“This is so nice!” That’s all I could say over and over for the first 10 minutes as I toured the villa. The kitchen was perfectly equipped with Emeril pans, a colander, serving bowls, tools, wine opener, etc. I recommend a car trip north to the Chedraui supermarket for imported meats, crackers, cheese, dried pasta, etc. The sea bottom directly in front is flat but a little rocky; you can wear ocean shoes or walk to the left or right for less than 10 minutes for a softer bottom. The on-site restaurant was good with excellent friendly service. The staff is very professional and courteous. Thank you Silvia, Cesar, Manuel, and Lisbeth! The neighbors were quiet. There were plenty of towels and chairs. Compared to the nearby Secrets resort and the other all-inclusive resort, the beach atmosphere felt much more exclusive and tranquil. I highly recommend Las Villas.

I love this place. It was the second time coming back for me. Be careful if you book on Expedia though because I thought I was booking an ocean view unit and they were going to give me kind of a basement unit. We upgraded and the one we got was spectacular. The units are spacious and immaculate and beautifully furnished. You are steps away from the beach which is gorgeous. It’s a little rough and you need water shoes as it’s rocky to get in. You can walk about 20 minutes along the beach to Akumal for better snorkelling and sandier conditions. I really like the quiet location and the kitchen is great. The only downside was that the restaurant is no longer open for dinner - only breakfast and lunch. One of the things that brought me back was the quality of the food which I remembered as being so good I didn’t want to go anywhere else - and I’ve eaten in a lot of the local restaurants in Akumal. So that was very disappointing as we didn’t find the restaurant nearby very good so we had to drive to Akumal or somewhere else if we didn’t want to cook.
Other than that it was wonderful and the staff was fantastic and so helpful and friendly. Also they have an option where for $20 an hour you can stay later and this was fantastic for us as we had a late flight and it’s so hard to know what to do with yourself when you have to check out of a place and have 4 hours to kill. This was just the best and have a few more hours in paradise!

We were originally booked to stay in Tulum but due to the house being unsuitable for our family we had to look else where...to our amazement we managed to book at Las Villas. As a family travelling with 4 young children we can not fault our stay here!
Our villa overlooked the beach which was beautifully maintained and the pool area was also immaculate. The smaller child pool was perfect too for our little ones that can not swim yet!
Everyday our room was cleaned and I can honestly say I’ve never stayed anywhere that cleans to their standards.
There is a kitchen if you want to cook but a 20 minute walk down the beach & you have several great restaurants!
We’re going to struggle going home and not waking up to the beautiful sea views....we’ve had a truly amazing time staying here! Thank you LVA :)

The room was nice and looked like the photos. The pool area was nice as well and close to the beach.

The property itself is not that big and it is not worth the $148 USD I paid for the standard room. Not a bad hotel but they are charging too much for this area.

They provide you with coffee maker and all the mixers for coffee, but don't provide coffee - when you ask for it, they charge you nearly $3 USD for a poorly made brewed coffee that is worse quality than Folgers.

The staff are very nice though and Rahul was very helpful - not a bad place but not worth more than $100 USD a night.

I stayed one week at Las Villas in July 2022. The place is amazing !!! Ideally located between playa del Carmen and Tulum for excursion such as diving in the Cenotes or ferrying to Cozumel, it's also a very short walk from the Akumal bay where you can swim with the turtles.
The hotel in itself is very quiet and family friendly. The pool is super clean and there is a direct access to a very small beach. The staff was very professional and welcoming and they had great recommandations for food/places to visit. My room was clean and came with everything that was needed for a stay (kitchen furniture, bathroom towels, etc.)
I had the best of time. Recommandation +++

Many guests from a family wedding stayed at Las Villas for various amounts of time. During our three weeks Claudia, Lisbeth and the gentleman whose name escapes me, were extremely helpful and went the extra mile to accommodate our needs. The rooms and grounds were lovely. The beach was great for looking and walking, but it was challenging to get in and out of the water. That’s the reason for only 4 stars. Otherwise we were very happy there.

We have been in a two beds Villa for a week. Both of the rooms had a comfortable bath with a walk in shower. The appartament is amazing, very clean, bright and spacious. We felt at home. Everyone has been nice and friendly with. Housekeepers were particularly accurate, they've been cleaning our villa every day for a hour and a half. Thank you so much for hosting us.

This is shown as a three-star hotel but in my opinion it is much closer to a two-star. The refrigerator in my unit did not work and was not repaired. while I was here.The toilet broke and there was no one who could attend to it until the next day. There is a pool, but it is small and dominated by the front units. The front desk was polite but not very helpful. The restaurant is not good. A coffee maker is provided but no coffee and finding coffee in Akumal is a challenge (the 7-Eleven seem to be the best bet). Akumal Playa in general is very beautiful, but this property is located on a less desirable piece of it and the swimming is not so great in front of the property. I would not recommend this property to a friend.

We were 12 days in October 2022 in this hotel. The hotel was really nice and quiet with good parking and amazing private beach. Everything was very clean and staff was perfect, especially Lisbeth and Elias were caring and kind. Locatin is fantastic near cenotes, biospheric reserve, pyramids and very funny Tulum. It's about one hour by car to Cancun International Airport. I suppose we will return there sometimes.

We rented two 2BR ocean front condo apartments for our group of six people. The condos are spacious and well maintained, with a beautiful balcony overlooking the sea. There is an excellent restaurant for lunch and dinner a 3minute walk down the road. The beach is lovely, though suffers from the same seaweed bloom as much of the Riviera Maya coast. This is a quiet enclave in an area with mega development all around it - still charming and relaxing.
