Bonus: this property is easy walking distance to downtown/old town where the shops / restaurants / galleries and riverfront are located.

My husband and I spent 5 nights at the River House Inn and have no complaints. The king room (no view) was a good size and was kept very clean by the lovely housekeeping staff. There is ample parking, FREE guest laundry (you have to bring your own soap or buy some at the front desk), and a very nice breakfast every morning until 10am. This motel had a great location, just a two minute walk to a great coffee shop and Bay Street shops, restaurants, and bars. All the employees we encountered were helpful and very nice. We would definitely stay here again, although the mattress was slightly stiff for our liking.

Location, location, location. Easy walk to Old Town with good restaurants and shopping (we especially enjoy Mari's Kitchen). The rooms are very clean and comfortable. Staff is friendly and helpful. Towels are a good size and nice sample sizes of toiletries are provided. I'd suggest bringing a night light - the rooms are very dark at night.

I'll start out with the positive. Location is excellent - walkable to the cute downtown & restaurants. The river views are excellent and very scenic. Breakfast is plentiful & tasty. The room & grounds were very clean. Cons: The picture on the website is quite deceiving. It makes it seem much nicer than the actual accommodations. The rooms are quite shabby & need a major upgrade. Our breakfast experience was beyond odd. We walked in to an overpowering smell of bleach. A young woman had an open bucket of bleach and was furiously cleaning all the chairs & tables. We nicely asked her to please remove the bleach while we ate. She didn't seem to understand, moved the bucket 1 foot away, & continued to furiously clean all parts of the breakfast room while we ate. I do think that there was an unreasonable expectation of her by management to have that area cleaned by a certain time at the expense of guests. We had to eat in an area overpowered by a bleach smell & a huge racket made by the cleaning. No cleaning, ESPECIALLY with open bleach, should be done during breakfast hours in the breakfast area. Isn't this a code violation? Overall: Based on our experience, we would not recommend staying at this place.

Our staff are not expected by management to start cleaning before the breakfast hours are over. Unfortunately, our attendant believed all guests had finished breakfast for the day, and since it was close to closing time she started early. Based on your review, we have reviewed with our staff about our cleaning procedures, please accept our apologies. Photographs of our property and rooms on our website offer our guests a realistic look at our property. We take great care of our property, and have a long standing history of providing clean, comfortable rooms at a good value. While some guests have commented negatively on our owner's choice of furniture during our last renovation a few years ago, that's a matter of personal preference. Nonetheless, we consistently make sure our furniture, bedding, and linens are clean, and in good repair. In addition to renovating our rooms well before the industry average, we are consistently investing in our properties to improve the guest experience. For instance, we will be updating our vanities at the River House Inn later this year. We are disappointed we missed the mark during your time with us, and may have lost you as a long term guest at our property. Hopefully, you will continue to visit Florence in the future.

I’d love to give the Riverhouse a better review as it has some unique touches you don’t find often, but it also has a major problem . It runs out of hot water regularly ! My wife loves a hot bath at night, but there was no hot water - not even luke warm! She called the desk and was told the room is “on a grid with other rooms and maybe someone took a long shower, and to wait a 1/2 hour. She did, but no hot water for over an hour! The next night I had the same problem attempting a shower so I waited till morning. In the morning at 7:00 there was no hot water-but by 8:00am there was. So over 2 nights we experienced no hot water 3 times and the hotel wasn’t even fully booked ! The location is great and the river view rooms are good sized and the balconies are an extra touch. They have a small free guest laundry and extras like windshield squeegees and paper towels to clean your car windshield. Be warned you clearly hear all footsteps and even squeaky doors from anyone above, and water running from rooms next door, so trying to sleep in is hard. I wish I could say We’d stay again, but the hot water problem 3 times makes it an easy NO.

