Just returned from a trip with friends to The Phoenicia Lodge. Great informal setting to kick back with friends . If you are looking for fancy, this is not your place. First of all, the proprietors couldn't have been nicer or more accommodating; they went out of their way to make our stay comfortable. The Phoenicia Lodge was perfect for the three days my boyfriend and I spent out of the city. It was exactly what we wanted: something quiet, clean, and affordable. There are many things to like about this area and some things to like about the lodge but kind of worn down to rate much higher. Thanks for your review. Sorry you didn't entirely enjoy your stay with us, our buildings were built in the late 40s and some interpret that as not being well-maintained. It's amazing some might think too small .. but in reality enough space for 4 adults for the weekend.. location is beautiful if you love nature ... they staff are extra nice & super helpful made our stay pleasant & easy...please keep in mind it is not a resort or a 5 star hotel it is how ever the best... Stayed at this lodge over New Years and absolutely loved it! We got a personal cottage with full kitchen and bedroom for around the same price as a hotel. Very charming place and the host are hands down the BEST host of the century. Great breakfast and conversation in the mornings. The walk along the river is AMAZING with unbelievable views!!!! I look forward to going back this summer for tubing.

This is a well maintained property right on RT. 28 in Phoenicia. We stayed in one of the cottages which had all of the necessary creature comforts including a complete kitchen with full sized fridge. Came up for a week of wandering around the Catskills. The apts are small, cozy and quiet. Not much room, but everything is clean and warm, close to town and a number of nice restaurants in Phoenicia.
