Please read this BEFORE you book your stay!It took me a while to decide if i wanted to post this but, I read reviews and I feel I would have appreciated an updated, honest one. I'm sorry i didnt dig deeper and read more but here is mine. Hopefully it will help someone, maybe even help the owner clean the place up and address some of the issues I've stated. It Could be nice, (and might have been, once) but it's Definitely NOT what I expect of a RESORT.
We called ahead, excited to find "MOTORCOACH RESORT"right On the lake! Happy, we booked almost 2 weeks!
BIG MISTAKE! What we found was a TINY HOUSE realtor that also reserved the few lots that didnt have Tiny Houses on them, to Motorcoaches! This whole place was terraced in Steep hills and it wasn't that big!!DON'T LET THE PICTURES FOOL YOU!
Yes, it had water access..to back coves of green/brown water. There was no big blue Lake Norman in view. You could get to the piers by way of the so called boardwalk along the rocky shore But watch your step, it needs work, especially when stepping off to the grass! Broken concrete drainage ditch holes and no paths to walk on to get Up or Down the grassy hill.
This "Resort" offers rental of a pontoon and free use of paddle boat, board and canoe. Dated, but it was floating so I did take a paddle boat out.. it, like much of the property was not properly maintained.
The only other flat ground are the tight lots on gravel or cracked cement! No grass there, there's no Room! There is also NO POOL or BEACH, No RESTAURANT or even a BAR! NO PLAYGROUND or any place for children or pets. OK, there is a fenced in grassy Hill they call a dog park, haha. They did have poop bags (I take my own) but not 1 tree, bush, bench, sand/water play area or plastic doggy pool🐾or agility toy.
No mini golf even tho they could incorporate that into the hilly landscape.
There is NO SHADE except for the top row that has trees to block the view from the Main Road>>NOISY! So,no.
The entire property needs work!
They were working, ! ..a mini dozer/backhoe directly outside my coach at 6:30 am!
Getting the site ready to plant another Tiny House! There was work being done but the priorities were backwards! Building a little tiki hut on the veranda when they were Not fixing the old and damaged.
ALL the concrete everywhere is cracked, and there are some extremely dangerous drop-offs that need to be addressed ASAP!
Before someone gets hurt...!
They could attain the Resort atmosphere if only they REPAIRED what once was and added ANY of the RESORT AMENITIES I mentioned they never had...not Tiny houses!
If their intent is to fill all spaces with Tiny Houses, which is the way it seems to be going, then they need to change the name of their property and take new pictures.

The goods: great little lake set up -- you can see it from several of the RV sites and the tiny houses on the hill above the RV area. Nice effort at making people feel comfortable -- little bbq's for patrons to cook outside, lounge chairs, a pre-covid bar set up ( not open). The people who work weekends were very kind and accommodating.

The bads: WAY too expensive for what you get in RV site. The sites are very close together and you have a small street (path?) to attempt a back up RV into a narrow site. If someone's car is in front of their RV in front of you, forget exiting! And if you don't know how to maneuver and back up your rig, forget it.
No cable -- although the wifi did work with ROKU TV set up. Our site was muddy -- recent issue with flooding. So, yes, it did have some nice characteristics but no, I won't be coming back.

Lake Norman Motorcoach Resort is a nice facility with paved roads and paved, level sites with very good hook-ups. Staff was very nice and helpful. The park is very small for the number of units allowed so you are very close to your neighbor. The park is on three tiers and getting into most of the sites is easy. However, this is a back-out only park, which means long distances of backing up hill. There are no loop roads or turn arounds. None of the sites are pull-through. If you are on one of the lower tiers backing out could be a challenge. Staff is very willing to assist in backing out if needed. We stayed in the highest tier, closest to the road, and the rate for the night was $89, on the expensive side but the park is on a "finger" of Lake Norman, which allows them to charge "resort" prices. They have a lot of amenities such as free use of canoe and kayaks, a small dog park, Tiki bar w/ deck (not open in late March), excellent cable and internet signals, and nice bathhouse (didn't use). A very nice, local steakhouse is immediately across the street, open Tuesday through Saturday. Lots of long-term residents. The park claims to offer no discounts (and I didn't get one) but Family Motor Coach Association lists the park as offering 10% off to FMCA members. (Staff confirmed that they offer NO discounts.) We stayed in a 33' Class A.

I called the resort to make a reservation, and I had some questions. I spoke to Cindy who answered the phone. I asked for the rates, if there were laundry facilities, what the layout of the cabin was. I travel for work and will be working at the same location for about 9 weeks, we work long hours and 7 days a week so i wanted to make sure i would not have to move my cabin. Cindy became very short on the phone and before i knew it we were hanging up, but she did not hang up the phone but proceeded to tell her co-worker that she is tired of talking to F'ing Stupid people, yes i heard all the nasty things she had to say about me just for asking questions, i called back and asked for the owners number and she refused to give it to me. I am trying to find the owners contact info so i can let him know how potential clients are being treated when they call his facility. I am appalled the way she spoke about me for asking standard questions, i know many of the crew i work with stay here doing our work time in NC and i will be sure to pass this along to them. At almost 3000.00 a month to stat here you would think you would be treated with some kindness and respect. I hope the owner sees this and contacts me. Lorijanese@yahoo.com. This was a terrible experience i would never treat anyone with such disrespect nor a potential customer. I was really looking forward to staying at this facility for the duration of my job.

