Near the end of our four day stay, the AC in our 9th floor room malfunctioned. Soon after a call to the front desk, a maintenance man arrived, inspected, and reset the thermostat. The AC continued to malfunction. Shane at the front desk telephoned and offered us a new room, adjacent to ours. He personally delivered the new key cards. His thoughtfulness, professionalism, and personal attention made our third stay delightful as usual.

After reading several reports about dirty rooms, we were on high alert. The place was nice and clean. No issues with dirty rooms. Great spot!gorgeous view from the front room and easy access to the beach. Parking was very easy. Elevators were great!

Stayed in Room 318 for a long weekend. The room, while "commercially" decorated was clean, and in good condition, with a refrigerator, two-eye cooktop and small sink. Minimal dishes and no supplies were provided. The desk staff were pleasant and when asked to help out on housekeeping issues (inadequate towels, etc) responded well. They were clear that there would be no housekeeping during our stay, which was understood and not a problem. The food and beverage service were another story. Although they claim they serve breakfast and lunch with weekend day service to 5, they closed Saturday early and suddenly, mostly because only two employees were left and they were tired of working. The food ranges from marginal, to bad (they confirmed that their breakfast offerings are made with "fake" egg, for example, and the "omelet" and "belgian waffle" were pretty bad (they did eventually comp the meals, thank you). In talks with the staff, the fundamental problem is the HOA won't allow them to buy the supplies and pay the wages to run decent operation. With the present situation, they would be better off not serving food at all and just making it clear that they have no food service, but if they want to continue as a "resort," they need to do far, far better. Sounds like the rot comes from the top, the HOA, the individual staff and managers were all pleasant, and they tried.

The room was awful. Dirty - floors and even bedding were gritty. When packing to leave I looked sunder the bed to check if anything had fallen there. Glad I had not looked when we checked in There was so must dust and debris I would not have been able to sleep in the room. Totally gross. The couch bed was unusable - the mattress was thin and worn out. My dad wound up sleeping on top of the couch instead. At least that was comfortable. The water has a horrible sulfur smell and taste. This is a pretty common complaint I think it has something to do with the water filtration system. They should let you know upon check in and for the price per night they should at least provide you with a starter bottle of water to use for coffee and brushing your teeth. There was also no information provided at check in or in the room about the are and the room didn’t even have a of of paper or anything. The sunflowers on the table were a nice touch but were half dead when we checked in and were shedding petals all over by the second night. The bed mattress and pillows were comfortable, but the grittiness of the sheets was disgusting. There was also a stain on the comforter that was on the underside. I didn’t notice it at first because it was on the underside so obviously housekeeping saw it and rather than cleaning it they merely flipped it over. The lack of cleaning by itself is bad enough but with Covid and especially the Delta Variant living on surfaces longer, this is unacceptable and puts their guests at risk. The vanity in the bathroom had a drawer that kept falling off and the towel rack kept crashing to the floor. And this was considered a deluxe king suite!!!!????????!!!!! The thermostat was locked so you could not change the settings. Room was warm during the day and cold at night. Lighting was awful especially in the dining area. There was almost no water pressure in the kitchen sink which made it hard to even wash off cups and glasses. That did improve over the time we were there. Oh and the “restaurant” and poolside bar were not open (and even when it is is only open for breakfast and lunch). I would give the room itself 0 stars. The only positives of this room were the oceanfront view (the view from the balcony is 5 stars as is the location and the beach itself). It is also one of the only hotels that offer more than one bathroom in the suite which is a positive when you have 4 people staying in the room. The staff was also really responsive with what they could do. Since every unit is individually owned their hands are tied if the owners let their unit fall into disrepair. The second star is due to their quick responses to do what they could to make the experience less awful.

Although some impact with Covid we had a great time at the resort. This was a family reunion of sorts. 5 rooms booked . It was fun seeing the difference s with each ones. Most have the small refrigerator but I do know 712 has the large fridge. All of the beds were fairly comfortable, but pillows were another issue. We were primarily in 813, 814, 816 and 712 and 7.17. The pools (indoor and out) were kept clean and we never had a problem finding chairs. The beach was amazing . Lots of Restaurants in the area but again with Covid many had limited hours or were not even open. We used Door dash once and pizza delivery another day. Breakfast in the morning is ala cart and not bad. Lots to see , NC aquarium at Ft Fisher is about 45 minutes away. We will mis walking the beach in the day and sitting on the balcony listening to the waves each night .
