The motel room was clean, maintained and appliances in working order. Parking is easy and close to the door. I found the bed to be comfortable. I was able to fit my large suitcase on the rack setting up between the mini fridge and bathroom counter.

Housekeeping does not service rooms during your stay (post covid) but readily addresses guest needs. There were a couple of small matters that were easily remedied. All staff encounters were pleasant and the office was very helpful, even encouraging, about visiting nearby trails to waterfalls and other land features. They also have some good ghost stories, if you ask!

The dinner house onsite serves a deliscious prime rib and the salmon is a nice dish, also. There was an issue with the sides on both of my visits. The carrot cake tastes homemade, as advertised, and was a dessert and breakfast endeavor.

I chose this location, in part, for its proximity to Crater Lake National Park. There are also an option of trails, restaraunts, post office and a country store nearby.

We had a very long drive from Novato, CA to Crater Lake and then on to the hotel. Upon arrival, we were very tired and got a detailed explanation of the grounds and nearby attractions. The person who checked us in was mildly friendly. We were in a small room upstairs on the third floor. The bathroom was cute, and kind of tight quarters. Very nice soap and thoughtful inclusion of a washcloth for cleaning shoes/dirty stuff so you don't ruin their towels. I suspect this room is better suited to one person instead of two. The veranda is so beautiful. We had a very expensive dinner. It was tasty with generous portions (we couldn't finish our food), but not quite meeting the expectation that those prices implied. Our waitress was mildly friendly. It was fun to stay in a historic building. Fun facts that John Muir, President Roosevelt and other famous people have stayed there. We did drive over to the waterfall that was right off the road. It was breathtakingly beautiful. Bring your bug spray and use it though. Mosquitoes waiting to get ya. Back at the hotel, in the middle of the night as it turns out the water pressure caused a noise, so I got up and turned the faucet on and off and it went away, but then reappeared a little later. The bed was fairly comfortable, pillows too. I am very picky and would have wished for sheets that seemed more freshly washed. We had a nice breakfast. Our waitress was mildly friendly. I would say it was much better than the dinner! Checkout was easy. If you are staying longer, you will enjoy the nearby attractions. For a one night stop, it was satisfactory.

This is the closest town to Crater Lake National Park and the accommodations here exceeded our expectations of a typical “motel”. It was extremely clean, safe, and the people who worked at the hotel were very friendly. The wifi was solid and there was extremely hot water at all times. The woman at the front desk was so helpful and gave us a lot of recommendations and maps for local hikes and water falls! Definitely recommend making a dinner reservation here as well- order the prime rib, it was truly delicious!! The homemade bread was also amazing. My only regret was not leaving enough room to try their dessert because we know it would have been so good.

The Prospect Historic Hotel is quite quaint. We stayed in the Motel room 1 on the end closest to the Hotel house. The The shower and bed were good. The previous owner had just sold the Hotel with closing the week before and the new owners were being trained by him. Everyone was very friendly. We made multiple trips to the desk at the main hotel --we needed thinner pillows, the rooms were not being cleaned, so we had to stop in for coffee for the room coffee maker, new cups because only paper cups were provided and did not stand up to re-use, new towels when the old ones needed relplacing. We emptied our own trash. It turns out all of this was because the previous owner was still following COVID restriction recommendations and not letting any staff enter rooms while they were occupied by guests. This all took a little getting used to. On the other hand, the previous owner demonstrated a great interest in our enjoyment of the area, providing us with detailed maps, local lore stories, an invitation to wander about the property, advice on what to do and see around Prospect while we were at the hotel. I felt we had slipped back in time to somewhere around 1960. The new owners seemed engaged in carrying on the inviting atmosphere and adding some updates.

