A beautifully refurbished Edwardian Bed and Breakfast, which is perfectly situated between the town and beach. Our aim is to make your stay with us as relaxing, comfortable and memorable as possible. Our family run accommodation comprises of four luxury guest rooms, all with en-suite, one of which is on the ground floor. Each room has Freeview TV, DVD player and radio, hairdryer, alarm clock, complimentary toiletries and hospitality tray. WiFi is provided throughout. High chairs and travel cot available on request. Our rooms are double, twin, king, superking and a family room. You can also relax in our cosy TV lounge.

We took the apartment 8 as family break, as it had two separate bedrooms and a large lounge / kitchen / dining room to accommodate me, my Brother and our mother. Upon arrival, the apartment was pleasantly larger than we imagined and boasted a well appointed kitchen with cooker / microwave / fridge and all cutlery and utensils needed for self catering. Rooms were clean, airy and surprisingly quiet for a terraced property. The accommodation offered everything we needed for our break and was better than expected - there were no negatives whatsoever with the room(s). The only minor negative is parking is a bit of a lottery, especially on weekends. I was lucky and got on the road opposite, but my mother (who decided to move the car a couple of times) kept having to park some distance away during peak times. This should not detract from the very good quality of the accommodation as a whole.

Stayed here for 1 night having just walked the 60 miles of the Cleveland way. 3 of us between 2 rooms. Didn't catch their names but the people could not have been any more accommodating. Made to feel at home from the warm welcome to the point where they wished us a safe onward trip Rooms had everything we needed and breakfast was delicious. They even accommodated my sisters dog who was allowed to play in the yard while we had breakfast. Jess enjoyed her stay too :) Will definitely look to stay here again when in the area

We stopped for one night on 22nd June in the family room. Made to feel very welcome by Chris who allowed us to check in early and saved us a parking spot too! Our room was lovely and comfortable, very clean and had a gorgeous bathroom. Comfy double bed and full size bunk beds. Plenty of space, wardrobe, TV, fridge etc. The breakfasts were delicious with plenty of choice. The guesthouse is in a nice quiet position but only a few minutes walk from the shops, restaurants and sea front. Will definitely book here again if we return to Filey!

I’ve just returned from a 2 night stay here( my third this year). This time I had 2 great grandchildren aged 3 and 2 with me. Chris and Debbie were extremely welcoming to us all and made the children feel very special, providing “special milk” with a straw which was a great hit. The whole place is spotlessly clean. Fridge in the room is an added bonus. Breakfast choices to suit children and adults. We all loved it. The children were reluctant to leave. Thank you. Hope to be back again soon.

My wife and I, daughter and grand-daughter stayed at Rutland West over the recent half-term holiday. Everything was excellent - including introducing Flora, our rather nervous dog, to Arnie, Chris and Debbie's husky cross. Flora is now pining to return. The B&B is lovely and Chris and Debbie couldn't have been more welcoming.
