Hotel Kotva is located in the southern part of Sunny Beach. There are 3 km to the center of the complex. In around 800 m is the town Nessebar. And only 1.5 km awaits you the ancient town of Nessebar with its ancient buildings and cultural – historical sites. In both directions there is regular public transport – buses and mini train. The beach is 250 m from the hotel. Hotel Kotva consists of two buildings, connected by a common reception with spacious lobby. It has 321 rooms and 150 apartments. There are four floors and an elevator in each wing.

We booked this place in a package deal, and were pleasantly surprised. It's a 5-minute walk to the beach, a 30 minute walk to Nesebar old town and was overall a pretty good time away from home. There's a water park for the kids, a nice pool area and the animation team were really funny and kind of fun (this coming from a guy who normally would eye-roll at the idea of being "animated"... they genuinely put a smile on my face, and got me playing water polo). The food, while leaving a few things to be desired, was varied enough that I always found something to eat and generally had no complaints (I hate seafood and fish, so can't comment on it). This was all during CVD19 and they had sanitizer everywhere available and gave each person a plastic glove when entering the buffet... Overall a great place if you're not paying a lot. Oh, my only complaint is about the WiFi... for a hotel with something like 22 wifi connections, the only reliable one was in the lobby. No big deal if you're not working I guess.

Stayed here for our family holiday with our 3 children aged 10, 6 and 2. The waterpark, pools and children's entertainment was brilliant! The communal areas are very clean and well presented.
BUT ... I was very disappointed with the cleanliness of the rooms, on first inspection the rooms look very clean but on closer inspection, this wasnt the case. There was dust under the bed, the curtains were falling down, the sheets and mattresses had stains on them and the drains in the bathrooms smelt.
The housekeeping was poor, floors aren't swept properly, no new sheets unless you took your own sheets off and put them on the bathroom floor, the only time we was given new bedding they were thrown on the old dirty bedding and we had to make our own beds - not something I expect from a 4* hotel.
The food was very hit and miss, not very much for children and our 6 year old really struggled to find anything to eat. As adults, we found something everyday but food was very repetitive, sometimes cold and not 4* standard.
Drinks were good with plenty of choice but no diet pop was avaliable on all-inclusive, my mother in law is diabetic and struggled with drinks, she even had to go out and buy her own.
Not much in walking distance of the hotel but there is a train that goes 15 minutes either way to either Sunny Beach or Nessebar for 6 lv each.
I'd definitely return to Bulgaria, but paid way over the odds for this hotel.

Overall rating 5 out of 6. Such an average 4* hotel.
Of the biggest pluses are:
1. hotel ideal for children: 3 pools with 0,6m water and each with several slides. Plus 2 pools with 1.5m water.
2. hotel with a very cool location: 150m to the beaches, 10 min by cheap city bus to Nessebar, 10 min by city bus to the center of Sunny Beach, stores with food, souvenirs, clothes, handbags, toys and pool goodies in front of the hotel entrance.
3. eating and drinking from 07:30 to 21:30 without any break.
Of the positive things are:
1. Spacious rooms, large bathrooms, ample closet space.
2. daily cleaning service.
3. working air conditioning.
4. Animation for children both outside in the form of physical activities and inside (in case of rain, they will have something to do kids).
5. free ice cream from 12:00 to 17:00.
6. food prepared for every style of cuisine.
On the downside:
1. food moderately tasty, clearly feel that made on a mass scale, but no wonder, there are more than 1000 people in the hotel at the same time.
2.There is noise, so if someone planned to relax in silence then not in this hotel.
3.The staff practically does not speak English at all, with basic things they have a problem.
4.The rooms are about 15 years old and you can smell the smell of old age and wear and tear, but after two days it no longer bothers you.
I recommend the hotel, but only for a trip with children. Food monotonous, but every kind, so you can always find something for yourself. Close to the airport

Great hotel, during our stay full of poles. The rooms would withstand maintenance - painting, the air conditioning was buzzing, but they were enough to sleep. The cleanliness of both the rooms and the pools could be better. mainly the pools were not cleaned, which was visible on them due to their non-stop fullness. The food was good, although repeated several times during the week, but there was a large selection. The hotel has a water park where guests can for free, others for a fee. it is not possible to take food or drink from the hotel, but buy everything there and pay or walk back to the hotel. The sandy beach is about 10 minutes walk from the hotel through the sand dune. Sea shallow, sandy bottom. For 2 days it was full of jellyfish, which fortunately did not burn.

