Went with my family for the day- the property is stunning and quiet, and Jim was so helpful with the kayaks. We saw many ducks and herons along the shore, and the water hole in the bend of the river was a perfect place for wading.

Absolutely a hidden gem in the heart of Catskills!

See what I did there? But seriously we had a fantastic stay at Susan's Pleasant Pheasant Farm. Susan and Jim are wonderful hosts and were incredibly accommodating. The lake view suite is so comfortable and has amazing views!

We went to a wedding in Roxbury and couldn't find a place nearby to stay initially. I'm so glad we came upon Susan's because it was the perfect addition to our weekend.

Will definitely have to come back during the regular season!

Susan and Jim were just wonderful people and their B&B was beautiful, clean, & amazing. I'm grateful that they share this B&B experience with others.

Lake- It sits right on the Wawaka Lake which is feed by the East Branch Delaware River. The lake is very calm and was easy for beginner Kayakers like us. We paddled slowly in the early morning, not make much noise and we saw tons of wildlife. During the day, they rent out the kayaks to others, so you share the lake from 9-5, but outside of the times, the lake is yours. That was the biggest selling point to us. Not too many places that offer kayaking on a private lake.

Room- The huge picture windows of our room, held views of the lake and we sat outside in the evening drinking wine, just watching the wildlife in the lake. We saw Blue Heron & Kingfisher birds fishing the evening away and while Kayaking we saw beavers going into their dam.

Food- Susan cooked up a refreshing breakfast, with local fruits & buckwheat pancakes, she is truly an amazing chef! She will ask you if you have any dietary restrictions, so don't worry about that.

Hiking Trails- Trails looked awesome, and there is even a swimming hole.We didn't get to go far because it started raining, but looked great. Saw a spotted fawn and momma deer. Next time I hope we can do more hiking, Jim had the lawns cut to perfection for well groomed hiking. I guess it goes way back on the property. I would say bring bug spray if you plan on doing that.

Bike Rentals- You can also ride antique bikes around the area, which felt like a scene from an old movie. I can't explain it but just seemed like a historic little town.

The whole experience blew away my expectations and it was the true meaning of peace and relaxation! The price of the B&B stay includes, overnight stay, breakfast and all rentals free.

To be fair, this was only our 2nd stay at a bed and breakfast. Maybe my expectations were too high but I wanted to just state a couple things in case there are any other couples like us expecting something a bit different. We arrived late at night and Susan showed us around. The website said that we’d have a private bathroom and I’d just assumed that the private bathroom would be connected to our room. It wasn’t, it was on the main floor, while our bedroom was on the 2nd floor. There was also no key to this bathroom but we were told that we can leave our stuff in there as no one else would be using our bathroom. It was also a little too close to the eating area for comfort. On to the bedroom. She led us up the stairs to our bedroom. As it was June, the door had swelled a bit from the heat and you had to really shove it in, making a very loud sound every time you wanted to open or close the door. There was no lock on this door either. Maybe this is the norm for bed and breakfasts but I really wasn’t comfortable with the idea of leaving our stuff in an unlocked room in a house full of strangers. The first thing we noticed when entering our bedroom was that there was no air conditioning and it was HOT and muggy. There was also no television. We said goodbye to Susan who then drove away to her home down the road. It was only then that we noticed the bugs. There was what appeared to be a swarm of gnats in the corner of the ceiling. There were bugs all over the walls. I counted 12 bugs on the lampshade alone and there were bugs on the bed and pillows. I can withstand a lot and would’ve dealt with the no air conditioning, no TV, no lock, and bathroom downstairs however, there were too many bugs to fathom the thought of staying there. At about midnight in an area with no cell phone reception, no chain hotels, no gas stations, nothing at all open at that time of night, we got in the car and just drove back the direction we came, hoping to find somewhere to stay. I called Susan the next morning and explained why we left. She was apologetic and refunded my money in full and offered us a free night’s stay on a return visit.

Dear Nakky123, Thanks for taking the time to write a review for our B&B 4 years ago. We have since remodeled and rebuilt our 1810 Mill House since suffering major damage from Hurricane Irene in 2011. Recently reopened our all new Lake View suite has a private entrance with electronic lock and includes high speed wi-fi, flat screen television, private bath, radiant heated bamboo floors, refrigerator, microwave, Kcup coffee maker, original artwork, antiques and spectacular views. We also offer a range of activities on our property, depending on seasons, which include kayaking, canoeing, sup's, hiking trails, bicycles and a swimming hole. I realized you were unfamiliar with country living and opened the unscreened half of a screened window. Leaving the light on after you left the room certainly invited all of the moths and other insects to enjoy the comforts of our home. Now our windows are all fully screened. We look forward to a future visit so we could put a smile on your face.

Visited just for the day. Amazing. Susan and her husband were so kind to us. Spent the day kayaking, paddle boarding and swimming in the river running down the mountain. Our ages are 59, 31 and 12. All enjoyed it so much. The walks have been set up and marked according to difficulty. On the walk we chose we arrived at a beautiful spot, with table and chairs provided. Will definitely go again when we are next in New York.

We are novice kayakers and found this to be a very enjoyable couple of hours in a small lake and river. The staff were all very helpful. But most important, the scenic views were incredible. A definite return. The hotel was under repair from a hurricane so we stayed elsewhere.

The best part of this place is the private swimming hole!
Perfection in the Catskills if you need some time away from it all! Flower beds, animals, history! A+! Tiny little town, and Susan’s hold all the fun!

Susan's pleasent pheasant farm was very friendly and accommodating. The kayak rentals were reasonable and for as long as we wanted. Beautiful area and wildlife down the river. Would love to explore again!

Have not stayed at the B and B, but have been a frequent visitor to fish and kayak on the grounds and property. The owners are noting but helpful and personable, and are quick to offer hints and tips about how to better enjoy the area. My boys and I have kayaked the lake, which offers some amazing vistas of an unspoiled rural landscape, and have also gone fishing on the property. My boys have some favorite spots here to throw their lines in the water, and have caught trout, bass, catfish, and panfish in the waters nearby. Hope to stay at the B and B as an overnight guest in the future.
