Very nice B&B located in the lovely village of Barnwell. All aspects of my stay was lovely, from the room to the staff. Breakfast was a pleasurable experience. All in all, a very nice place that I would recommend no matter what your reason for staying. Excellent value for money!

I came here with my colleagues for a company strategy session, and we were all really impressed by the B&B – from the reception to the rooms, everything was very neat and thoughtfully arranged. The breakfasts were amazing, and most importantly the whole time we felt very well taken care of, Caroline and her team were always available and ready... More

Everything was done to make one feel welcome and comfortable. Friendly and helpful staff, clean and comfortable rooms. Hot water and warm room. No hesitation in recommending Lower Farm. I don't want to pad this out with unnecessary words but it was just right

Booked direct rather than through a comparison website. The cost was cheaper than most chain hotels yet far superior. The room was lovely and the breakfast was wonderful. It is a little off the beaten track but well worth the short detour.

I'll be honest, I didn't actually stay here. Mari, JH and Patri did though. They came to visit us this Bank Holiday and we booked them in to this idyllic country retreat. Two families stayed last week - couldn't have had a nicer welcome. After a hot day canoeing along the Nene we were greeted with a friendly face, tea, cold drinks for the kids and ice lollies for all. Rooms spotless and a breakfast to die for. Would thoroughly recommend

Read the reviews and was expecting something special. Was not disappointed. Many thanks to Caroline, Super Efficient Ruben and the lady who was painting the window frames and let my 4 year old sit and watch her. The village is lovely and is very close to Oundle. Stay here if in the area 👍

Really can't fault our time at Lower Farm. Very welcoming with everything we needed. Fantastic location and setting. Enjoyed sitting in the grounds enjoying the sunshine. Lovely breakfast too. Thank you Caroline. Hope to be back soon.

We stayed a night at Lower Farm, arriving in the middle of a hail-storm, but the frigidity of the weather was allayed by the warmth of our reception. This is a wonderful place nestled in a small village. The rooms all have their own front door leading out to a grassed seating area. The rooms are immaculate and well furnished.