I would not recommend this hotel to anyone in a similar position to myself - single and English speaking. This was an outdated "Butlins" type hotel which was marvellous for families with children. There were Eastern European families having a great time. Disco music started at 10 am and lasted until 10 pm. Apart from a short stretching class there was nothing at all for mature single people. The swimming pools were naturally full of children with inflated animals and lilos.
I was not allowed to buy a drink or food on the hotel. Was informed that I had to go to supermarket and buy something there! First time I have ever encountered this. However the food was pretty awful, most of it being cold instead of hot and the scrambled eggs were grey coloured under the first layer. The restaurant was packed and it was difficult to even move.
The Reception staff were not fluent in English as presumably they didn't need to use it although they did try their best.
The bedrooms were not cleaned properly and my bed sheets were dirty before they were changed. I don't think the bathroom was ever cleaned. The toilet roll holder which had fallen off, remained like that as did the lack of a toothbrush holder. It was all pretty shocking.
Having been moved from the Marieta Palace as this wasn't READY, I asked the Balkan Holiday rep if I could move. She just wasn't interested. She did say she has had another complaint previously from a British couple who also wanted to move. Her English wasn't brilliant so did she really understand? She made me pay extra for my excursions as she was using her credit card machine and said it was only 8 lev so what was the problem. Her manager shouted at me on the mobile until I told her to stop and that I did not appreciate her manner. I never received a receipt for my expenditure.
The safari excursion I booked was brilliant with a great guy fluent in various languages. He was so professional.
With all that I encountered with my 2 week holiday, I intend making a formal complaint but do not really think that Balkan Holidays will care. Bulgaria I found does not have the same standards as ours. This is a fact and maybe this has to be realised before going on holiday there. Just such a shame.

I stayed here 16-21st June 22. They’re were 6 adults in total and to say we won’t be returning to this hotel is an understatement! The rooms are small and dated, bedding isn’t changed. You have to ask for clean towels and extra toilet roll. The food is vile and stone cold, pretty much the same thing everyday they also don’t have just a standard lemonade. The hotel only caters for Germans, Czech Republic and polish. The staff are rude and not helpful at all (apart from 1 lady at reception and 1 guy at the pool bar) although you’ll see 2 cleaners constantly sweeping reception that’s all you’ll see. The toilets (inside and outside) are disgusting and constantly flooded with water from people going in them straight out the pool. The pools are dirty, there’s no entertainment in the evenings apart from a kids club. Bulgaria Is a lovely country but it’s hotels like this that give it a bad reputation! Also June is football tournament season and this hotel caters for that so you’ll be swamped with football teams of kids!

We were allocated this Hotel as our previously chosen & booked hotel was not open.
Our original booking was B&B in a twin bedded room with an extra single bed, access to pool, resturant, cafeteria.
On arriva at the Kotva our room was twin bedded and an unmade sofa bed, room was grubby, sink, tv unit & coffee table were never cleaned the whole week, only cleaning that was done was a sweep with a brush and a damp mop.
Towel were stained and not always changed, we resorted to putting on the floor. Bedding was never changed. Kettle was broken and asked for a replacement with arrived and the broken one was left on the floor near the front door for the whole week.
Breakfast was adequate although hot food was only tepid.
I appreciate that it is the end of the season and we must have been the last guests staying there and I may add the only English in the hotel, Reception did speak English but waiting staff in the breakfast room did not appear to understand us.
It was our first time in Bulgaria and extremely disappointed with the Hotel and service received there.

Overall, we rate the holiday negatively. The food was unimaginative, undercooked, served several days in a row. The worst thing about the restaurant was that there was smoking in the outdoor areas, right next to the food.
The cleanliness was terrible, after 4 days we had to go to the reception to ask to wash the bathroom. The swimming pools were a mess every dream, certainly no one had vacuumed them the whole time, my daughter cut her foot on a shell in it.
Queues of dozens of people everywhere. For the slides, for food, for coffee. Hundreds of people everywhere, even on the beach and in Nessebar.
We were on holiday with children who got a temperature of 38 degrees towards the end of our stay, all three children at once, so they must have gotten sick in the hotel. No wonder with so many people and poor hygiene. I would never go to the Hotel Kotva again and would definitely not recommend it to anyone!

The animation team in Hotel Kotva was excellent. It was a pleasure for mine whole family to take a part in a range of activities: morning stretching, water polo, cocktail game, water exercises, drawing faces - to name just a few. I noticed so passion and engagement in their work. Thank you Monica, thank you My Friendo Nicolai and thank you The Third Drawing Gifted Girl (sorry I don't recall her name). It was a pleasure to be in Hotel Kotva also thanks to your work.

cleaning of the hotel to a very low level.
towels were changed only on request, not automatically. no one wipes or sweeps the floors in the room. in June, the hotel hosts players of the junior football tournament. the hotel is more like a camp. it is not possible to use the services of the hotel and the queues in the restaurant are endless. for other guests is stay during the football tournament nightmare.

No it is down at the very end near nessebar but there is a wee train bus that will take u in to sunny beach for 3 Lv each or go into nessebar for the same. They stop right outside the hotel. It’s also a 5 minute walk to the beach and there are plenary of shops around it for buying sweets, beer, Tat. Kebab and crepe shops as well as a pub and a few restaurants within walking distance.
Yes, there is a disco for children,by swimmingpool, after dinner, starting by cca 9pm.
