This beautiful hotel was my saving grace after the airline lost my luggage, and my flight was delayed by four hours, causing me to miss my connection. I had to make an unexpected overnight stay in Portland and chose this hotel to try to relax after a long day. I arrived around midnight. The hotel front desk agent was absolutely amazing—she upgraded me with minimal cost to a room with a nice soaking bathtub so I could have a hot bath. My only regret is that I didn't get to stay longer. 10/10 recommend.

We stayed at the Kimpton River Place hotel for 4 nights and were very pleased with the hotel staff and our room after a brief issue. We called ahead to request a cold refrigerator for our room since my husband needed to cool an ice pack for a knee injury. I spoke to the manager, Adam prior to our visit and was told that this could be arranged. We were very appreciative. We also called early on the morning of our arrival to ask if we could have an early check in. Again, a staff member told us that this could be arranged, So far, all is great. When we arrived at the hotel, all staff that we met were so helpful and welcoming. Unfortunately, we entered our hotel room to find a dirty bathroom and fridge. We immediately contact Lily at the front desk. She apologized and immediately provided anther room that was clean, with a clean cold fridge with no issues. In fact the room was very comfortable and the bed /mattress was wonderful. We had a delicious breakfast in the hotel restaurant every morning (King Tide Fish & Shell Restaurant) and ate a delicious dinner there one night too. Restaurant staff were very friendly and attentive. The location is perfect for a walk around the river. There are a few stores and restaurants within a very short walk. We especially enjoyed the Portland Saturday Market which is an easy walk and has an amazing array of arts and crafts. Overall, we were very impressed with the hotel staff, cleanliness of our second room and the entire hotel. A lovely place to stay in the downtown Portland area.

First of all, we adore the Kimpton brand because of its pet policy. We have a dependable sitter, but sometimes we want to bring our pups with us and they allow them. We have 3, and one is a hundred pounds. We normally stay at the sister property, the Vintage. However, lately in order to get to the nearby park there, it’s been dangerous for our dogs (needles on the ground), so we decided to pay a little extra and stay at the Riverplace.
From the very beginning we were happy. The valet is on a private road that dead-ins at the hotel entrance. It was smooth and convenient to have time to get all of our gear and our pups out without traffic whizzing by us. The hotel itself is charming and has a welcoming, lodge feel. It is right on an expansive park on the river, so taking our pups out was a breeze. We stayed for two nights and after the front desk staff giving all of our dogs plenty of treats and attention, they let us know they upgraded us to a one bedroom suite.
The hotel is very quiet. Not “dead” at all, but peaceful and quiet even though you see other guests. The hallways are clean, elevators are quick, and the room was great. We had a large dining table, sofa, and tv in the living room. The bedroom was separate and has s comfy king sized bed with great linens. There was also a tv in the bedroom. The bathroom was large and allowed two of us to get ready at the same time. There was also a large closet and safe in the living area. Our view was toward Portland so we could see trees and buildings beyond. The decor is cozy and has an updated lodge feel. The theme of this hotel is on point. Some Portland hotels try “too hard” to be “Portland,” but this hotel has its own, warm, upscale identity.
Our biggest concern with the hotel was the distance to the restaurants and bars we typically frequent when we go to Portland, however this was not a problem at all. We were always able to find scooters or bikes nearby, and most of the way you travel through the park on protected pathways. It was a delight!
One night there was a symphony playing at the park which we just stumbled upon. We were also invited to a doggy movie night in the ballroom but couldn’t attend. I guess when the symphony plays and they have fireworks, the staff throws these doggy parties to keep the dogs calm during the fireworks. So cute!

I grew up in Portland and come back a few times a year to visit my parents, I prefer to stay in a hotel so we usually get two rooms - one for my husband and me and one for our two kids. We normally stay at the Nines but decided to switch it up for the Kimpton Riverplace. I booked through Amex Fine Hotels and Resorts.
The Riverplace has a great location - right on the river and close to the sights. When I was growing up it was the nicest hotel in Portland. The rooms are nice but the bathrooms feel like a comfort inn.
We enjoyed our stay but there were multiple service misses. We had a hard time getting on the WiFi and the front desk was not helpful. Room service was a mess. Food quality was inconsistent and our orders were usually missing items and the food was cold.
Service felt lukewarm which I don’t expect with Amex FHR. To their credit, they really seem to care about providing good service because they repeatedly asked for feedback and tried to make things right.
It would be great if there were no misses to begin with.
As an aside, the bunk bed rooms are fantastic for kids because the bunk bed part is a separate room with couches and a TV. There does not seem to be much of a price difference between the bunk bed room and a standard room.