While it is true that two rooms often share a water heater that is large enough for a family of four, it is not true that we regularly run out of hot water. If indeed we were not fully booked, and you let our staff know about your water-hogging neighbors, we could have moved you to another available room. The staff and cleanliness at the River In was amazing. During these Covid times you’re never sure what you may get in terms of service and cleanliness due to limited staffing. At the River Inn, our room was very clean and well maintained. Upon check in the staff will give you the amenities you need such as shampoo/conditioner, soap, hairdryer and coffee to ensure that only very limited number of hands are touching things. Everyone was masked, even around town - it was the most compliant place we’ve visited yet. We liked it so much we ended up staying an additional night. We had 2 kids, 2 adults. The Old Town area where this hotel is was super cute with a great coffee house within 100 feet at River Roasters.

Stayed there one night 8/1/20 Put us in a non river view room even though we made reservations several months ahead. The river view rooms may be very nice but the room we were in 106 was not. Very average motel 6 type room. No air conditioning which is understandable on the coast but we did not feel comfortable opening a window at night since it looked out on the parking lot and room walkway so anybody could jump in (not likely I admit but still) If we stay in Florence again we will find another option.

Picked this hotel due to good reviews and location which is basically at the beginning of old town. You can just walk out and shop at old town within a minute. There are great coffee shops and restaurants all within walking distance which is a big plus for us. The hotel itself more like a motel. The room is very small and old. It wasn't cleaned very well for we found "stuff" on the carpet that we had to throw away ourselves. We paid extra for the river view which was fantastic. It is worth paying the extra if you stay here. No central AC or central fan so the room can get stuffy. They do provide portable fans which helps. If you want any toiletries, you have to go up to front desk and tell them so they can bag the items for you. They stopped providing breakfast due to Covid 19, not even grab and go which is disappointing given all other hotels at least bag a muffin and milk for you during the pandemic. They charge you the same regardless. The one laundry facility is open and free to use but do bring your own detergent. The room is nothing special but I gave four stars for the location and the river view if you do want to upgrade. Staff friendly.

You're right, the pandemic has changed travel significantly for all of us, and our rates are reflective of our consistently sold-out status during peak season. We can recommend other local options but they rate well below us based on TripAdvisor user reviews (we've consistently been in the top three for years). We apologize for the "stuff" on the carpet. That is unacceptable and way below our standards. We have taken that up with our housekeeping staff. Indeed, we are not a "hotel," but an "inn" in the tradition of better motels in great locations across the country.

My Husband Rob and I decided on a whim to get away for Valentine's Day. We only made a booking at 3pm on the day, so all the rooms with views were already booked. Still, we were more than impressed with our room. We appreciated the attention to detail and friendliness of the staff. We arrived late at night but the reception lady was still very friendly and got us booked in really quick. Same goes for the lady who cleaned our room, she was very thorough and her friendliness was such a welcome change. Everything was perfect. The location was nice as well, within walking distance of restaurants, quaint little boutique stores and coffee shops. If you need to get away to destress, and just have a relaxing time, we highly reccomend The River House Inn. We would definitely go back again and have already recommended it to all our friends.

This adorable hotel has the best staff!! Our family of four stayed here on our Oregon Coast trip. The rooms were so nice and clean! Having a baby that crawls on the floor makes you check cleanliness a little more thoroughly. The beds were comfy with fresh sheets. The bathrooms were stocked and clean. The location was amazing, right on the river and walking distance to the down town shops!
The best part of our stay was the staff! They went above and beyond normal hotel staff. During our stay they were very helpful and friendly. After we checked out, they called us about 30 min later to tell us we left our computer charger in the room, and asked if we wanted it mailed since we were already on the road. My husband also noticed his favorite pocket knife was missing, and the last place we used it was to cut up pizza for our toddler. We asked the staff if they could look in the pizza box that we left by the trash can in the parking lot. They actually found it! They even cleaned it off and put it with our charger to be mailed. A few days after our trip ended, we got both items in the mail!
They didn’t have to look in the gross used pizza box for us, but they did. That’s the kind of staff that cares about their customers! We will definitely stay here again!