We stayed here for a few months. My husband travels for work. Wasn’t sure when the job was going to end, we paid rent for our last month there. Job was finished the next week. $900 we paid for a month ahead, with taxes and electric total was more than $1100. So we were paid a month ahead and had to leave the following Wednesday. Any partial refund?? NOPE!! Thanks A Lot grumpy old man!! Your park was three paved rds on an incline with a small lake view. Was NOT worth the money you were charging!!! - Disappointed!! People have family’s they’re trying to take care of while they’re away from them all year, working! Some people only think of money and don’t see people as real people.

Response from jrdtctc, Manager at Lake Norman Motorcoach Resort
Responded Feb 5, 2020
Dear Colemansmom, We are very sorry to hear that you were not happy with your stay. We strive to provide the very best RV experience in the area. Upon arrival and checking into the site, each customer signs our agreement stating that the camper understands there are no refunds for early departure. We appreciate every customer and understand the working family and would love for everyone to stay here until the time in which they agreed to stay. The monthly rent on the site that you were in was $825.00 plus electricity. The final bill included propane and two months worth of electricity. Again, we are very sorry to hear that you were not pleased with your stay and we wish you the best. Cheryl Caldwell Resort Manager

Would not recommend it if you want to be treated like a dog. My family was treated horribly. My autistic brother was with me, I wanted him to get away and enjoy himself. The staff found his toy when we left. They called me and told me it was a dogs toy and that a dog was in the tiny home and that they needed special equipment to clean after my black family left. The staff in the office called she was so disrespectful and hung up on me several times. They went as far as having a housekeeper call me and tell me she has biracial children and a black husband so they were not racist!!! This was a horrible experience!! Never Again!!!

I don't know where to begin. From the start this Resort gave nothing but false information. They show a picture of a beautiful pool on their website, they don't have a pool.. They show a gorgeous Lakeside Resort, the water is filthy oh, we wouldn't put our dogs in it.. they have a one-lane road throughout the campsite where you are supposed to navigate There is not enough room to get in and out of campsites. They advertise Wi-Fi, at best it's poor. They advertise free water sports equipment, it's filthy oh, disgusting.

I absolutely cannot believe that racism still exists on this level. James and Cheryl are the rudest people that I have ever encountered in my entire life. I attempted to make a reservation with my friends for July 4th weekend. The resort uses AirBnb and I was immediately denied upon booking request. I assumed that this was only an issue with AirBnb so my white friend booked under her name instead....with no issues. Please bear in mind, I am over 25 and provided my identification so that they could see that they were renting to an upstanding citizen who happens to be African American.
Upon arrival my friend checks in and we go to our cabin only to find hair under the top sheet on the bed as well as in the shower floor. I asked for new sheets and they gave me an attitude with a poor explanation that it was probably just the cleaning lady's as if that was supposed to make it ok. The tv in the master bedroom was broken and wouldn't even turn on. Their website says no pets IN the house, but pets are allowed at the campsites. I mistook that for meaning as long as you don't keep your pet in the house, you are fine....WRONG. Upon seeing my dog, Cheryl very rudely yelled from a golf cart, "Yall ain't lettin that dog in the house are you?" We said no, she drove off, and we went on about our business.
We walked across the street to our friend's cabin and while my ten year old son and I were chatting with my friends, we were bombarded by Cheryl intruding and demanding to know who "THESE PEOPLE" are. I could immediately tell that there was some sort of misunderstanding, so I asked what the problem was. She yelled "you need to leave or get rid of that dog!" She asked my friend if he wanted to pay an extra $250 for the dog and he said no, but of course I said sure, I can do that! Cheryl was so furious that she failed to realize we were trying to alleviate the problem the whole time. I thought that maybe if I put the cabin in my name with my card on file, she would calm down. WRONG AGAIN....we were harassed the entire time we were there. James came back to make sure our dog was gone and then on the day of check out Cheryl began threatening us with more fees as we were loading up our vehicles. On my way out, I stopped by the office to politely say goodbye and let them know where were out of the cabin and there was no need to charge us any fees.
Although we did everything that we were asked and treated the staff with kindness and respect, there was nothing that we could do to appease Cheryl. As a corporate quality manager, who successfully mediates problems with clients on a regular basis, I decided to try to contact James directly since he is the owner. As soon as I told him which unit I stayed in, he immediately began talking over me in a very nasty, condescending way. I attempted to discuss my concerns about the cleanliness of the cabin at a time when they are expected to minimize the risk of spreading a virus during a pandemic to no avail. I tried to let him listen to the voicemail that Cheryl left by accident, revealing the way that she treated me in front of my son, but he wasn't interested. He wouldn't listen to a word I said, no matter how soft spoken and polite I was. All he needed to know was that I was that Black girl from C-20. He proceeded to hang the phone up in my face and has refused to answer as well as return my calls. As if that wasn't enough, I got home and checked my bank statements and Cheryl had charged me a late fee for still being on the premises at noon on the day of checkout. That's right, not for still being in the cabin, but for still being in the parking lot as we tried to fit our floats in our cars!
ANYONE that comes even close to doubting me is welcome to hear the voicemail as well as see my gps! I am so ashamed to say that my money has contributed to a business that is ran by racist thieves! My kids loved the kayaks btw, but we can do that somewhere else...NEVER AGAIN!

We have stayed at hundreds of RV parks. Lake Norman Motorcoach Resort is amongst the best we have ever used. In a beautiful location. Very well maintained. The sites are level concrete pads and well maintained lawns. The hookups are all just about perfect. It is a little tight getting to your site, but a resort employee will be there to help you maneuver and get your RV located.
Every employee and the owner seemed anxious to do whatever is needed to make your stay enjoyable.