As a IHG platinum elite member, I was very disappointed with our recent staycation. I used rewards points for this stay, which was booked in April for the July 4th holiday. It doesn't help that we just returned from a fantastic stay at the Huntington Beach Shorebreak Hotel, which was outstanding. The only thing this hotel has going for it is the location, and I'm glad I got to experience first-hand how disappointing it is so that I don't continue booking out of town business associates at this Kimpton location.
I was under the impression that a skyline view meant a room with an actual view. Not only did we not have a river view for fireworks, we had a view of dried grass and a few trees which blocked any view of downtown. It is also apparently the parking spot for idling delivery trucks which woke us up first thing in the morning. We were travelling with our adult children and the room was very cramped. I asked for a roll away bed and was told that was not possible due to a fire code. We were considered cancelling the stay at this point, but was advised that I would not get my points back so I then requested blankets and comforters so that we could at least camp on the floor. The staff didn't seem overly customer service focused almost uninterested, which is not what I would expect from this property.
I had work to do, so I scavenged for an outlet by the table. The only one I could locate was on a very dusty power strip behind the tv. As you can see by the photos below, this is not an area that gets cleaned regularly as there was an old cracker on the floor next to the strip.
Now, being this was a holiday, there was an activity sheet for guests upon arrival. It listed fireworks at 10:30pm and a social hour from 5-6pm. I was told this consisted of wine, a cocktail option and small bites. There was no food to be found anywhere. The location in Huntington Beach offered water, soda, wines, beer on tap so that non-drinkers could also enjoy. I think this would be a good idea to implement at this location as well.
Had it not been for the noise, we would have missed the fireworks viewed at from the courtyard, as they actually began at 10pm, not 10:30pm. A little research goes a long way.
This was a very disappointing stay that I would not have followed through with if I had been able to reclaim my points. We have stayed at several other IHG locations which have all been stellar, so unfortunately, this location has some work to do.

We have stayed at the River Place hotel dozens of times over two decades and can say the hotel has lost its glow. The rooms are run down. The upside down lamp in our bedroom was falling over. the light over the bar was out. The shower fittings leaked terribly. The in room coffee option is a laughable tea bag of dry coffee. There were bottles needing a bottle opener in the mini-bar, but no opener. The front desk said the hotel would only put a $75 per night hold on my credit card, but they put the full one week stay ($3400) on the card on day one. The Kings Tide experience was mixed. Tiny Caesar for $15 plus $24 for four ounces of salmon. Four small scallops for $31 with micro portion of kale and squash on side. The Peloton bike in the fitness room had a broken seat tightener and noisy flywheel needing maintenance. This is fast becoming not my favorite hotel in Portland.

We have been staying at the RiverPlace for over 20 years. Our last visit was in 2019 prior to Covid. We returned this past weekend as we were in Portland to attend a family member's wedding. Our stay at the RiverPlace was extremely disappointing. Prices have gone up and the service has greatly declined. I called the week prior to our arrival to ask a question about salon services/recommendations nearby. The front desk clerk had no idea and said the concierge was out. Upon arriving, we pulled up and the bellman opened the door, and continued to hold the door open while I mentioned that we had quite a bit of luggage in the back of our rented SUV. He suggested I check in at the front desk first. As I was checking our family in, I noticed my husband and son bringing luggage in, all the while with the bellman holding the door open. My husband confirmed that the bellman never offered to help or take care of the luggage. After checking in, we brought our luggage to our room ourselves. It was a 90 degree day in Portland and our suite was stifling hot due to the "motion sensor" on the thermostat. When we did get the air conditioning working, there was a strong smell of mildew. Although the reservation was made for three in the suite, it was only prepared for two (towels, etc.) Having stayed in the same suite for several years, when making the reservation I asked for the adjoining room for another family member and was told that there was not a room that adjoined, which we found to be incorrect upon getting into the suite. We had a dinner to attend that evening shortly after arriving and asked the front desk how long it would take to get to the restaurant from the hotel. Again, no idea. If you want your room cleaned or freshened up, you must make a request, as it is no longer done automatically. I have no idea why the bellmen are there because we were in and out of the hotel several times during the weekend and aside from parking cars, they don't do much else. When we checked out, we brought our own luggage down (this time the bellman did not open the door, or hold it open for us - he just stood at his podium) and we loaded our SUV ourselves. The bed and pillows were not comfortable, the bedroom area of the suite is very "tight" and the fabric window blind is sheer so the light coming in makes it difficult to sleep at night. The only positive thing to say is that the restaurant is well run, with good employees and service. The hotel is the opposite. Entering from SW Naito Parkway to SW Harbor was shocking as the area is blighted. Trash, debris, weeds and a huge portion of the parkway cement guardrail was smashed through and remains unrepaired. The current state of the area is sadly a shell of what it once was. We will not return to the RiverPlace and will be looking for a new hotel to stay in on our next visit to Portland.

