Our family of 5 recently stayed at the Woodland Estates Resort for the 3rd time (our other visits were in 2013 and 2014). The cottage is simply and comfortable. It was short walk over to the beach and pool area. The saltwater pool was perfect for us as our kids are sensitive to chlorine. Being in the pool and being able to look out at the lake was a great experience. Although small, the beach area was perfect and the roped in swim area of the lake was appreciated.
Our only concern was that the beds were covered in plastic mattress covers, which we appreciate for hygiene reasons but did not love the feel of.
We had free use of the kayaks and canoes and the rec centre was a welcome break from being outside in the sun all day. The resort provided hand sanitizer and cleaning solution at all entry points.
Overall we recommend this resort for families with children who love the water.

I stayed recently in this beautiful secluded park along the shores of a little bay at Woodland Estate. The cottage was clean, close to beach and volleyball area, near the main office and pool. It was great because it was close enough, but not far away, which meant a very short walk. I had a nice deck overlooking the water, with a table and chairs and then a separate outdoor patio set with pillows. It also had a new bbq. When I opened the door to the cottage, the air conditioner was on, and just right given the mugginess of when I arrived. The cottage had 2 bedrooms, with a queen bed in one at one end of the cottage and this cool bedroom on the opposite end with 2 queen beds and 2 bunk singles, that also transformed into a seating area which would be great had I brought my 2 grandkids. I was travelling for work and decided to try something new instead of a typical hotel or a b&b. The staff were friendly and attentive, making sure I had everything I needed and there was an after hours number to call if I ran into trouble. When I opened the door the air conditioner was on, and just right given the mugginess of when I arrived as it had just rained. Later that night, I could see all the stars from the deck and could hear the crickets singing. There were a few other cottage that had little campfire going and the smell of the burning wood drifted through the park. I popped some popcorn and caught up on my favourite Netflix seasons. I read the handy booklet they had, as I always do, that told me where everything was inside the cottage. I will be back in August, but this time with my husband and the grandkids. I read they have canoes and standup paddleboards which I can't wait to try and the kids can go fishing with Opa - can't wait. Lee Stones

If you are looking for a quiet escape to get away from the "big city feel" go somewhere else, there are a lot of "new Canadians" that visit this resort.
Funny, reading someone posting it was over crowed and yet they were a "GROUP OF 11!!" This is exactly my issue with this resort...in what universe is it acceptable for a group of 11 to book one trailer?? That's all these are folks, trailers, NOT COTTAGES. They are suitable for small groups or families, not 3 and 4 families cramming in to one unit. Totally inconsiderate to other owners/renters there, it's no wonder why people were not friendly towards them, it aggravated us as well and we were only renters. And yes, the units are virtually on top of each other-which is why neighbours would not be happy about a "group of 11" Come one!
We just got back, we too, had the pleasure of being booked next to a very large group. Easily 15 people staying in one of these tiny trailers. We heard the air mattresses being blown up to accommodate the small army they crammed into one trailer. They (The resort) should absolutely NOT ALLOW GROUPS OF THIS SIZE TO BOOK ONE TRAILER. NO WAY. It doesn't matter that they talk quiet, when you get that many people together, even talking relatively quiet, it's loud. They use all the amenities and rentals and cause unnecessary busyness while only paying the same amount as a small family of 3 pays. GREAT BLUE RESORTS-WAKE UP! This is why your ownership turnover is so high!!!
This is really my first angry post on this site, it just really upset me to read someone complaining about over crowding, when they themselves booked a group of 11. Imagine all the rented trailers did that? (There are 22 on the rental program). Not impressed. This is a small place, not suitable for nature lovers and hikers or LARGE GROUPS!
This place is good for families with young children. Warmer salt water pool, smaller cooler pool, and small beach. We went on a busy weekend and had no issues with it being overcrowded at the pool (We seemed to go at opposite times of the group of 15). Playground is great, again for younger children. Staff was very friendly and helpful, however we felt tension from the owners. (A lot of complaining and gossiping) Not directed towards us at all, we were watching their behavior because we were seriously considering buying into this. Too many politics, and to be honest, I don't blame the owners at all. The renters are brutal and wreck it for them (And they are paying a lot of money to be there)
Company needs to reduce those fees to reduce turnover of owners (About 20 units for sale) WAY TOO HIGH! And put limits on the capacity of people per unit when renting. Get with the times, hotels and campgrounds do it. (This seems to be a mix of the two)
We considered buying a unit but after witnessing what this company practices in terms of renting, and annual park fees and overall happiness from current owners we want no part. The fees are not reasonable for what they offer (Like condo fees for owners) Not a good investment at all.