We absolutely loved our stay at the Prospect Hotel. As soon as we arrived, the owner, Fred, was there to greet us and fill us in on all the local info regarding hikes, scenic views, etc. He and his wife, Karen, were great hosts. The hotel has quite a history of famous guests such as Teddy Roosevelt, Zane Grey and John Muir. The rooms are all named after people who actually stayed there.
Our room was delightful. It was the Record Suite on the 3rd floor and was very large and comfortable with 2 queen size beds and lovely wicker furniture. The bathroom was roomy and well filled with lovely white towels and lots of shampoo, conditioner, etc.
Breakfasts were yummy and service was excellent. We also opted to dine twice at the Dinner House and were very pleased with our food and the friendly, efficient servers.
The location was perfect, and Prospect itself is a lovely little town. We did the local hikes to Pearson Falls, Mill Creek Falls, Natural Bridge, the Rogue River Gorge and others. Beautiful scenery and well-kept trails.
The location also put us perfectly poised to drive 50 minutes to Crater Lake and all its amazing sites,
We would highly recommend this hotel and wish Fred and Karen all the best in their retirement. We only hope whoever buys this gem of a place will continue in their fine tradition and keep it just as it is.

As with most historic hotels and B&Bs the rooms were quite small. Almost too small for two adults on a 2 week road trip with luggage. Not enough outlets and poor wifi connectivity - especially when all guests were in the hotel. The atmosphere is not as convivial as a typical B&B - no group happy hour or group breakfast. Much more a hotel where even the included breakfast was in a restaurant setting. However, the setting and the property is lovely. On a busy road, so not peaceful, but a welcoming place in a small town. Crater Lake is only 21 miles away, so an okay option in an area with limited tourist accommodations.
Our biggest complaint with the hotel was the lack of a Plan B for when the power is cut. Apparently this happens on a regular basis. No generator on site, no battery powered candles or anything given to guests to light their rooms. The well pump is driven by electricity, so for the 12 or so hours the power was out there was no running water. No showers, no washing hands, no flushing of toilets. Quite unsanitary if it lasted much longer. At a minimum there should be a back up battery or generator on the well pump. No electricity meant no wi-fi either and the local cell connection was pretty poor.
We had a dinner reservation for the evening the power was out and they made do, but not the experience or choices we expected. We took all of this with good humor, but I think some token for the inconvenience should have been given. Would have been happy with a couple of glasses of wine or a small discount on the room rate. Going 12 hours without being able to flush the toilet was quite disconcerting!
New owners will apparently be taking over soon. They are young, so I hope they will make some improvements to the infrastructure of the place

I stayed in a motel room and enjoyed a meal at the dinner house. As such, this review will not discuss the B&B portion of the property.

I will also note that T-Mobile has absolutely no service in this community. This is not considered in my overall rating of the property, but is important knowledge if you're considering staying here.

Pros: Grounds are beautiful. Location is excellent, both in its proximity to Crater Lake and in the quaintness and trails available in the small village of Prospect. Woman who checked me in was excellent and showed me a map of everything there was to do in Prospect. Motel room was very clean. Dinner in the roadhouse was excellent.

Cons: WiFi was unstable at best... it was acceptable for tasks requiring less bandwidth for much of my stay, but there were a few hours in the evening where it was out altogether (especially frustrating in a community with no cell service). Motel rooms need substantial updates. They had a picture tube TV, a rotary dial microwave without a turntable, and a fridge that looked like it was from the 80s (see pic). Mattress was old, squeaky, and uncomfortable. Only 2 small pillows provided (I had my own extras on this trip, so I didn't ask if they had more). Part of the room was carpet, part was laminate/vinyl... Given the outdoor nature of this destination, I don't think carpet is a good idea. Roadhouse, while excellent, was a bit expensive (prime rib and beer prices were what I expected, but I was charged $7 for a bowl of sauteed mushrooms that were marketed to me like a side salad, which I thought was part of meal price). Roadhouse only provides breakfast to B&B guests, but I could have gone to a nearby cafe if I wanted. Town has minimal services (one convenience store and one cafe, both with limited hours).

Bottom Line: This is an excellent property with a quaint feel and awesome location. But in a community with no cell service, they need to provide enough internet access for all guests without having to reset routers in the evening. And regardless of the quaint, rural, remote, and/or cheap nature of the motel, there is no excuse for still having a picture tube television... I stay in my fair share of cheap motels, and haven't seen one of those for years. Mattresses also definitely need replacement. All in all, I expected a bit more for the price I paid. I might return in the future if they undergo renovations.

