Enjoyed a wonderful week at Sin Duda Villas in remote and beautiful Xcalak Mexico. Great place for relaxing, fly fishing, and snorkeling. Owners are great hosts. Property is in excellent condition. Do not go to Xcalak if you want crowds, nightlife, and rows of restaurants. Do go to Xcalak if you want serenity.

This place isn't for everybody but it sure was the right place for us. Do you like all-inclusive? Umbrella drinks? Tour guides? Piped in music ? Satellite TV? THEN DON"T COME HERE- you'll spoil the vibe. It's not for you. Do you like a little adventure in your travel ? A remote location off the beaten path ? Far away...

We are frequent guests of Sin Duda Villas.....so, it requires some effort for me to NOT to sound like some kind of advertisement! We’ve vacationed at SDV four times (2008, 2010, 2012, 2013) when it was run by Margo & Robert, and now twice (2016 & 2017) with Dave and Lesley....... and clearly love it - - - - That...

We spent 16 days at Sin Duda which was woefully short. A beautiful place with some wonderful hosts. It was our second time to stay there and it will not be the last. It cannot get much better than donning gear under a palapa and snorkeling steps away. Watching the sunrise from the same palapas and the sunset from the...

Hubby and I spent a week here in early December and had a great vacation! We chose Sin Duda / Xcalak because we wanted to try the DIY fly fishing and also get out of comfort zone a bit by traveling somewhere remote. We were rewarded! Lesley provided us pages and pages of information about where to stay along the...

The hosts are amazing, the beach is perfect, the water is blue and the stars clear. Family of 6 plus 1 came for Christmas and had a wonderful time. If you want to escape and relax with a touch of adventure that is place is for you. It was very eco friendly with only solar power.. but it did all...

Sin Dudas was the perfect place for our family. We explored, relaxed on the beach, enjoyed amazing snorkeling, and had a blast catching fish. Leslie and Dave were the best hosts! We loved nightly happy hour and meeting the other travelers staying at Sin Dudas. My son said, "Mom, it doesn't feel like we are staying at a hotel at...

Many thanks to Leslie and David for hosting us at their beautiful guest house. The apartment was perfect for our family of four. Sliding door opened to the protected beach where we snorkeled around the close-by coral reef. Vendor trucks come by in the afternoon with treats and assorted groceries. We were lucky to have been there the day when...

Wow...where to start, the journey to get there is part of the charm and why you go there! You want to discover a new place and meet new people and you made the choice to visit Xcalak and that part of the Qintana Roo province, little community of 400 with the charm associated with friendly locals that acknowledge and wave...

You can't imagine a more tranquil vista than sitting under a palapa on a quiet beach, looking out and seeing (and hearing) nothing but a peaceful ocean. No hordes of vacationers, no jet-skis, no parasailing, no vendors, no pounding music from nearby beach clubs – only perhaps the occasional local fishing boat. Yes, Sin Duda Villas is off the beaten...

Official Description (provided by the hotel)
Come stay with us at the end of the road on our secluded beach - a respite from the noise and bright lights. Using ecologically responsible technologies and a cheerful perspective to conserve our unique environment, we live through seasons leaving only footprints in the white Caribbean sand. Presenting 8 remarkable spaces designed by the past architect-owner. Sin Duda Villas reflects an appreciation of Mayan simplicity, form and tropical colors. With a bit of whimsy tossed here and there. Peaceful, unique and decidedly rewarding. ... more   less