Hello Deco1975, Thank you for your feedback regarding Woodland Estate resort in Campbellford on Lake Seymour. Our park model cottages are 3 season Canadian built accommodations which comfortably suit a family of 6, which is who our typical owners and rental guests are. Our typical bookings are done through our reservations team in Niagara on the Lake and we do advise guests how many people our park models are for. It is unfortunate our team did not take immediate action to address the situation and eliminate the number of vacationers in one unit. We share all feedback with our team members and will be looking out for such abuse of our accommodations and taking swift action. Our property is approximately 30 acres and is designed as an affordable option for families to enjoy a cottage experience. A family of 2 adults and 4 children can enjoy 24 weeks of vacation time for the same price they would pay for a week's vacation to Florida. With a high % of over 600 cottage owners expressing enjoyment of our resorts, we are confident in our properties, amenities, facilities and affordability for cottage ownership that we provide. The sale of units on resorts is quite typical given families change their lifestyles approximately every 6 or 7 years. Families move, jobs change, family and financial situations change and kids get older, become involved in sports etc. While we offer a rental program for our owners, for when they are not able to use their units, we do experience at times, abuse of our program and our units from both owners and guests and we are motivated to clamp down on these types of situations. It is unfortunate your experience was not as enjoyable as you had envisioned. It is our desire to provide a clean, safe, fun environment for both our owners and rental guests and we hope you give us an opportunity in the future to help make your vacation more pleasant and relaxing. I would never buy again. Fees increase every year. Get less for your money every year. Always issues every year never smooth. It is a trailer park not a resort. Always extra charges. The grounds are poorly maintained, water issues, garbage issues. If you require any servicing there is a $25 charge just for writing a service request. They take no responsibility for park issues. Pool is out of service frequently. Staff leave too early.

We use to have a park model at this park but left as they were constantly changing prices and rules with no warning. The park is extremely overcrowded and there is no privacy. They would sell a trailer to someone then the next year tell them they had to get a different trailer. Poor management and poorly run.

We were a party of 11 and stayed in a three bedroom cottage. It is a beautiful modern cottage at a good price for a weekend getaway and it is close from Toronto. However, I felt that Woodland Estate Resort is so commercial that the cottages were too close to the other and because of this I felt that we had no privacy. The neighbours minded us too much and were unfriendly. I was also disappointed that there were no hiking/bike trails. There was no space to swim in the swimming pool. It also got be such a nuisance after dodging both kids and adults from diving in the pool. There was a no diving sign but parents ignored the sign and still allowed their children and themselves to dive in the pool. It made many other guests feel unwelcome and impossible to swim in the pool. I tried to make the best of my trip, however, due to lack of privacy, hiking/biking trails and overcrowded resort, I was unable to fully detach from my hectic city life to completely relax in this weekend getaway. For this reason, I would not recommend this resort to my friends or family.

We actually traveled there all the way from Burlington ON on the Thursday eve of the May 24 weekend. Well worth it! We had beautiful weather on that weekend and the kids were even swimming. The staff went out of there way to accommodate us, even having a burger bbq, and kids events. Great location for cycling, swimming, or just sitting watching the lake!

This is our second time back to this resort.
Water - small beach front. 2 Pools - 1 has a deep end and the other is shallow for younger children. When we were there the water was clean and warm and there was seating and seating on the beach.
Kids Club - my kids loved it.
Downfall - there is nothing for teenagers. No snack bar, no basketball court while other of Great Blue Resorts have them.
Cost - it is getting expensive. Rental rates look to make a quick buck rather then look for long term rentals. The average guess if 100 bucks a date is not held to here and rentals are up to the cost of renting a cottage on a lake rather then have a trailer.
Trailers - clean and plenty of space. lived the BBQ, beds are big enough and matresses are average in comfort.
Canoes/paddle boat and paddle boards - well worth using and they are free.
Playground - small but in good condition
Noise - was quiet the week we were there and no loud parties. Yeah!
Safety - I live close to Toronto and would not let my kids roam freely. did not have that worry here. Felt totally safe to help them have freedom.
Would I come back? Price is making me think twice.

I am reading reviews about Woodland Estate Resorts and it bothers me when people complain about "New Canadians" overcrowding the place. I have seen 2nd, 3rd or 4th generation Canadians in a large family form, partying loud across the water until after 2:00 a.m. They were told several times to end it and as soon as the employee left, they continued. One more problem I had was the cleanliness. The furniture and beds have strong odours. It felt like the bedding, covers etc. were not washed for a while. Other than that, the place is beautiful. The staff is very friendly and helpful.

We were a group of 4 friends looking forward to a peaceful getaway. We had booked a cottage at another resort that didn't work out, and we had to quickly find somewhere to move when the other resort couldn't resolve the many problems we encountered there. We were so lucky to find Woodland Estate Resort! The staff were so welcoming and couldn't have done more for us! The cottage was pristine, with a nice layout, wrap-around porch, lovely kitchen, and more: The property has a beautiful salt-water pool and lovely waterfront, lots of shade trees. We enjoyed the kayaks and the pretty country roads nearby for long walks.This place was like a warm hug for us after our bad experience at the other resort. Thanks to all the staff at Woodland, who made us feel so welcome and saved our vacation!