We are glad that you enjoyed your stay. When traveling in rural regions Cell service and WIFI is a luxury that can be difficult to receive. Some Cell systems work OK here. Many do not. That is a function of being away from the city. T-Mobile is one that does not provide good coverage here. US Cellular is THE local provider, and they can be sketchy. Rural Internet is VERY IFFY. We get some of the fastest in town, which limits out a 40MBPS. We have to share that among all 70 guests. We make that quite clear in our advertising. 'Mountain WIFI' we call it. When all of the guests connect at the same time anything beyond basic email and some searching is limited. This is out of our control. We keep our rates below the local establishments for all of our lodging. Rooms are super clean and have working amenities. Does the Microwave not work because it has a built in timer, that NEVER breaks down, unlike the digital ones? Seems like a lot of minor things to complain about that do not affect the quality of your stay for the Closest Full service town and accommodations to Crater Lake National Park. Most everybody loves what we do and provide. Some nitpick. Yes we have vinyl in the Wet Areas and Carpet around the rest of the room. I'm not sure how that is a negative? Sorry you didn't appreciate what we offer. We are glad that everyone else does!

Me and my husband love this place! From the minute we got there until when we left 3 days later they treated us like family! This historic Inn is a peaceful as it gets. Fred and Karen, owners along with their wonderful, friendly and helpful staff of Kaia, Linda, Jamie were fantastic! They let us know what trails were almost next door to 3 beautiful falls, they fed us incredible dinners in their 120 year old dining room along with tasty home cooked breakfasts, all by the Chef Karen! This Gem of a Hotel is 35 minutes from Crater Lake and the 5 acres it sits on is beautifully landscaped with trails around the creek and property. We cant say enough about this place. Thanks for reminding us how "Real Customer Service" Used to be!!!! We will be back in July and can't wait! Thanks again!

We did not see the small sign that said to reuse your towels so we asked for towels on day 2. Staff was super apologetic and gave us new towels. Next day went back to front desk and again asked for a new hand towel and bath towel - informed them that no one replaced the towels. The manager (guy in the back room) said you should have seen the sign and if you didn’t place towels in the white bag we don’t give you new ones. He seemed very annoyed that I didn’t follow the rules. I went back to my room and there was no white bag or bag of any kind and I did see the small 3 inch paper that said that the motel did not give new towels unless you put the old ones in the bag. Again there was no bag for me to put the towels in. I think that when you check in it should be explained how things are - that would have saved a lot of aggravation on my part!! The room was adequate fir the price. Nice areas to hike and great pizza a block away.

We stayed here for one night while visiting Crater Lake on a sunny snowy winter day. We wanted to stay in the Inn but it was closed for the winter so we booked a motel room instead and it worked out just fine. The room was spotless, there was a microwave, coffee maker, refrige, and plenty of hot water. The bed was extra firm in our room. Not sure if they are all that way. The town of Prospect is cute and off of the highway a few blocks so there was no highway noise. The Prospect Cafe next door served a basic breakfast, but beware, no on in the restaurant was wearing a mask, including our waitress. Prospect Pizza down the road for dinner was excellent and I would highly recommend. (masks worn too) The owner of the Inn, Fred was very hospitable and gave us a map of his property to explore and also to the trail to Perrsoney Falls which was only a 10 minute walk away and well worth it. In the summer the Inn is open and from what I read, they have an excellent dinner and breakfast served. We hope to return!

Hi Cynthia, We do allow cats in our motel units, not in the Historic Hotel Bed and Breakfast Inn . However we do not allow any animals to stay in the rooms unattended. While most pets are not an issue we have had the occasion where the pet was "not" happy being left alone in a strange place and was very 'vocal' about it. Their singing was not appreciated by the guests in the room next door napping. Sorry but we have had to implement a policy on no animals being left unattended.
