is pretty nice, if you like being next door to major construction and construction noise, and lots of place under construction all around. The cafe/pool area is lovely, but it is TAKEN OVER by a bunch of loud obnoxious backpackers who are NOT STAYING here. We checked in around lunchtime and thought it was unusual for a bunch of 20 year olds to have taken over the pool/cafe area. They left, then in the evening when we thought we could come up to the very nice patio/pool area, to see the sunset but the pool area was again taken over by young, obnoxious loud people who were NOT EVEN STAYING OR PAYING TO STAY AT THE HOTEL. We were stuck down on our lower patio because the kids had taken over the WHOLE POOL AREA and were being loud, obnoxious, and splashing water everywhere. If I am paying $100 a night, I don't want to be pushed out of hotel areas because the place allows kids to TAKE OVER. If we had a car, we would have left and not even stayed the night. On the positive side, the food is great and the staff was very nice. I do not recommend it, unless you want to be bullied around by a bunch of kids who cannot even afford to stay here. You may as well stay down at a hostel. P.S.It's a LONG hard walk to the beach--it's not close or easy to get to.

Catherine We wish your stay was more pleasant and do take your concerns seriously. Perhaps this wasn't the best fit. There is some temporary construction next door that is almost complete but we do apologize that it bothered you. Well let me start saying my husband and I thought this was a great place to stay because of the reviews, big mistake actually I don't have any complaints about the food which I think was good but I do about the accommodations, first water from shower, sync, toilet had a terrible smell that we couldn't take a shower while we stay thanks god it was for a night only then at the check out time they told us they didn't take cards but cash only ? That's something you should tell customers before they arrived since hotel is 30 minutes away from any ATM...and I never had the chance to talk with the owner but when I left my review on *booking * about this things that I consider important his response was super rude and inconsiderate besides he even said that nicas (which we proudly are) don't appreciate other thing than granada and Managua which is a Total lie since a lot of nicas me include it have travel the world and seen many many things! Well for me this became offensive and disparaging toward Nicaraguan people. I'm attaching the screenshots from the review. We all deserve same respect as nicas have accept and include many people from different countries and this person as an little hotel owner cannot forget the people who lives here are actual owners of this land and culture.

Jessica ... That you are still writing reviews of Arte-Sano close to a year after you stayed with us really lets us know you are quite a personality. We regret that the water heater in your room failed for the one night you stayed with us. We are co-owned by my wife, a Nicaraguan, so I would say it is a bit far fetched to say that we dislike Nicaraguans. Anyone can get Gallo Pinto (rice & beans) at any bar or restaurant in San Juan. We are trying to offer healthy food to healthy people. As I mentioned before....I feel Arte-Sano just wasn't a good fit for you. Also...if you do your research next time...maybe you would have known Playa maderas is 8km from San Juan where it appears you wanted to be. Thanks for continuing to be a thorn in our side and keep up with the bad reviews. Most people think Arte-Sano is one the best things to happen in SJDS. Best, Josh