My boyfriend and I recently enjoyed a one-night stay at the Kimpton RiverPlace for a mini Portland vacation right before Christmas, and it was a truly delightful experience! From start to finish, the staff went above and beyond to make our stay shine. A special shoutout to Isabel, Marina, and Sarina for being so friendly, professional, and welcoming – they truly elevated our visit. The valet team was equally impressive; even though the hotel was bustling, we never had to wait for our car, and their warm, efficient service was greatly appreciated.
The hotel itself was beautifully decorated for the holidays, with a stunning Christmas tree and festive touches that added to the charm. In addition to complimentary coffee and tea, there was even a seasonal holiday tea selection, which was a lovely surprise.
We booked through the Amex Fine Hotels and Resorts program, and the perks were fantastic: an upgraded room, a complimentary bottle of house wine with a personalized welcome card, property credit, and breakfast for two. These thoughtful touches truly made our stay feel extra special.
The location is unbeatable, right along the river as the name implies. We took a peaceful walk along the waterfront, which is easily accessible right outside the hotel’s doors.
While our overall experience was phenomenal, there were a few very minor details for the particularly nitpicky. The toilet paper was a bit scratchy, the shower had a unique operation (you pull the handle directly out and then turn left or right for temperature), and the room wasn’t spotless (we noticed a few crumbs left on the sofa and floor). But these were small blemishes on an otherwise wonderful experience.
I highly recommend the Kimpton RiverPlace! The stunning location, cozy holiday atmosphere, and, above all, the incredible staff make it a destination worth visiting. An easy 5-star stay – we’ll definitely return!

It’s been 12 years since I reviewed this hotel, which has become an IHG property in the interim. What has changed: an in-house gym was added, which even has a peloton bike; instead of fresh chocolate chip cookies, there is a social hour in the afternoon with wine and a “bite” from the chef; there is now an excellent in-house restaurant which has a happy hour (King Tide); you get cool Kimpton perks like yoga mats in the room and loaner bikes available; and you are entitled to all the benefits of being an IHG member when you stay here (free Internet, complementary upgrades when available, early check-in/late checkout). What hasn’t changed: beautiful rooms, some with woodburning fireplaces, with views of the river and/or downtown; perfect location on the south end of downtown Portland, close enough to walk to restaurants, shops, etc., but situated on the end of Waterfront Park instead of surrounded by buildings; and most important, the warm and helpful people who work here, who went out of their way to make our stay comfortable and enjoyable (everyone was great, in particular front desk staff Joseph, Alex and Michael). The only downsides I can think of are a high amenities fee and parking fee, which unfortunately have become endemic in the hotel industry. Bottom line, you really can’t go wrong staying at this property.

The hotel is gorgeous, stunning views of the Willamette River, all the staff were consistently friendly and excellent, from the valets to front desk to the restaurant. In particular I want to shout out to Jason, Isabel, and Valeria for their sweetness, kindness and patience towards our two Aussie Shepherd dogs. We walked about 10 minutes from the hotel to partake in the Spirit of Portland lunch cruise (I would recommend that too by the way) and Isabel and Valeria babysat our two dogs while we were out on the excursion. Jason at the front desk got them acclimated, and Isabel and Valeria gave them the best doggie care. I was also impressed that the hotel left dog water bowls in the room and beds and treats for the dogs, and even additionally amazing chocolate cake for the two humans since we were in town for a birthday season. Thank you for such a lovely experience!!!

Hi Jordan D, unfortunately I didn't have a car while I was there. I only Lyfted everywhere. I didn't even know there was a parking garage. Lol! On other notes the hotel is fantastic and the view is amazing! The staff is also wonderful!
