We were initially going to come early December, but had to reschedule. Host Kimberley was super-accommodating, and after yet another re-schedule, we ended up coming for New Year's Eve. We were the only guests, which allowed us to have a quick peak at all the rooms. The Inn is a beautiful Victorian Home, furnished with antiques, yet with a comfortable casual feel to it. We had access to the kitchen which was convenient to put our ice and Champagne to chill. The house was impeccably clean. All the rooms are lovely, with updated and sparkling clean bathrooms. They are not huge: this is in the old Inn style! The twin room on the main floor has access to the main floor bathroom, but they have to step out of the room to do so. Our room was the Cannonball room, I had selected it because of the King-Size bed. We were not disappointed: while the room is a bit "tight", the bed was incredibly comfortable. The location is fantastic with access to walking trail, and only 5 minutes from anywhere downtown Campbellford. Because of the weather, we could not do as much walking as we would have liked, but we still had a great time, and easily walked to and back from our dinner reservation at a local fine food restaurant. We were able to relax, and watch TV in the main room during late evening, and the free WIFI worked great. The traffic died down, and it was very quiet for sleeping. A delicious, generous breakfast which included fresh fruits, omelette, toasts and bacon, was served at our own chosen time of 8 AM; Kimberley was a most gracious hostess. We surely hope to come back! Reason for one star down: the communal balcony was a little bit run down, and the hot tub definitely out of commission. This area should perhaps be a bit re-vamped, and the hot tub aspect deleted from the description. (Not that we cared - I am not a big fan of hot tubs!)

We booked the Honeymoon/Master Suite; which turned out to be a very small room with jacuzzi jets in a regular sized bathtub. The bathroom door didn’t clasp. The room had s door to a communal balcony, with what looked like a hot tub that wasn’t functional. The owner was not friendly and the breakfast was not good. The highlight of our stay was eating at Capers; which is a fabulous pub style restaurant located 5 minute walk from B&B.

This delightful spot on the Trent in Campbellford was a great place for us and 4 other couples - all attending a wedding. Comfortable beds, good showers and a fantastic farm breakfast of scrambled eggs, bacon, sausage, fruit, toast coffee and tea. Kimberley and her dad were very friendly and accommodating. There is good parking and a good sized outdoor deck on the second floor - with a hot tub. After the wedding a few of us gathered in the living room before bed-very comfortable.

Our stay at this inn was pleasant. It rates as average in our mind. The inn was clean and nicely appointed with antique furniture. Our room was quite large with a nice en-suite bath. The bed was comfortable. Just outside of our room was an entrance to the patio and hot tub. Luckily there were only four guests that night we were there or it could have been very noisy around the hot tub. Breakfast was O.K. The main issue in this inn is the poor soundproofing between rooms. We could hear other guests in the next room. The outside noise is also quite high as the inn is located on a very busy highway. An advantage of the inn is that it is within walking distance of downtown, a nice trail along the waterway and close to restaurants. All in all this inn is a budget accommodation in a very pretty town.

Just spent the weekend at a lovely B&B in Campbellford - The Emilyville Inn". The place is in an old home on the main road. rooms were very comfortable and the Inn Keeper was very pleasant. We will be returning to this B&B.
