I spent 5 nights here and within about the first....30 minutes I felt like I'd been born and raised there! If innkeeping were an Olympic sport Donna and John would be gold medalists without peer! Exceptionally genuine and accommodating you are instantly made to feel like a welcomed guest upon arrival and a dear friend when you depart. The house is lovely and immaculate and the breakfasts were all delicious. Simply hang out on their front porch and you'll meet some very nice people which is the ethos of the entire town! If Beaufort, NC isn't the friendliest place on earth I don't know what is! in fact Beaufort is so friendly my hometown, Charleston, SC should be nervous. You really can't go wrong staying here! Lots of good places to eat; don't miss Blue Moon Cafe and Beaufort Grocery - they're next to each other and also Front St Grill & Rhumbar.

We lucked out picking this B&B based on Trip Advisor reviews. It's a charming well appointed 1832 home in Beaufort N.C. located in a beautiful neighborhood that's close to everything. The live-in owners Donna & John had breakfast with us both days we stayed and talking around the table with them turned out to be one of the high points of the weekend. We were celebrating our 15th anniversary along with our best man and his wife and we all felt that we had come as guests but wound up leaving as friends.

My room , the Priscilla Potter room I believe, was clean, spacious, very comfortable with a door to the 2nd floor porch ( right peaceful sitting out there at night with a drink ) and after being in the wind & rain at my event on Gallant's Channel , the hot shower was most welcome. Sunday I came down early & had my 1st cup of coffee sitting out in their lovely garden. Breakfast ( Sat. & Sun.) with my most gracious hosts Donna & John was wonderful. Don't have an itinerary? They know what to do & where to go. I am coming back for a 3rd time next year & getting members of my group to stay there as well. Can't wait !

Spent the weekend at the Inn and had a great time! My room (Priscilla) upstairs has a very comfortable bed, balcony for glasses of wine and relaxing, and a spotless bathroom. Breakfast at 9 was fantastic both mornings! Fresh fruit, egg and sausage casserole, grits and good coffee. Enjoyed some live music at the local bars and a trip out to the Cape Lookout lighthouse. Saw a herd of horses on the beach. Looking forward to a repeat in November. A true Beaufort treasure.

Very accommodating hosts and excellent food! Linens were very nice, and the A/C works great. Highly recommend the Duke of Beaufort room - we had a nice balcony to enjoy quiet mornings with coffee. The Inn is on a lovely street that is very easy walking distance to the Beaufort water front. Could not have asked for a better location or better hosts! We will definitely stay here again!

A friend and I stayed here on our way back home from a week at the beach to explore Beaufort. We are so glad we did ! Donna and John treated us like family and could not have been more accommodating. The Inn is extremely charming and welcoming. We had a room on the second floor off a lovely porch overlooking Ann Street. Every detail was covered to make our stay cozy and also fun, as we were able to walk everywhere in town and to the waterfront from this perfect location. The breakfast was delicious! We would love to return sometime! Thank you !😘👍

This was “One out of Three Inns” we stayed at in Beaufort. It truly was “Simply The Best…Better than All The Rest!!!” From the moment we arrived until we had to leave was abSOlutely Wonderful!! Donna and John were so personable and accommodating and just downright authentic and welcoming!! We were there a short time and felt like we had made Friends for life with them. They were just so very gracious, unlike our next Inn would be. We would have remained there and did try, but they were booked, initially, and we stayed as long as we could before moving on to the next Inn. The room was very nice and spacious and the balcony on the cozy quiet street was so romantic. The room was an older era decor and we felt like we went back in time which was fitting since we were in a historic town. The good conversations with Donna and John on the front porch and over breakfast were enjoyable. The breakfasts were delicious and Donna was both considerate and mindful in asking us our preferences. Also, we actually got enough to eat! Overall, we would love to stay at Ann Street Inn, again, for the Great Hospitality if nothing else! Thank You Donna and John for being so Kind and Genuine from the very beginning when booking our stay through the time we said “Good-bye”!!

Donna and John are fantastic hosts! Friendly, accommodating and a wealth of knowledge in regard to restaurants and local attractions. The bed was very comfortable, and while you can't control the temp in the room (I like sleeping with AC at around 65), Donna told us we could lower the temps if we needed to, but to be honest I was more than comfortable. Breakfasts were delicious with ample servings. These folks are the epitome of Southern hospitality and based on the conversations we had with repeat guests and our experience on this trip, we would not hesitate to book here again!

The Ann Street Inn was absolutely wonderful! The owners couldn't have been more accommodating or welcoming. Coffee and a delicious, homemade breakfast every morning was such a treat! Located within walking distance of great waterfront restaurants, shopping, museums and ferries to take you on adventures, the Ann Street Inn is in the perfect spot. I will definitely be returning in the future.

The location is very convenient to the attractions, the house was very comfortable and the breakfasts were excellent! We especially enjoyed the rocking chair porch on the 2nd level. Our hosts were very friendly and helpful with recommendations on sights and restaurants!
