Close to the great little town of Beaver, it is set amidst 12 acres of land containing horses and chickens, but includes all modern conveniences. Let Felicity Farms be your home away from home.

My wife & I spent 7 nights in late September @ Felicity Farms. The grounds around the house & farmland & surrounding properties were the highlight for us, with our comfortable Master Suite room affording a 2nd story east-facing sitting porch to enjoy the views & the sunrises. The Suite was very spacious & comfortable, with the only challenge being the claw foot tub/shower which requires some nimble mounting & dismounting. The breakfasts prepared by the proprietor Anne featured fresh ingredients (many produced on the farm), very tasty & a variety ever day of our stay.
The Farm is a short drive from dining options in Beaver & surrounding small towns, and I-376 is just a few minutes away for access to the attractions of Pittsburgh. Location, comfort, fresh breakfasts, and gorgeous countryside views – all you could want in a B&B stay. We hope to return in the future.

Anne was very flexible and accommodating to my unique needs. Breakfasts were great, as are the building, grounds and common areas. Elizabeth's Room has a fantastic porch and we enjoyed watching birds and butterflies on the flower gardens. Location is convenient to all of Beaver County, especially downtown Beaver. Highly recommend!

We came in for a wedding that was at a venue close by. We stayed in a suite and it was very comfortable and decorated in the period. The porch has seating so you can relax and enjoy the view. The grounds are stunning with both formal and cottage gardens. Breakfast time is flexible and the food amazing. Ann and Dave could not have been more welcoming. We would definitely stay here again!

We hosted a ~60 person wedding and booked a two night stay this summer and although the grounds and rooms were gorgeous, the owners ruined the experience. As other reviewers have noted, Ann is not welcoming and invades your personal space. She will not leave the home during your stay, or wedding. She made my guests feel very unwelcome by making snarky comments and hovering over everyone as we got ready and even as I was about to walk down the aisle. She's literally in the background of our wedding processional photos and multiple guests came up to us with bad experiences.
Another fun surprise - the night before our wedding, she told us that someone is living in the basement and will be coming and going throughout the day.
Despite six months of preparation, advance payment, and communication on my end, Ann did not seem to want us there at all. She's very particular about the layout and use of the home's amenities and made us wrap up our wedding at 10pm. It's a shame because the home and yard are beautiful, but I definitely would not recommend that anyone host an event here.

This was suppose to be a break with beauty before the wedding of my adopted kid. Ann was a nightmare from the start. I have a huge food allergy to nut and fish. Ann said there would be no nuts or fish for breakfast . She made pistachio bread for breakfast and set it next to me with my nut allergy. Then after breakfast ask me for my credit card to pay for the rooms at 8:45 11 check out was not until 11.

Had my fingers crossed when I dialed the front desk, as rooms at Felicity Farms go quickly. But it was a weekday and they had some availability, so I considered myself lucky. I find everything about the place warm and soothing, from the grounds to the interiors. My interactions with the owners have always been positive. My room was well-appointed and very cozy. Spacious bathroom with a tub was a real joy after the drive I had recently completed. It was crisp that evening and a stroll around the property is something I would recommend. All in all a wonderful time at a wonderful place.

As mentioned above, I had been trying in vain to book a stay at Felicity Farms during my trips to Beaver since 2005. I was always amazed at the lack of availability at hotels in the area, no matter what time of year I tried to book, so when I picked up the phone and dialed Felicity I was well prepared for rejection.
Long story short, I was able to book a two day stay over the weekend 6/13-6/15 and was immensely pleased. The grounds and the home are impressive and impeccably maintained, and my room (Miriam's) was so cozy I almost lamented having to leave the property to visit family and friends. The private bath associated with my room was of equal warmth. A stroll of the grounds is in order, for the placidity and photo opportunities. Be sure to check out the barn. First thing in the morning if one can. I can't vouch for the cuisine but I'm sure it's on par with everything else at this B and B.
So, if you're planning a trip to Beaver County and desire a quiet country setting, look no further. I'm already planning my next visit and many more in the future. I won't stay anywhere else.

We enjoyed our cold, wet one-night stay. Our room was spacious - just wished it would have had a king bed. We weren't able to enjoy our balcony due to the weather. Breakfast was pretty good, but sort of rushed as our host was preparing for an event and I got the feeling we were being hurried (in a nice way, I suppose). No problem finding it.

We stayed in Miriam's Room, which was lovely, but unfortunately the private bathroom for this room is accessed from the hallway. The breakfast was delicious, and appropriately sized. We loved talking with our hosts and learning about the history of the farm and their time creating and operating the B&B.

My husband and I were in town visiting family and were able to stay here one night in June, with my dad watching our kids. We were in Elizabeth's room and loved sitting on the huge balcony with a drink in the evening, after dinner in Beaver. The place is immaculate, cleaner than any hotel I've been in - especially the bathroom; so clean it felt new! Very nice owners and our breakfast was DELICIOUS - strawberries with lemon curd, homemade muffins with orange butter, protein pancakes and tasty sausage. Be sure to take a stroll around the farm and check out the beautiful landscaping, horses, and chickens. Would definitely stay here again!
